A RESOLUTION OF THE CITY COUNCIL OF THE CITY
OF ANAHEIM FINDING AND DETERMINING THAT TITLE 18
OF THE ANAHEIM MUNICIPAL CODE RELA'1NG TO ZONING
SHOULD BE AMENDED AND THAT THE BOUNDARIES OF
CERTAIN ZONES SHOULD BE CHANGED.
WHEREAS, the City Planning Commission of the City of Anaheim
did hold a public hearing in Reclassification Proceedings No.
61 -62 -118 to consider an amendment to Title 18 of the
Anaheim Municipal Coke relating to zoning, and to consider a change
in the boundaries of the zone or zones hereinafter mentioned and
described, and at said hearing did receive evidence and reports from
persons interested therein and from its staff; and
WHEREAS, within a period of forty days following said
hearing thereon the Planning Commission did duly adopt a resolution
containing a report of its findings, a summary of the evidence pre-
sented at said hearing, and a recommendation that the proposed
amendment be adopted by the City Council and that certain zone or
zones be changed as hereinafter set forth; and
WHEREAS, upon receipt of said resolution, summary of evi-
dence, report of findings, and recommendation of the City Planning
Commission the City Council did fix the 17th day of July
19 62 as the time and the City Council Chambers in the City Hall
of the City of Anaheim as the place for a public hearing upon said
proposed amendment to Title 18 of the Anaheim Municipal Code, and
the exclusion of said property, hereinafter described, from the zone
or zones in which it is now situated, and the incorporation thereof
in the zone or zones hereinafter set forth; and did give notice
thereof in the manner and form as provided in said Title 18 of the
Anaheim Municipal Code; and
WHEREAS, at the time and place fixed for said public
hearing the City Council did hold and conduct such public hearing,
and did give all persons interested therein an opportunity to be
heard, and did receive evidence and reports, and did thereupon con-
sider the summary of evidence presented at said public hearing
before the Planning Commission, its report of findings, and recom-
mendation; and
WHEREAS, the City Council does find and determine that
the amendment to Title 18 of the Ariaheim Municipal Code should be
adopted and that the property hereinafter described should be
excluded from the zone or zones in which it is now situated and
incorporated in the zone or zones as hereinafter set forth;
NOW, THEREFORE, BE IT RESOLVED by the City Council of
the City of Anaheim that Title 18 of the Anaheim Municipal Code
be, and the same is hereby, amended and that the following des-
cribed property, situated in the City of Anaheim, County of Orange,
State of California, to wit:

All that certain land situated in the State of
California, County of Orange, City of Anaheim,
described as follows:
That portion of the West half of the Southeast
quarter of the Southeast quarter of Section 7,
Township 4 South, Range 10 West, S. B. B. M.,
in the Rancho Los Coyotes, as shown on a Map
recorded in Book 51, page 10 of Miscellaneous
Maps, records of Orange County, California,
described as follows:
Beginning at a point on the West line of said
West half of the Southeast quarter of the
Southeast quarter of Section 7, distant along
said West line North 0 161 57" West 40 feet
from the Southwest corner of said West half;
thence parallel with the South line of said
West half, North 89 01 59" East 222.78 feet;
thence North 0 58 01" West 7.00 feet to the
beginning of a curve concave Northwesterly and
having a radius of 25 feet, a radial line to said
curve bears South 0 58 01" East; thence along
said curve, Northeasterly, through a central
angle of 89 181 56" an arc distance of 38.97
feet; thence tangent to said curve,
North 0 161 57" West 194.29 feet; thence
South 89 011 59" West 247.40 feet to said West
line; thence along said West line,
South 0 16 57" East 226.00 feet to the point
of beginning.
Except the West 80.00 feet thereof.
be excluded from R -A, RESIDENTIAL AGRICULTURAL ZONE, and
incorporated in C -1, NEIGHBORHOOD COMMERCIAL ZONE, upon the
following conditions:
1. (a) That sidewalks and driveways shall be constructed
along Lincoln Avenue as required by the City Engineer
and in accordance with standard plans and specifications
on file in the Office of the City Engineer; and (b)
that a bond in an amount and form satisfactory to the
City of Anaheim shall be posted with the City to
guarantee the construction of said sidewalks and
driveways.
2. That the owners of subject property shall pay to
the City of Anaheim the sum of $2 per front foot
along Lincoln Avenue and Monterey Street, to be
used for street lighting purposes.
3. That subject property shall be developed substantially
in accordance with plans marked "Exhibits Nos. 1 and 2"
on file with the City of Anaheim, with the exception
that Parking Space No. 48 shall be deleted and
replaced in part with a strip of landscaping of a
minimum width of six feet; that the patio walls
abutting the Monterey Street right of way shall be
relocated three feet westerly to provide a landscaped
strip of a minimum width of three feet abutting
Monterey Street; and that the building, including
any marquees, shall maintain a thirty -five foot
setback from the Lincoln Avenue right of way line.

BE IT FURTHER RESOLVED that the City Attorney be,
and he is hereby authorized and directed to prepare and submit
to the City Council an ordinance amending Title 18 of the
Anaheim Municipal Code to accomplish the objects herein found
and determined to be necessary and proper.
THE FOREGOING RESOLUTION is signed and approved by
me this 17th day of July, 1962.

4. That the owners of subject property shall place
of record City of Anaheim C -1 Deed Restrictions,
approved by the City Attorney, which restrictions
shall limit the C -1 uses of subject property to
business and professional offices only.
5. That a landscaped setback area, of a minimum width
of three and one -half feet, shall be established
and maintained along the wall on subject property.
6. That a 6 -foot masonry wall shall be constructed
along the northerly line of subject property.
7. That Conditions Nos. 1 (b), 2 and L. above- mentioned
shall be complied with within a period of 180 days
from date hereof, or such further time as the City
Council may grant.
