A RESOLUTION OF THE CITY OOUNCIL OF THE
CITY OF ANAHEIM GRANTING CONDITIONAL
USE PERMIT NO. 1 43.
WHEREAS, the City Planning Commission of the City
of Anaheim did receive an application from Charles B. Frank,
Authorized Agent for Raymond B. Terry, et al., 711 West
Katelia Avenue, Anaheim, California, for a Conditional Use
Permit to construct and operate a trailer park with recre-
ational facilities on the following described property
situated in the City of Anaheim, County of Orange, State of
California, to wit:
PARCEL 1.
The North half of the West half of the Southeast
quarter of the Northwest quarter of Section 26,
Township 4 South, Range 10 West, S.E.B. M.
PARCEL 2.
That portion of the Northeast quarter of the
Southeast quarter of the Northwest quarter of
Section 26, Township 4 South, Range 10 West,
in the Rancho San Juan Cajon de Santa Ana, as
shown on a Map recorded in Book 51, page 10
of Miscellaneous Maps, records of Orange County,
California, described as follows:
Commencing at the Southeast corner of the Northwest
quarter of said Section 26; thence North 88° 41' 15"
West, along the South line of said Northwest quarter,
a distance of 660.26 feet; thence North 0° Olt 47"
East 1223.40 feet to the Northwest corner of the
land described in that certain quitclaim deed to
Chester Lee Herbert, a married man, recorded
March 29, 1957, in Book 3854, page 9 of Official
Records, said point also being the true point of
beginning; thence continuing North 0 Olt 47" East
100.00 feet to the North line of said Northeast
quarter of the Southeast quarter of the Northwest
quarter of Section 26; thence East along said
North line to a point in the Southwesterly line of
the land described in deed to the State of California,
filed March 12, 1952 as Document No. 25071 in the
office of the Registrar of Titles of Orange County,
California; thence South 39° 30' 19" East along
said Southwesterly line to the Northeast corner of
said land of Herbert; thence North 88° 44' 01" West
along the North line of said Herbert land, 161.07
feet to the true point of beginning.
AND WHEREAS, the City Planning Commission did hold
a public hearing at the City Hall in the City of Anaheim upon
said application on August 7, 1961, notices of which said
public hearing were duly given as required by law and the
provisions of Title 18, Chapter 18.76 of the Anaheim Municipal
Code; and
WHEREAS, said Commission, after due inspection, in-
vestigation and studies made by itself and in its behalf and

after due consideration of all evidence and reports offered
at said hearing, did adopt its Resolution No. 36 Series
1961 -62, granting Conditional Use Permit No. 143, upon the
conditions therein set forth; and
WHEREAS, thereafter, within twenty (20) days from
the date of the adoption of said resolution, the City Council
did elect, upon its own motion, t� review the action of the
City Planning Commission in granting said Conditional Use Permit
and did thereupon fix the 12th day of September, 1961, as the
time and the Council Chamber in the City Hall of the City of
Anaheim as the place for a public hearing upon said Conditional
Use Permit, and notices of such public hearing were duly given as
required by law and the provisions of Title 16, Chapter 18.76
of the Anaheim Municipal Code; and
WHEREAS, at the time and place fixed for said public
hearing, the City Council did duly hold and conduct such hearing
and did give all persons interested therein an opportunity to
be heard and did receive evidence and reports; and
WHEREAS, the City Council finds, after careful con-
sideration of the recommendations of the City Planning Commis-
sion and all evidence and reports offered at said hearing, that:
1. The proposed use is properly one for which
a Conditional Use Permit is authorized by
the Anaheim Municipal Code.
2. The proposed use will not adversely affect
the adjoining land uses and the growth and
development of the area in which it is pro-
posed to be located.
3. The size and shape of the site proposed for
the use is adequate to allow the full devel-
opment of the proposed use in a manner not
detrimental to the particular area nor to the
peace, health, safety and general welfare.
4. The traffic generated by the proposed use
will not impose an undue burden upon the
streets and highways designed and improved
to carry the traffic in the area.
5. The granting of the Conditional Use Permit
under the conditions imposed will not be
detrimental to the peace, health, safety
and general welfare of the citizens of the
City of Anaheim.
NOW, THEREFORE, BE IT RESOLVED by the City Council
of the City of Anaheim that the action of the City Planning
Commission in granting said Conditional Use Permit be, and
the same is hereby sustained, and that Conditional Use Permit
No. 143 be, and the same is hereby granted permitting the
construction and operation of a trailer park with recreational
facilities on the property hereinabove described, subject to
the following conditions:
1. That subject property shall be developed substan-
tially in accordance with plans marked "Exhibit I"
and "Exhibit II" on file with the City of Anaheim
and by reference made a part hereof.

2. That a 6 -foot masonry wall shall be constructed
along the boundaries of subject property, except
along those areas where buildings are to be
constructed and along those areas reserved for
ingress and egress.
3. That plans for the design of the entrance area
to the trailer park shall be approved by the
Architectural Committee.
4. That two trees per trailer space shall be pro-
vided, subject to approval of the Superintendent
of Parkway Maintenance, and prior to final
building inspection.
5. That plans for the recreational building shall
be submitted to and approved by the Architec-
tural Committee.
6. That the owners of subject property shall deed
to the City of Anaheim the necessary easements
for drainage purposes as determined and required
by the City Engineer, and shall construct such
drainage facilities as are required by the City
Engineer, and in accordance with plans and speci-
fications on file in the Office of the City Engineer.
7. That all engineering requirements of the City of
Anaheim, along Manchester Avenue, such as curbs
and gutters, sidewalks, street grading and paving,
drainage facilities, or other appurtenant work
shall be complied with as required by the City
Engineer and in accordance with standard plans
and specifications on file in the Office of the
City Engineer.
8. That the owners of subject property shall pay to
the City of Anaheim the sum of $25.00 per trailer
space, to be used for park and recreation purposes,
said amount to be paid at the time the building
permit is issued.
9. That the owners of subject property shall deed
to the City of Anaheim easements for public
utility purposes along the exterior boundaries
of said property as determined and required
by the Utilities Director of the City of Anaheim.
10. That Conditions Nos. 2, 3, 6, 7 and 9, above men-
tioned, shall be complied with within a period of
180 days from date hereof, or such further time
as the City Council may grant.
The City Council hereby reserves the right to revoke
such Conditional Use Permit for good cause or failure of said
owners, their heirs, successors or assigns to comply with the
Anaheim Municipal Code and regulations and the conditions herein.
THE FOREGOING RESOLUTION is approved and signed by
me this 12th day of September, 1961.
