A RESOLUTION OF THE CITY COUNCIL OF THE
CITY OF ANAHEIM FINDING AND DETERMINING
Th T TITLE 18 OF THE ANAHEIM MUNICIPAL
CODE RELATING TO ZONING SHOULD BE AMENDED
AND THAT THE BOUNDARIES OF CERTAIN ZONES
SHOULD BE CHANGED.
WHEREAS, the City Planning Commission of. the City of
Anaheim did hold a public hearing in Reclassification Proceed-
ings No, 61 -62 -12 to consider an amendment to
Title 18 of the Anaheim Municipal Code relating to zoning and
to consider a change in the boundaries of the zone or zones
hereinafter mentioned and described, and at said hearing did
receive evidence and reports from persons interested therein
and from its staff; and
WHEREAS, within a period of forty days following said
hearing thereon, the Planning Commission did duly adopt a resolu-
tion containing a report of its findings, a. summary of the evi-
dence presented at said hearing and a recommendation_ that the
proposed amendment be adopted by the. City Council and that °cer-
tain. zone or zones be changed as hereinafter set forth; and
WHEREAS, upon receipt of said resolution, summary of
evidence, report of findings and recommendation of the City Plan-
ning Commission, the City Councii did fix the 10th day of
October 19 61 as the time, and the City Council .'ham
bers in the City SETT-in the City of Anaheim as they place fur a
public hearing upon said proposed amendment to Title 18 of the
Anaheim Municipal Code, and the exclusion of said property, here-
inafter described, from the zone In which it is now situated and
the incorporation thereof in the zone hereinafter yet forth;
and did give notice thereof in the manner and form as provided
in said Title 18 of said Anaheim Municipal Code; and
WHEREAS, at the time and place fixed for said public
hearing, the City Council did hold and conduct such public; hear-
ing and did give all persons interested therein an opportunity
to be heard and did receive evidence and reports and did there-
upon consider the summary of evidence presented at Said public
hearing before the Planning Commission, its repo, t of findings,
and recommendation; and
WHEREAS, the City Council does find and determine that
the amendment to Title 18 of the Anaheim Municipal Code should
be adopted and that the property hereinafter described should
be excluded from the zone or zones in Which it is now situated,
and incorporated in the zone or zones as hereinafter set forth;
NOW, THEREFORE, BE IT RESOLVED by the City Council of
the City of Anaheim that T.ie 18 of the Anaheim Municipal Code
be, and the same is hereby amended, and that the following des-
cribed property, situated in the. City of Anaheim, County of
Orange, State of California, to. wit:

PARCEL 1.
The South 275 feet of the North 341 feet of that por-
tion of the Northwest quarter of the Northwest quarter
of Section 13, in Township 4 South, Range 11 West, in
the Rancho Los Coyotes, City of Anaheim, as shown on
a map thereof recorded in book 51, page 11, Miscellaneous
Maps, records of said Orange County, described as follows:
Beginning at a point on the North line of said Section
13, said point being North 89° 411 15" East 332.08
feet from the Northwest corner of said Section 13,
running thence South 0 10' 25" East 1339.14 feet to
a point in the South line of the North half of the
Northwest quarter of said Section 13, said point
being North 89° 371 30" East 332.16 feet from the
intersection of said South line with the West line
of said Section 13; thence North 89° 37 30" East
along said South line 338. �4 feet; thence North
0° 101 15" West parallel to the West line of said
Section 13, 1338.77 feet to a point in the North line
of said Section 13; thence South 89° 411 15" West
along the North line of said Section 13, 338.82 feet
to the point of beginning;
EXCEPTING THEREFROM the Easterly 64 feet.
PARCEL 2.
That portion of the Northwest quarter of the Northwest
quarter of Section 13, in Township 4 South, Range 11
West, in the Rancho Los Coyotes, City of Anaheim, as
shown on a map thereof recorded in book 51, page 11
Miscellaneous Maps, records of said Orange County,
described as follows:
Beginning at a point on the North line of said Section
13, said point being North 89° 411 15" East 332.08
feet from the Northwest corner of said Section 13,
running thence South 0 10' 25" East 1339.14 feet to
a point in the South line of the North half of the
Northwest quarter of said Section 13, said point
being North 89° 371 30" East 332.16 feet from the
intersection of said South line with the West line
of said Section 13; thence North 89° 371 30" East
along said South line 338.�4 feet; thence North
0° 10' 15" West parallel to the West line of said
Section 13, 1338.77 feet to a point in the North line
of said Section 13, thence South 89° 41 15" West
along the North line of said Section 13, 338.82 feet
to the point of beginning;
EXCEPTING THEREFROM the Northerly 66 feet thereof;
ALSO EXCEPTING THEREFROM the Northerly 341 feet of
the Westerly 274.8 feet;
ALSO EXCEPTING THEREFROM that portion granted to
Orange County Flood Control District by deed recorded
July 23, 1959, in book 4810, page 363, Official Records.

be excluded from R -A, RESIDENTIAL AGRICULTURAL, ZONE and
incorporated in the following zones, upon the conditions
hereinafter set forth:
That Parcel No. 1, above described, be
changed to C -1, NEIGHBORHOOD COMMERCIAL,
ZONE; and
That Parcel No. 2, above described, be
changed to R -3, MULTIPLE FAMILY RESIDENTIAL,
ZONE,
upon the following conditions:
1. That the final tract map of subject property
shall be recorded in the Office of the County
Recorder of Orange County, California.
2. That the owner of subject property shall pay
to the City of Anaheim the sum of $25.00 per
dwelling unit, to be used for park and recre-
ation purposes, said amount to be paid at the
time the building permit is issued.
3. That a 6 -foot landscaped strip shall be pro-
vided, and said landscaping maintained, abutting
and parallel to the planned highway right of way
line of Lincoln Avenue and the proposed street
abutting Parcel No. 1, as shown on plans marked
"Exhibits 1 and 2" on file with the City of
Anaheim; that plans for said landscaping shall
be submitted to and approved by the Superintendent
of Parkway Maintenance of the City of Anaheim;
and that said landscaping shall be installed
prior to final building inspection.
4. (a) That walls shall be constructed in accord-
ance with the requirements of the Anaheim Municipal
Code and, in addition, a 6 -foot masonry wall shall
be constructed on the north side of the proposed
alley between the C -1 property and the R -3 pro-
perty, said wall to be constructed the full length
of Lot No. 2 of the R -3 property as shown on plans
marked "Exhibits 1 and 2' on file with the City.
(b) That a bond in an amount and form satis-
factory to the City of Anaheim be posted with
the City to guarantee the construction of said
walls.
5. That subject property shall be developed substan-
tially in accordance with plans marked "Exhibits
1, 2, 3, L, 5 and 6" on file with the City of
Anaheim, and by reference made a part hereof,
with the exception that Exhibit 3 shall be modi-
fied to comply with Anaheim Municipal Code
requirements.
6. That Conditions Nos. 1 and L(b), above mentioned,
shall be complied with within a period of 180 days
from date hereof or such further time as the City
Council may grant.

BE IT FURTHER RESOLVED that the City Attorney be, and
he is hereby authorized and directed to prepare and submit to
the City Council an ordinance amending Title 18 of the Anaheim
Municipal Code to accomplish the objects herein found and de-
termined to be necessary and proper.
THE FOREGOING RESOLUTION is approved and signed by
me this 10th day of October 19 61
