A RESOLUTION OF THE CITY COUNCIL OF THE CITY
OF ANAHEIM FINDING AND DETERMINING THAT TITLE 18
OF THE ANAHEIM MUNICIPAL CODE RELAUNG TO ZONING
SHOULD BE AMENDED AND THAT THE BOUNDARIES OF
CERTAIN ZONES SHOULD BE CHANGED.
WHEREAS, the City Planning Commission of the City of Anaheim
did hold a public hearing in Reclassification Proceedings No.
61 107 to consider an amendment to Title 18 of the
Anaheim Municipal Code relating to zoning, and to consider a change
in the boundaries of the zone or zones hereinafter mentioned and
described, and at said hearing did receive evidence and reports from
persons interested therein and from its staff; and
WHEREAS, within a period of forty days following said
hearing thereon the Planning Commission did duly adopt a resolution
containing a report of its findings, a summary of the evidence pre-
sented at said hearing, and a recommendation that the proposed
amendment be adopted by the City Council and that certain zone or
zones be changed as hereinafter set forth; and
WHEREAS, upon receipt of said resolution, summary of evi-
dence, report of findings, and recommendation of the City Planning
Commission the City Council did fix the loth day of July
1962 as the time and the City Council Chambers in the City Halms
of the City of Anaheim as the place for a public hearing upon said
proposed amendment to Title 18 of the Anaheim Municipal Code, and
the exclusion of said property, hereinafter described, from the zone
or zones in which it is now situated, and the incorporation thereof
in the zone or zones hereinafter set forth; and did give notice
thereof in the manner and form as provided in said Title 18 of the
Anaheim Municipal Code; and
WHEREAS, at the time and place fixed for said public
hearing the City Council did hold and conduct such public hearing,
and did give all persons interested therein an opportunity to, be
heard, and did receive evidence and reports, and did thereupon con-
sider the summary of evidence presented at said public hearing
before the Planning Commission, its report of findings, and recom-
mendation; and
WHEREAS, the City Council does find and determine that
the amendment to Title 18 of the Ariaheim Municipal Code should be
adopted and that the property hereinafter described should be
excluded from the zone or zones in which it is now situated and
incorporated in the zone or zones as hereinafter set forth;
NOW, THEREFORE, BE IT RESOLVED by the City Council of
the City of Anaheim that Title 18 of the Anaheim Municipal Code
be, and the same is hereby, amended and that the following des-
cribed property, situated in the City of Anaheim, County of Orange,
State of California, to wit:

PARCEL 1: That portion of Lot 21 in the J. D. Taylor
Tract as shown on a map thereof recorded in book 36,
pages 58 and 59, Miscellaneous Records of Los Angeles
County, California, lying in the city of Anaheim, described
as follows:
Beginning at a point in the center line of Cross Street,
(now known as Jefferson Street) said point being the
intersection of the Westerly prolongation of the
Northerly line of said Lot 21; thence along the
Northerly line of said Lot 21 North 73° 311 00 East
292.42 feet; thence South 36 23 00" East, 488.54 feet;
thence South ?3° 231 00" West, 246.68 feet to the North-
west corner of Parcel 4 (description to follow); thence

feet from the center line intersection of Jefferson
Street and the Westerly prolongation of the Northerly

be excluded from the R -A, RESIDENTIAL- AGRICULTURAL ZONE,
and incorporated in the following zones, upon the conditions
hereinafter set forth:
That Parcels 1 and 4 above described shall
be changed to R -3, MULTIPLE- FAMILY RESIDENTIAL
ZONE; and
That.Parcels 2 and 3 above described shall be
changed to C -1, NEIGHBORHOOD COMMERCIAL ZONE,
upon the following conditions:
1. That the owner of subject property shall deed to
the City of Anaheim a strip of land 50 feet in
width, from the center lined' the street, along
Jefferson Street for street widening purposes.
2. That the owner of subject property shall deed to
the City of Anaheim a strip of land 32 feet in
width, from the center line of the street, along
Santa Ana Canyon Road for street widening
purposes.
3. (a) That all engineering requirements of the
City of Anaheim, along Jefferson Street and Santa
Ana Canyon Road, such as curbs and gutters, side-
walks, street grading and paving, drainage
facilities, or other appurtenant work shall be
complied with as required by the City Engineer and in
accordance with standard plans and specifications on
file in the Office of the City Engineer; and (b)
that a bond in an amount and form satisfactory to the
City of Anaheim shall be posted with the City to
guarantee the installation of said engineering
requirements.

That the owner of subject property shall pay to the
City of Anaheim the sum of $2 per front foot, along
Jefferson Street and Santa Ana Canyon Road, for
street lighting purposes.
5. That the owner of subject property shall
pay to i the
City of Anaheim the sum of $25 per dwelling unit,
to be used for
park and recreation purposes, said
amount to be paid at the time the building permit
is issued.
6. That adequate areas for trash storage accessible
to trash -truck pickup, shall be provided c
as
determined and required by the Street Maintenance
and Sanitation Division of the Public Works
Department, which areas shall be enclosed by a solid
fence or wall prior to final building inspection.
7. That the owner of subject property shall deed to
the City of Anaheim a five -foot public utility
easement and a three -foot overhang easement along
the northerly and easterly boundaries of subject
property.
8. That the Jefferson Street alignment shall conform to
the Master Plan for Jefferson Street as approved by
the County of Orange and the City of Anaheim.
9. That the completion of these reclassification proceed-
ings is contingent upon the granting of Conditional
Use Permit No. 243 by the City Council.
10. That subject property shall be developed substantially
in accordance with plans marked "Exhibits 1, 2, and
3" on file with the City of Anaheim.
11. That a landscaped strip of a minimum width of six
feet shall be provided and said landscaping maintained
along the proposed commercial development frontage
of Jefferson Street; that plans for said landscaping
shall be submitted to and approved by the
Superintendent of Parkway Maintenance; and that said
landscaping shall be installed prior to final
building inspection.
12. That a six -foot masonry wall shall be constructed
along the north and east boundaries of subject
property between the proposed R -3, Multiple- Family
Residential development and the proposed C -1,
Neighborhood Commercial development; PROVIDED, HOWEVER,
that should the Metropolitan Water District not permit
the construction of said masonry wall abutting the
Metropolitan Water District right of way, a six -foot
wood fence or wall satisfactory to the Metropolitan
Water District shall be constructed.
1 3. That buildings on the commerical portion of subject
property, Parcels 2 and 3, shall be limited to
commercial purposes only, and that buildings on
Parcel 1 and 4 shall be limited to residential
purposes only. That the existing structures on
Parcels 1, 2, 3 and 4 shall be removed prior to the
reading of the ordinance reclassifying subject
property.

14. That Conditions Nos. 1, 2, 3(b), 4 and 7 above
mentioned, shall be complied with within a period of
180 days from date hereof, or such further time as
the City Council may grant.
BE IT FURTHER RESOLVED that the City Attorney be, and
he is hereby authorized and directed to prepare and submit to,
the City Council an ordinance amending Title 18 of the Anaheim
Municipal Code to accomplish the objects herein found and
determined to be necessary and proper.
THE FOREGOING RESOLUTION is approved and signed by
me this 10th day of July, 1962.
