A RESOLUTION OF THE CITY COUNCIL OF THE
CITY OF ANAHEIM FINDING AND DETERMINING
THLT TITLE 18 OF THE ANAHEIM MUNICIPAL
ODDE RELATING TO ZONING SHOULD BE AMENDED
AND THAT THE BOUNDARIES OF CERTAIN ZONES
SHOULD BE CHANGED.
WHEREAS, the City Planning Commission of, the City of
Anaheim did hold a public hearing in Reclassification Proceed-
ings No. 61- 62 -.46 to consider an amendment to
Title 18 of the Anaheim Municipal Code relating to zoning and
to consider a change in the boundaries of the zone or zones
hereinafter mentioned and described, and at said hearing did
receive evidence and reports from arsons interested therein
and from its staff; and
WHEREAS, within a period of forty days folowing said
hearing thereon, the Planning Commission did duly adopt a resolu-
tion containing a report of its findings, a summary of the evi-
dence presented at said hearing and a recommendation that the
proposed amendment be adopted by the City Council and that °ter-
taro zone or zones be changed as hereinafter set forth; and
WHEREAS, upon receipt of said resolution, summary of
evidence, report of findings and recommendation of the City Plan-
ning Commission, the City Council did fix the 2nd day of
January 19 62 as the time, and the City Council ham
bers in the City SETT-in the City of Anaheim as the place fur a
public hearing upon said proposed amendment to Title 18 of the
Anaheim Municipal Code, and the exclusion of said property, here-
inafter described, from the zone in which it is now situated and
the incorporation thereof in the zone hereinafter sF:t forth;
and did give notice thereof in the manner and form as px ovided
in said Title 18 of said Anaheim Municipal Code; and
WHEREAS, at the time and place fixed foc said public
hearing, the City Council did hold and conduct such pub11a hear-
ing and did give all persons interested therein an opportunity
to be heard and did receive evidence and reports and did there-
upon consider the summary of evidence presented at ,aid public
hearing before the Planning Commission, its repot of f ridings,
and recommendation; and
WHEREAS, the City Council does find and determine that
the amendment to Title 18 of the Anaheim Municipal Code should
be adopted and that the property hereinafter described should
be excluded from the zone or zones in Which it is now situated,
and incorporated in the zone or zones as hereinafter set forth;
NOW, THEREFORE, BE IT RESOLVED by the City Council of
the City of Anaheim that Tie 18 of the Anaheim_ Municipal Code
be, and the same is hereby amended, and that the following des-
cribed property, situated in the. City of Anaheim, County of
Orange, State of California, to wit:

Lots 12, 13 and 14 in Block "D" of
Tract No. 406, California Square,
as shown on a map recorded in Book 16,
Page 7 of Miscellaneous Maps, records
of Orange County, California.
be excluded from the R -1, ONE- FAMTLY RESIDENTIAL.
ZONE, and incorporated in the following zone or zones;
C -1, NEIGHBORHOOD- OIMERCIAL ZONE,
upon the following conditions:
1. That Lot No. 12 shall be developed substantially
in accordance with plans marked "Exhibits Nos.
1 and 2" on file with the City of Anaheim;
provided, how8ver, that no windows shall be
installed in the rear of the proposed building.
2. That plans for the development of Lot No. 13
shall be subject to review by the Planning
Commission and City Council.
3. That the existing residential structures on
subject property shall either be removed or
developed to commercial standards, and, in
the latter event, final building or remodeling
plans shall be submitted to and approved by
the City Council.
L. That a landscaped strip of a minimum width of
six feet shall be provided abutting the front
property line of subject property; that plans
for landscaping said strip shall be submitted
to and approved by the Superintendent of Parkway
Maintenance of the City of Anaheim; and that
said landscaping shall be installed prior to
final building inspection.
5. (a) That a 6 -foot masonry wall shall be con-
structed along the southerly boundary of subject
property where said property abuts R -1, One
Family Residential Zone, property; and (b)
that a bond in an amount and form satisfactory
to the City of Anaheim shall be posted with the

City to guarantee the construction of said
wall when required by the City Engineer, but,
in any event, within a period of 2 years from
date hereof.
b. That a .50 -foot minimum building setback, from
the easterly boundary of the alley at the rear
of subject property, shall be established and
maintained for any two -story structures erected
on subject property, and no windows shall be
permitted in the rear of the second story of
any such two -story buildings.
That any signs proposed to be installed on sub-
ject property, other than unlighted signs having
a maximum area of tight square feet, shall be
submitted to and approved by the City Council.
That the, owners of subject property shall place
of record City, of Anaheim C -1 Deed Restrictions,
approved by the City Attorney, which restric-
tions shall limit the uses of subject property
to business and professional offices only.
9. That off street parking facilities shall be
provided as required by the Anaheim Municipal
Code prior to final building inspection.
10. That the owners of subject property shall deed
to the City of Anaheim a strip of land feet
in width from the center line of the street,
along Harbor Boulevard for street widening
purposes.
11. That any residential structures located on
subject property shall not be used for_com-
mercial nor combined commercial and residential
purposes unless remodeled to commercial standards.
12. That Conditions Nos. 5(b), 8 and 10,above mentioned,
shall be complied with within a period of 180
days from date hereof, or such further time
as the City Council may grant.
BE IT FURTHER RESOLVED that the City Attorney
be, and he is hereby authorized and directed to prepare
and submit to the City Council an ordinance amending
Title 18 of the Anaheim Municipal Code to accomplish
the objects herein found and determined to be necessary
and proper.
THE FOREGOING RESOLUTION is approved and signed
by me this 16th day of January, 1962.
