A RESOLUTION OF THE CITY COUNCIL OF THE CITY
OF ANAHEIM FINDING AND DETERMINING THAT TITLE 18
OF THE ANAHEIM MUNICIPAL CODE RELNING TO ZONING
SHOULD BE AMENDED AND THAT THE BOUNDARIES OF
CERTAIN ZONES SHOULD BE CHANGED.
WHEREAS, the City Planning Commission of the City of Anaheim
did hold a public hearing in Reclassification Proceedings No. 61 -62 -81
to consider an amendment to Title 18 of the
Anaheim Municipal Code relating to zoning, and to consider a change
in the boundaries of the zone or zones hereinafter mentioned and
described, and at said hearing did receive evidence and reports from
persons interested therein and from its staff; and
WHEREAS, within a period of forty days following said
hearing thereon the Planning Commission did duly adopt a resolution
containing a report of its findings, a summary of the evidence pre-
sented at said hearing, and a recommendation that the proposed
amendment be adopted by the City Council and that certain zone or
zones be changed as hereinafter set forth; and
WHEREAS, upon receipt of said resolution, summary of evi-
dence, report of findings, and recommendation of the City Planning
Commission the City Council did fix the l thth day of April
19 22 as the time and the City Council Chambers in the City Hall
of the City of Anaheim as the place for a public hearing upon said
proposed amendment to Title 18 of the Anaheim Municipal Code, and
the exclusion of said property, hereinafter described, from the zone
or zones in which it is now situated, and the incorporation thereof
in the zone or zones hereinafter set forth; and did give notice
thereof in the manner and form as provided in said Title 18 of the
Anaheim Municipal Code; and
WHEREAS, at the time and place fixed for said public
hearing the City Council did hold and conduct such public hearing,
and did give all persons interested therein an opportunity to be
heard, and did receive evidence and reports, and did thereupon con-
sider the summary of evidence presented at said public hearing
before the Planning Commission, its report of findings, and recom-
mendation; and
WHEREAS, the City Council does find and determine that
the amendment to Title 18 of the Anaheim Municipal Code should be
adopted and that the property hereinafter described should be
excluded from the zone or zones in which it is now situated and
incorporated in the zone or zones as hereinafter set forth;
NOW, THEREFORE, BE IT RESOLVED by the City Council of
the City of Anaheim that Title 18 of the Anaheim Municipal Code
be, and the same is hereby, amended and that the following des-
cribed property, situated in the City of Anaheim, County of Orange,
State of California, to wit:

That portion of the southwest quarter of Section 13,
Township 4 South, Range 11 West, as shown on a map
recorded in Book 51, Page 11 of Miscellaneous Maps
in the Office of the County Recorder of the County
of Orange, State of California, more particularly
described as follows:
Beginning at a point in the west line of said
section distant thereon 1019,96 feet south of the
northwest corner of the southwest quarter of said
section; thence east parallel with the north line
of said section 663.95 feet to a point in the east
line of the west half of the northwest quarter
of the southwest quarter of said section and the
TRUE POINT OF BEGINNING; thence south 0 101 15"
west, along said east line, 484.98 feet to the north-
east corner of Lot 162 of Tract No. 2228 as shown
on a map recorded in Book 69, Pages 34 to 37,
inclusive, of Miscellaneous Maps, records of said
County; thence south 89 59 32" west, along the
north line of said tract, 297.00 feet; thence
north 0 10 15" East 485.02 feet; thence east
297.00 feet to the TRUE POINT OF BEGINNING.
Comprising 3.306 acres.
be excluded from the R -A, RESIDENTIAL AGRICULTURAL ZONE and
incorporated in the R -3, MULTIPLE- FAMILY RESIDENTIAL ZONE, upon
the following conditions:
1. That subject property shall be developed
substantially in accordance with plans marked
"Exhibits 1, 2, and 3," and revised plans, which
provide for an access drive 28 feet in width
along the easterly boundary of subject property
and the moving of the entire project 28 feet
toward the westerly boundary of subject property;
PROVIDED, HOWEVER, that said revised plans shall
be submitted to and approved by the Building
and Planning Departments, and that the one -story
height limitations shall not be waived.
2. That a 6 -foot masonry wall shall be constructed
along the northerly, southerly and easterly
boundaries of subject property, and along the
westerly boundary, excepting that area reserved
for a 60 -foot access drive, and that said wall
shall be constructed prior to final building
inspection.
3.(a)That all engineering requirements of the City
of Anaheim along Beach Boulevard, such as curbs
and gutters, sidewalks, street grading and
paving, drainage facilities, including any
necessary remodeling and /or reconstruction of
the existing drainage structure, and other
appurtenant work shall be complied with as
required by the City Engineer and in accordance
with standard plans and specifications on
file in the Office of the City Engineer; and

ATTEST:
(b) that a bond in an amount and form satis-
factory to the City of Anaheim shall be posted
with the City to guarantee the installation of
said engineering requirements.
That the owners of subject property shall pay
to the City of Anaheim the sum of $2 per front
foot along Beach Boulevard for street lighting
purposes.
5. That the owners of subject property shall pay
to the City of Anaheim the sum of $25 per dwelling
unit, to be used for park and recreation purposes,
said amount to be paid at the time the building
permit is issued.
6. That adequate areas for trash storage, accessible
to trash -truck pickup, shall be provided as
determined and required by the Street Maintenance
and Sanitation Division of the Public works
Department, which areas shall be enclosed by
a solid fence or wall prior to final building
inspection.
7. (a) That fire hydrants shall be installed as
required by the Chief of the Fire Department;
and (b) that a bond in an amount and form
satisfactory to the City of Anaheim shall be
posted with the City to guarantee the installation
of said fire hydrants.
8. That the completion of these reclassification
proceedings is contingent upon the granting of
Conditional Use Permit No. 209.
9. That Conditions Nos. 3(b), 4, and 7(b) above
mentioned shall be complied with within a period
of 180 days from date hereof, or such further
time as the City Council may grant.
BE IT FURTHER RESOLVED that the City Attorney be, and
he is hereby, authorized and directed to prepare and submit to
the City Council an ordinance amending Title 18 of the Anaheim
Municipal Code to accomplish the objects herein found and
determined to be necessary and proper.
THE FOREGOING RESOLUTION is approved and signed by
me this 24th day of April, 1962.
