A RESOLUTION OF THE CITY COUNCIL OF THE
CITY OF ANAHEIM FINDING AND DETERMINING
THAT TITLE 18 OF THE ANAHEIM MUNICIPAL
CODE RELATING TO ZONING SHOULD BE AMENDED
AND THAT THE BOUNDARIES OF CERTAIN ZONES
SHOULD BE CHANGED.
WHEREAS, the City Planning Commission of the City of
Anaheim did hold a public hearing in Reclassification Proceed-
ings No. 61 -62 -16 to consider an amendment to
Title 18 of the Anaheim Municipal Code relating to zoning and
to consider a change in the boundaries of the zone or zones
hereinafter mentioned and described, and at said hearing did
receive evidence and reports from persons interested therein
and from its staff; and
WHEREAS, within a period of forty days following said
hearing thereon, the Planning Commission did duly adopt a resolu-
tion containing a. report of its findings, a summary of the evi-
dence presented at said hearing and a recommendation that the
proposed amendment be adopted by the City Council and that cer-
tain zone or zones be changed as hereinafter set forth; and
WHEREAS, upon receipt of said resolution, summary of
evidence, report of findings and recommendation of the City Plan-
ning Commission, the City Council did fix the 26th day of
September 19 61 as the time, and the City Council Cham
bers in the City Hall in the City of Anaheim as the place for a
public hearing upon said proposed amendment to Title 18 of the
Anaheim Municipal Code, and the exclusion of said property, here-
inafter described, from the zone in which it is now situated and
the incorporation thereof in the zone hereinafter set forth;
and did give notice thereof in the manner and form as provided
in said Title 18 of said Anaheim Municipal Code; and
WHEREAS, at the time and place fixed for said public
hearing, the City Council did hold and conduct such public hear-
ing and did give all persons interested therein an opportunity
to be heard and did receive evidence and reports and did there-
upon consider the summary of evidence presented at said public
hearing before the Planning Commission, its report of findings,
and recommendation; and
WHEREAS, the City Council does find and determine that
the amendment to Title 18 of the Anaheim Municipal Code should
be adopted and that the property hereinafter described should
be excluded from the zone or zones in which it is now situated,
and incorporated in the zone or zones as hereinafter set forth;
NOW, THEREFORE, BE IT RESOLVED by the City Council of
the City of Anaheim that Title 18 of the Anaheim Municipal Code
be, and the same is hereby amended, and that the following des-
cribed property, situated in the City of Anaheim, County of
Orange, State of California, to wit:

PARCEL 1.
The East half of the West half of the Northeast
quarter of the Northwest quarter of Section 14,
Township 4 South, Range 11 West, in the Rancho
Los Coyotes, as shown on a Map recorded in
Book 51, page 11 of Miscellaneous Maps, records
of Orange County, California.
EXCEPTING THEREFROM the North 383.16 feet.
PARCEL 2,.
Commencing at the Southeast corner of the Westerly
one -half of the Westerly one -half of the Northeast
quarter of the Northwest quarter of Section 14,
Township 4 South, Range 11 West, S. B. B. M.,
thence Northerly 600 feet along the Easterly line
of said property to a point; thence West 330 feet
to a point on the West line of said property;
thence Southerly 600 feet along the West line of
said above described property to the Southwest
corner of said property described; thence East
330 feet along the South line of said property to
the point of beginning.
PARCEL 3.
The East half of the East half of the Northwest
quarter of the Northwest quarter of Section 14,
Township 4 South, Range 11 West, San Bernardino
Base Meridian.
EXCEPTING THEREFROM the South 330 feet.
ALSO EXCEPTING THEREFROM the North 318 feet;
be excluded from the R -1, ONE- FAMILY RESIDENTIAL, ZONE and
incorporated in the C -1, NEIGHBORHOOD COMMERCIAL, ZONE upon
the following conditions:
1. That a 6 -foot landscaped area shall be provided
and maintained parallel to and abutting the north
property line, and parallel to andabutting the
westerly property line after dedication of 64
feet for a proposed new street along said west
property line; that plans for said landscaping
shall be submitted to and approved by the Super-
intendent of Parkway Maintenance of the City of
Anaheim; and that said landscaping shall be
installed prior to final inspection of the buildings
to be constructed on subject property.
2. That subject property shall be developed sub-
stantially in accordance with plans marked
"Exhibits 1 and 2" on file with the City of
Anaheim, and by reference made a part hereof,
with the exception of the required landscaping.
3. That the owner of subject property shall deed to
the City of Anaheim a strip of land 64 feet in
width parallel to and abutting the westerly
property line, for a proposed new street as
shown on the plot plan on file with the City of
Anaheim.

(a) That all engineering requirements of the
City of Anaheim for said proposed new street
parallel to and abutting the westerly property
line, such as curbs and gutters, sidewalks,
street grading and paving, drainage facilities,
or other appurtenant work shall be complied
with as required by the City Engineer and in
accordance with standard plans and specifications
on file in the Office of the City Engineer; and (b)
that a bond in an amount and form satisfactory to
the City of Anaheim shall be posted with the City
to guarantee the installation of said engineering
requirements.
5. That the owner of subject property shall pay to
the City of Anaheim the sum of $2.00 per front
foot along Lincoln Avenue and along said proposed
new street abutting the westerly property line,
for street lighting purposes, or install orna-
mental street lights in conjunction with the
street lighting plan for Tract No. 3886, and in
accordance with the requirements of the Utilities
Director of the City of Anaheim.
That Conditions Nos. 3, 14. (b) and 5, above mentioned,
shall be complied with within a period of 180 days
from date hereof, or such further time as the
City Council may grant.
BE IT FURTHER RESOLVED that the City Attorney be, and
he is hereby authorized and directed to prepare and submit to
the City Council an ordinance amending Title 18 of the Anaheim
Municipal Code to accomplish the objects herein found and de-
termined to be necessary and proper.
THE FORLGOING RESOLUTION is signed and approved by
