A RESOLUTION OF THE CITY COUNCIL OF THE
CITY OF ANAHEIM GRANTING CONDITIONAL. USE
PERMIT NO. 2.18.
WHEREAS, the City Planning Commission of the City
of Anaheim did receive a request for a Conditional Use Permit
from RICHARD W. REYES and ELEANOR V. REYES, husband and wife,
and AL HILTSCHER and BERNIECE HILTSCHER, husband and wife,
Anaheim,. California, to construct.a church and related buildings
on the following described property situated in the City of
Anaheim, County of Orange, State of California:
PARCEL 1.
All that certain real property situated in
Section 4, in Township 4 South, Range 10
West, San Bernardino Base and Meridian, in
the city of Anaheim, described as follows:
Commencing at a point on the West line of
Lot 10 of the Miles Rancho, as shown on a
map thereof recorded in book 4, page 7, Mis-
cellaneous Maps, records of said Orange County,
said point being 699.94 feet North of the
Southwest corner of said Lot 10, said South-
west corner being the intersection of the
center lines of roads, as shown on a map of
survey recorded in book 1, page 55, Record
of Surveys, in the office of the County
Recorder of said Orange County; thence North
along the Westerly line of said Lot 10, said
Westerly line being the center line of a road,
as shown on a map of survey recorded in book 1,
page 55, Record of Surveys, in the office of
the County Recorder of said Orange County,
259.06 feet, more or less, to the right of way
of the Anaheim Union Water Company; thence
Southwesterly along said right of way 287.5
feet to the Northeast corner of the land con-
veyed to Al Hiltscher and wife, described in
Certificate of Title 11,996; thence Southerly
165.8 feet, more or less, to the Southeast
corner of the land described in said Certificate
of Title; thence North 66° 00t 45 "t East,
64.6 feet; thence South 89° 04r 00" East,
206.18 feet, to the point of beginning;
EXCEPTING THEREFROM that portion of land com-
mencing at.a point in the West line of Lot 10
of Miles Rancho, said point being 909 feet
North of the South line of Section 4, in Town-
ship 4 South, Range 10 West, San Bernardino
Base and Meridian; thence Southwesterly and
and parallel with the right of way of the
Anaheim Union Water Company, 105 feet; thence
North 50 feet to said right of way; thence
Northeasterly along aaid right of way 105 feet
to the West line of Lot 10, of Miles Rancho;
thence South along said West line 50 feet to
the point of beginning;

Beginning at a point in the West line of
Lot 10 of Miles Rancho, distant North
0 10 00" West, 767.91.E feet from the South-
west corner of said Lot 10; thence South
0° 10' 00" East, along said West line, 68
feet to the Northeast corner of the land con-
veyed to Everett J. Martinez, by deed, docu-
ment No. 14392, in the office of the Registrar
of Titles of said Orange County; thence North
89° 04' 00" West, along the North line of said
land conveyed to Martinez, 206.18 feet; thence
North 0 10' 00" West, parallel with said West
line of Lot 10,,43.00 feet; thence Northeasterly
58 feet, more or less, to a point which bears
North 89° 04.1 00" West, 153 feet from the point
of beginning; thence South 89° 041 00 East,
153 feet to the point of beginning.
PARCEL 2.
All that certain real property situated in
Section 4, in Township 4 South, Range 10 West,
San Bernardino. Base and Meridian, described
as follows:
Beginning at a point North 0 12 15" West
125 feet from the Southwest corner of that
certain parcel conveyed to George E. Wheeler
and wife, by deed recorded in book 662, page 183,
Deeds, records of said Orange County, said point
of beginning being the Southwest corner of the
land described in Registrar's Certificate of
Title No. 11,395; thence North along the West
line of said land, 165.4.3 feet to the Northwest
corner of land described in said Registrar's
Certificate; thence Northeasterly along the
Southerly line of the right of way of the
Anaheim Union Water Company, 275.2 feet; thence
Southerly 165.8 feet, more or less, to a point
which is North 66° 00 4.5" East 273.4. feet from
the point of beginning; thence South 66° 00' 45
West 273.4. feet to the point of beginning.
AND WHEREAS, the City Planning Commission did hold
a public hearing at the City Hall in the City of Anaheim upon
said request on April 2, 1962, notices of which said public
hearing were duly given as required by law and the provisions
of Title 18, Chapter 18.76 of the Anaheim Municipal Code; and
WHEREAS, said Commission, after due inspection, in-
vestigation, and studies made by itself and in its behalf, and
after due consideration of all evidence and reports offered
at said hearing, did adopt its Resolution No. 282, Series
1961 -62, granting Conditional Use Permit No. 218, subject to
the conditions therein set forth; and
WHEREAS, thereafter within twenty -two (22) days
from the date of the adoption of said resolution, the City
Council did elect, upon its own motion, to review the action
of the City Planning Commission in granting said Conditional
Use Permit and did thereupon fix the 15th day of May, 1962,
as the time and the Council Chamber in the City Hall of the
City of Anaheim as the place for a public hearing upon said
Conditional Use Permit, and notices of such public hearing
were duly given as required by law and the provisions of
Title 18, Chapter 18.76 of the Anaheim Municipal Code; and
WHEREAS, at the time and place fixed for said public
hearing, the City Council did duly hold and conduct such
hearing and did give all persons interested therein an
opportunity to be heard and did receive evidence and re-
ports; and
WHEREAS, the City Council finds, after careful
consideration of the recommendations of the City Planning
Commission and all evidence and reports offered at said
hearing, that:
1. The proposed use is properly one for which a
Conditional Use Permit is authorized by the
Anaheim Municipal Code.
2. The proposed use will not adversely affect the
adjoining land uses and the growth and develop-
ment of the area in which it is proposed to be
located.
3. The size and shape of the site proposed for
the use is-adequate to allow the full develop-
ment of the proposed use in a manner not detri-
mental to the particular area nor to the peace,
health, safety and general welfare.
The traffic generated by the proposed use will
not impose an undue burden upon the streets and
highways designed and improved to carry the
traffic in the area.
5. The granting of the Conditional Use Permit under
the conditions imposed will not be detrimental
to the peace, health, safety and general welfare
of the citizens of the City of Anaheim.
NOW, THEREFORE, BE IT RESOLVED by the City Council
of the City of Anaheim that the action of the City Planning
Commission granting said Conditional Use Permit be, and the
same is hereby sustained, and that Conditional Use Permit
No. 218 be, and the same is hereby, granted permitting the
construction of a church and related buildings upon the prop-
erty hereinabove described, subject to the following condi-
tions:
1. That subject property shall be developed sub-
stantially in accordance with plans this day
presented to the City Council and on file with
the City of Anaheim, EXCEPT that said plans shall
be revised to provide an access driveway 2L. feet
in width.
2. That the garage presently located on subject
property shall be removed from the premises before
final inspection of the first phase of develop-
ment.

3. That the owners of subject property shall deed
to the City of Anaheim a strip of land 32 feet
in width, from the center line of the street,
along West Street, for street widening purposes.
4. (a) That all engineering requirements of the
City of ,Anaheim, along West Street, such as
curbs and gutters, sidewalks, street grading and
paving, drainage facilities, or other appurtenant
work shall be complied with as required by the
City Engineer and in accordance with standard
plans and specifications on file in the Office
of the City Engineer; and (b) that a bond in
an amount and form satisfactory to the City
of Anaheim shall be posted with the City to
guarantee the installation of said engineering
requirements.
5. That the owners of subject property shall pay to
the City of Anaheim the sum of $2.00 per front
foot, along West Street, for street lighting
purposes.
6. That Conditions Nos. 3, 4(b), and 5, above men-
tioned, shall be complied with within a period of
180 days from date hereof, or such further time
as the City Council may grant.
The City Council hereby reserves the right to
revoke such Conditional Use Permit for good cause or failure
of said owners, their heirs, successors or assigns to com-
ply with the Anaheim Municipal Code and regulations and the
conditions herein.
THE FOREGOING RESOLUTION is a•• oved and signed
