A RESOLUTION OF THE CITY COUNCIL OF THE
CITY OF ANAHEIM GRANTING CONDITIONAL USE
PERMIT NO. 265.
WHEREAS, the City Planning Commission of the City of
Anaheim did receive a request for a Conditional Use Permit from
Calvin L. Pebley and Myrtis Pebley, 824 Ramblewood Drive,
Anaheim, California, to construct and operate a hospital and
medical center on the following described property:
PARCEL 1.
The Westerly 4 acres of the following described land:
Beginning at a point on the North line of Section 23,
Township 4 South, Range 11 West, S. B. B. M., 1161.92
feet East of the Northwest corner of said Section; run-
ning thence East along said North line'429.74 feet;
thence South 0 09' West 1321 feet; thence West parallel
to the North line of said Section 83.9 feet to the North-
erly right of way line of the Pacific Electric Railway;
thence Northwesterly along said right of way line 432.28
feet; thence North 0° 08' East 1060.93 feet to the point
of beginning, the East line of said Westerly 4 acre
parcel being parallel with the West line of said 12 acre
parcel of which the same is a part.
PARCEL 2.
That portion of Section 23, Township 4 South, Range 11
West, S. B. B. M., described as follows:
Beginning at a point 663.12 feet East of the Northwest
corner of said Section, said point of beginning being
in the North line of said Section 23; thence East along
the North line of said Section 498.80 feet; thence South
0° 8' West 1060.93 feet to the Northerly line of the
Los Angeles Inter -Urban Railway Company's right of way;
thence Northwesterly along said right of way line 623.25
feet; thence North 0° 7' East 685.75 feet to the point of
beginning.
Excepting therefrom the following: Beginning at a point
in the North line of said Section 23, which is distant
Easterly measured along said North line 663.12 feet from
the Northwest corner of said Section 23, and running thence
from said point of beginning Easterly along said North line
of said Section 23, 238.10 feet to a point; thence South-
erly parallel with the West line of the East half of the
Northwest quarter of the Northwest quarter of said Section
23, 864.75 feet to a point in the Northeasterly line of
the right of way of the Pacific Electric Railway; thence
Northwesterly along said Northeasterly right of way line
297.35 feet to a point in the West line of said East half
of the Northwest quarter of the Northwest quarter of said
Section 23; thence Northerly along said West line 685.75
feet to the point of beginning.

CITY CLERK OF THE CITY OF ANAHEIM
AND WHEREAS, the City Planning Commission did hold
a public hearing at the City Hall in the City of Anaheim upon
said request on July 9, 1962, notices of which said public
hearing were duly given as required by law and the provisions
of Title 18, Chapter 18.76 of the Anaheim Municipal Code; and
WHEREAS, said Commission, after due inspection, in-
vestigation and studies made by itself and in its behalf, and
after due consideration of all evidence and reports offered at
said hearing, did adopt its Resolution No. 400, Series 1962 -63,
granting Conditional Use Permit No. 265 subject to the condi-
tions therein set forth; and
WHEREAS, thereafter, within twenty -two days from the
date of the adoption of said resolution, a written appeal was
filed with the City Council protesting the action of the City
Planning Commission in granting said Conditional Use Permit
and said appeal was set for public hearing on August 7, 1962,
at the City Hall, in the City of Anaheim, and notices of such
public hearing were duly given as required by law and the
provisions of Title 18, Chapter 18.76 of the Anaheim Municipal
Code; and
WHEREAS, at the time and place fixed for said public
hearing, the City Council did duly hold and conduct such hear-
ing and did give all persons interested therein an opportunity
to be heard and did receive evidence and reports; and
WHEREAS, the City Council finds, after careful con-
sideration of the recommendations of the City Planning Com-
mission and all evidence and reports offered at said hearing,
that:
1. The proposed use is properly one for which a
Conditional Use Permit is authorized by the
Anaheim Municipal Code.
2. The proposed use will not adversely affect the
adjoining land uses and the growth and develop-
ment of the area in which it is proposed to be
located.
3. The size and shape of the site proposed for the
use is adequate to allow the full development
of the proposed use in a manner not detrimental
to the particular area nor to the peace, health,
safety and general welfare.
L. The traffic generated by the proposed use will
not impose an undue burden upon the streets and
highways designed and improved to carry the
traffic in the area.
5. The granting of the Conditional Use Permit under
the conditions imposed will not be detrimental
to the peace, health, safety and general welfare
of the citizens of the City of Anaheim.
NOW, THEREFORE, BE IT RESOLVED by the City Council
of the City of Anaheim that the action of the City Planning
Commission granting said Conditional Use Permit be, and the
same is hereby sustained, and that Conditional Use Permit
No. 265 be, and the same is hereby, granted permitting the
construction and operation of a hospital and medical center
upon the property hereinabove described, subject to the
following conditions:
1. That the owners of subject property shall deed to
the City of Anaheim a strip of land 53 feet in width
from the center line of the street along Bali Road
for street widening purposes.
2. (a) That all engineering requirements of the City of
Anaheim along Bali Road, such as curbs and gutters,
sidewalks, street grading and paving, drainage
facilities, or other appurtenant work shall be com-
plied with as required by the City Engineer and in
accordance with standard plans and specifications
on file in the Office of the City Engineer; and (b)
that a bond in an amount and form satisfactory to
the City of Anaheim shall be posted with the City to
guarantee the installation of said engineering
requirements.
3. That the owners of subject property shall pay to the
City of Anaheim the sum of $2.00 per front foot along
Ball Road, for street lighting purposes.
4. That adequate areas for trash storage, accessible to
trash -truck pickup, shall be provided as determined
and required by the Street Maintenance and Sanitation
Division of the Public Works Department, which areas
shall be enclosed by a solid fence or wall prior to
final building inspection.
That a modified cul -de -sac shall be provided at the
terminus of Oaklawn Drive within the present street
dedication, as required by the City Engineer and in
accordance with plans and specifications on file in
the Office of Lie City Engineer, and that said cul -de-
sac shall be completed prior to final building in-
spection.

That fire hydrants, as determined necessary by the Chief
of the Fire Department to provide adequate fire protec-
tion, shall be installed prior to final building in-
specti on.
7. That the access drives shall be a minimum width of 21
feet with adequate angle cut -offs provided, or a
minimum width of 28 feet if no cut offs are provided,
and, in all cases, shall have a minimun vertical
clearance of 14 feet.
8. That subject property shall be developed substantially
in accordance with plans marked "Exhibits Mos. 1, 2
and 3 on file with the City of Anaheim; PROVIDED,
however, that these shall not apply to the proposed
medical offices.
9. That all necessary air conditioning equipment shall be
installed in such a manner as not to destroy the
esthetic qualities of the elevations presented.

10. That written approval of the State of California,
Department of Public Health shall be obtained prior
to the issuance of a business license for the opera-
tion of the hospital.
11. That a 6 -foot masonry wail shall be constructed along
the east line of subject property where such wall does
not presently exist.
12. That plans for all free standing signs shall be sub-
mitted to and approved by the City Council.
13. That light standards for parking lot lighting shall
not exceed six feet in height, and said lighting
shall be directed toward the ground.
14, That Conditions Nos. 1, 2(b) and 3 above.- mentioned
shall be complied with within a period of 180 days
from date hereof, or such further time as the City
Council may grant.
The City Council hereby reserves the right to revoke
such. Conditional Use Permit for good cause or failure of said
owners, their heirs, successors or assigns to comply with the
Anaheim Municipal Code and regulations and the conditions herein.
THE FOREGOING RESOLUTION is approved and signed by me
this 7th day of August, 1962.
