A RESOLUTION OF THE CITY COUNCIL OF THE CITY
OF ANAHEIM FINDING AND DETERMINING THAT TITLE 18
OF THE ANAHEIM MUNICIPAL CODE RELATING TO ZONING
SHOULD BE AMENDED AND THAT THE BOUNDARIES OF
CERTAIN ZONES SHOULD BE CLANGED.
WHEREAS, the City Planning Commission of the City of Anaheim
did hold a public hearing in Reclassification Proceedings No.
62 -63 -7 to consider an amendment to Title 18 of the
Anaheim Municipal Code relating to zoning, and to consider a change
in the boundaries of the zone or zones hereinafter mentioned and
described, and at said hearing did receive evidence and reports from
persons interested therein and from its staff; and
WHEREAS, within a period of forty days following said
hearing thereon the Planning Commission did duly adopt a resolution
containing a report of its findings, a summary of the evidence pre-
sented at said hearing, and a recommendation that the proposed
amendment be adopted by the City Council and that certain zone or
zones be changed as hereinafter set forth; and
WHEREAS, upon receipt of said resolution, summary of evi-
dence, report of findings, and recommendation of the City Planning
Commission the City Council did fix the 21st day of gust
19 62 as the time and the City Council Chambers in t he City Hall
of the City of Anaheim as the place for a public hearing upon said
proposed amendment to Title 18 of the Anaheim Municipal Code, and
the exclusion of said property, hereinafter described, from the zone
or zones in which it is now situated, and the incorporation thereof
in the zone or zones hereinafter set forth; and did give notice
thereof in the manner and form as provided in said Title 18 of the
Anaheim Municipal Code; and
WHEREAS, at the time and place fixed for said public
hearing the City Council did hold and conduct such public hearing,
and did give all persons interested therein an opportunity to be
heard, and did receive evidence and reports, and did thereupon con-
sider the summary of evidence presented at said public hearing
before the Planning Commission, its report of findings, and recom-
mendation; and
WHEREAS, the City Council does find and determine that
the amendment to Title 18 of the Anaheim Municipal Code should be
adopted and that the property hereinafter described should be
excluded from the zone or zones in which it is now situated and
incorporated in the zone or zones as hereinafter set forth;
NOW, THEREFORE, BE IT RESOLVED by the City Council of
the City of Anaheim that Title 18 of the Anaheim Municipal Code
be, and the same is hereby, amended and that the following des-
cribed property, situated in the City of Anaheim, County of Orange,
State of California, to wit:

That portion of the Southeast quarter of the North-
east quarter of Section 13, Township 4 South, Range 10
West, in the Rancho San Juan Cajon de Santa Ana, as
shown on a Map recorded in Book 51, page 10 of
Miscellaneous Maps, records of Orange County,
California, and that portion of Lot 25 of Tract No.
3796, as shown on a Map recorded in Book 143, pages
10 and 11 of Miscellaneous Maps, records of Orange
County, California, described as follows:
Beginning at the Southwest corner of Lot 24 of
said Tract No. 3796, thence South 86° 46? 08" East
along the Southerly line of Lots 24 and 25 of said
Tract No. 3796, a distance of 143.17 feet; thence
North 0 10' 15" East 107.82 feet to a point on the
Southerly line of Lizbeth Avenue, as shown on said
Map of Tract No.3796, distant South 89 491 45" East
143.00 feet from the Northwest corner of said Lot 24;
thence South 89 491 45" East along said Southerly
line a distance of 129.50 feet; thence
South 0 10' 15" West 114.74 feet; thence
South 86° 461 08" East 12.10 feet to the North-
westerly prolongation of the Southerly line of Lot
26 of said Tract No. 3796; thence South 76 59 45"
East 80.30 feet to an angle point in the Southerly
line of Lot 27 of said Tract No. 3796; thence
South 0 03' 05" West 45.00 feet to the center line
of Wagner Avenue, as shown on said Map of Tract No.
3796; thence North 89 56' 55" West 362.91 feet
along said center line to the Southerly prolongation
of the Westerly line of said Lot 24; thence
North 0 09' 19" East 78.80 feet to the point of
beginning.
EXCEPTING THEREFROM all that portion of said land
included within the East half of the Southeast quarter
of the Southeast quarter of the Northeast quarter of
said Section 13.
ALSO EXCEPTING THEREFROM all that portion of said
land conveyed to the State of California by deed
recorded December 14, 1961.
be excluded from R -A, RESIDENTIAL- AGRICULTURAL ZONE, and
incorporated in R -1, ONE FAMILY- RESIDENTIAL ZONE, upon the
following conditions:
1. That driveways shall be constructed on Lizbeth
Avenue as required by the City Engineer and in
accordance with standard plans and specifications
on file in the Office of the City Engineer; and
that said driveways shall be constructed prior to
final building inspection.
2. That the owner of subject property shall pay to
the City of Anaheim the sum of $25 per dwelling
unit, to be used for park and recreation purposes,
said amount to be paid at the time the building
permit is issued.

ATTEST:
That a Record of Survey, in accordance with
Exhibit No. 1 on file with the City of Anaheim,
shall be recorded in the Office of the County
Recorder of Orange County prior to the issuance
of a building permit.
4. That a 6 -foot masonry wall shall be constructed along
the south boundary of subject property prior to
final inspection of any buildings constructed on
subject property.
5. That the existing guest house on subject property
shall be relocated as requested by the petitioner;
provided, however, that the new location shall
conform to all Code requirements, and that said
house shall be subject to inspection by the Build-
ing Department prior to final inspection of any
buildings proposed to be constructed on subject
property.
b.' That plans for any proposed dwelling units to be
constructed on subject property shall be approved
by the Architectural Control Committee prior to
the issuance of a building permit.
That the completion of these reclassification
proceedings is contingent upon the granting of
Variance No. 1511.
BE IT FURTHER RESOLVED that the City Attorney be, and
he is hereby authorized and directed to prepare and submit to
the City Council an ordinance amending Title 18 of the Anaheim
Municipal Code to accomplish the objects herein found and
determined to be necessary and proper.
THE FOREGOING RESOLUTION is signed and approved by
me this 21st day of August, 1962.
