A RESOLUTION OF THE CITY COUNCIL OF THE
CITY OF ANAHEIM FINDING AND DETERMINING
THAT TITLE 18 OF THE ANAHEIM MUNICIPAL
CODE RELATING TO ZONING SHOULD BE AMENDED
AND THAT THE BOUNDARIES OF CERTAIN ZONES
SHOULD BE CHANGED.
WHEREAS, the City Planning Commission of the City of
Anaheim did hold a public hearing in Reclassification Proceed-
ings No. F -60 -61 -109 to consider an amendment to
Title 18 of the Anaheim Municipal Code relating to zoning and
to consider a change in the boundaries of the zone or zones
hereinafter mentioned and described, and at said hearing did
receive evidence and reports from persons interested therein
and from its staff; and
WHEREAS, within a period of forty days following said
hearing thereon, the Planning Commission did duly adopt a resolu-
tion containing a report of its findings, a summary of the evi-
dence presented at said hearing and a recommendation that the
proposed amendment be adopted by the City Council and that cer-
tain zone or zones be changed as hereinafter set forth; and
WHEREAS, upon receipt of said resolution, summary of
evidence, report of findings and recommendation of the City Plan-
ning Commission, the City Council did fix the 25th day of
July 1 9 61 as the time, and the City Council Cham-
bers in the City Hall in the City of Anaheim as the place for a
public hearing upon said proposed amendment to Title 18 of the
Anaheim Municipal Code, and the exclusion of said property, here-
inafter described, from the zone in which it is now situated and
the incorporation thereof in the zone hereinafter set forth;
and did give notice thereof in the manner and form as provided
in said Title 18 of said Anaheim Municipal Code; and
WHEREAS, at the time and place fixed for said public
hearing, the City Council did hold and conduct such public hear-
ing and did give all persons interested therein an opportunity
to be heard and did receive evidence and reports and did there-
upon consider the summary of evidence presented at said public
hearing before the Planning Commission, its report of findings,
and recommendation; and
WHEREAS, the City Council does find and determine that
the amendment to Title 18 of the Anaheim Municipal Code should
be adopted and that the property hereinafter described should
be excluded from the zone or zones in which it is now situated,
and incorporated in the zone or zones as hereinafter set forth;
NOW, THEREFORE, BE IT RESOLVED by the City Council of
the City of Anaheim that Title 18 of the Anaheim Municipal Code
be, and the same is hereby amended, and that the following des-
cribed property, situated in the City of Anaheim, County of
Orange, State of California, to wit:

The following described portion of Tract No. 613, as
shown on a map thereof recorded in book 19, page 19,
Miscellaneous Maps, records of said Orange County:
Beginning at a point in the Easterly line of said
Tract 613, said point being 459.38 feet South 7
15' East from the Northeast corner of said tract 613
(said corner being in the center line of Placentia
Yorba Boulevard); running thence South 7 15' East
432.00 feet along said Easterly line; thence North
87 19' West 665.30 feet to a point in a line
described as follows:
Beginning at a point located 685.30 feet north 87°
19' West and 278.34 feet South 7 15' East from the
Northeast corner of said Tract 613, running thence
South 7 15' East parallel to the Easterly line of
said Tract 613, to a point in the Southerly line
thereof; thence North 7 15' West 432.00 feet along said
described line; thence South 87 19' East 685.30 feet
to the point of beginning;
be excluded from the R -A, RESIDENTIAL- AGRICULTURAL
ZONE, and incorporated in the following zone or zones:
C -3, HEAVY- COMMERCIAL ZONE, upon the following
conditions:
1. That subject property be developed substantially
in accordance with the plans this day presented
to the City Council and on file with the City of
Anaheim.
2. That the owners of subject property place of record
City of Anaheim C -3 Deed Restrictions, approved by
the City Attorney, which restrictions shall limit
the uses of said property to a bowling alley with
a cocktail lounge, and /or any C -1, Neighborhood
Commercial Zone uses.
3. That the owners of subject property deed to the
City of Anaheim a strip of land 53 feet in width,
from the center line of the street, along Dowling
Avenue, for street widening purposes.
4. That the owners of subject property pay to the
City of Anaheim the sum of $2.00 per front foot,
along Dowling Avenue, for street lighting purposes,
said amount to be paid at the time the property
is developed.
5. That the owners of subject property deed to the
City of Anaheim easements for public utility
purposes along the exterior boundaries of said
property as determined and required by the
Utilities Director of the City of Anaheim.
6. (a) That all engineering requirements of the City
of Anaheim along Dowling Avenue, such as curbs
and gutters, sidewalks, street grading and paving,
drainage facilities, or other appurtenant work be

complied with as required by the City Engineer
and in accordance with standard plans and
specifications on file in the Office of the City
Engineer; and (b) that a bond in an amount and
form satisfactory to the City (of Anaheim be posted
with the City to guarantee the installation of
said engineering requirements at the time the
property is developed, but in any event within a
period of two years from date hereof, or such
further time as the City Council may grant.
7. That a 6 -foot Landscaped strip shall be provided
abutting the planned highway right of way line of
subject property; that 5' x 5t tree wells shall be
provided at L0 -foot intervals adjacent to the
planned highway right of way line, and that street
trees shall be installed therein. That all portions
of the parkway not filled in with concrete shall be
properly landscaped; and that plans for said
landscaping and water supply, including the spacing
of the street trees and shrubs, shall be subject
to the approval of the Superintendent of Parkway
Maintenance of the City of Anaheim.
8. That Conditions Nos. 2, 3, 5 and 6(b) above
mentioned, be complied with within a period of
90 days from date hereof or such further time
as the City Council may grant.
BE IT FURTHER RESOLVED that the City Attorney be, and
he is hereby authorized and directed to prepare and submit to
the City Council an ordinance amending Title 18 of the Anaheim
Municipal Code to accomplish the objects herein found and de-
termined to be necessary and proper.
THE FOREGOING RESOLUTION is signed and approved by
