A RESOLUTION OF THE CITY COUNCIL OF THE CITY
OF ANAHEIM FINDING AND DETERMINING THAT TITLE
18 OF THE ANAHEIM MUNICIPAL CODE RELATING TO
ZONING SHOULD BE AMENDED AND THAT THE
BOUNDARIES OF CERTAIN ZCNES SHOULD BE CHANGED.
WHEREAS, the City Planning Commiss.on of the City of
Anaheim did hold a public hearing in Reclassification Proceedings
No, 62-63-2 to consider an amendment to
Title lb of the Anaheim MUFNETTgl Code relating to zoning, and to
consider a change in the boundaries of the zone or zones hereinafter
mentioned and described, and at said hearing did receive evidence and
reports from persons interested therein and from its staff; and
WHEREAS, within a period of forty days following said
hearing thereon the Planning Commission did duly adopt a resolution
containing a report of its findings, a summary of the evidence
presented at said hearing, and a recommendation that the proposed
amendment be adopted by the City Council and that certain zone or
zones be changed as hereinafter Set forth; and
WHEREAS, upon receipt of said resolution, summary of evi-
dence, report of findings, and recommendation of the City Planning
Commission the city Council did fik the 25th day of September
19 62 as the time and the City Count!! Chambers in the City Hall
of the City of Anaheim as the place for a public hearing upon said
proposed amendment to Title 18 of the Anaheim Municipal Code, and
the exclusion of said property, hereinafter described, from the zone
or zones in which it is now satiated, and the incorporation thereof
in the zone or zones hereinafter set forth; and did give notice
thereof in the manner and form as provided in said Title 18 of the
Anaheim Municipal Code; and
WHEREAS, at the time and place fixed for said public
hearing the City Council did hold and conduct such public hearing,
and did give all persons interested therein an opportunity to be
heard, and did receive evidence and reports, and did thereupon
consider the summary of evidence presented at said public hearing
before the Planning Commission, its report of findings, and
recommendation; and
WHEREAS, the City Council does find and determine that
the amendment to Title 18 of the Anaheim Municipal Code should be
adopted and that the property hereinafter described should be
excluded from the zone or zones in which it is now situated and
incorporated in the zone or zones as hereinafter set forth;
NOW, THEREFORE, BE IT RESOLVED by the City Council of
the City of Anaheim that Title 18 of the Anaheim Municipal Code
be, and the same is hereby, amended and that the following
described property, situated in the City of Anaheim, County of
Orange, State of California, to wit:
PARCEL NO. 1
All that certain property situated in Section 4, in Township
4 South, Range 10 West, in the Rancho San Juan Cajon de Santa
Ana, County of Orange, State of California, as shown on a
map thereof recorded in Book 51, page 7 et seq., Miscellaneous
Naps, in the office of the County Recorder of said Orange
County, described as follows:

Beginning at a point in the West line of Lot 10 of Miles
Rancho, as shown on a map thereof recorded in Book 4,
page 7 of Miscellaneous Maps, in the office of the County
Recorder of said Orange County, said point being located
441.17 feet from the Southwest corner of said Lot 10
said Southwest corner being the intersection of the
center lines of the roads as shown on a Licensed
Surveyor's Map filed in Book 1, page 55, Record of
Survey's in the office of the County Recorder of said
Orange County, and running thence North 0 10' 00" West
76.77 feet to the Southeast corner of the land conveyed
to Gorman F. Draper et ux by deed filed April 6, 1950
as Document No. 19847 in the office of the Registrar
of Titles of said Orange County; thence West along the
South line of said land conveyed to Gorman F. Draper et ux,
160 feet to the Southwest corner of said land; thence
North 0 10' 00" West parallel with said West line of
said Lot 10, 57 feet to the South line of the land
conveyed to Joseph Packer et ux, by deed filed May 26,
1948 as Document No. 16554 in the office of the
Registrar of Titles of said Orange County; thence West
99 feet along said South line to the Northeast corner
of the land conveyed to Griffith Company, a corporation,
by deed recorded August 6, 1954, in Book 2787, page 119,
Official Records; thence South 0 10' 00" East, parallel
with said West line of said Lot 10, 133.77 feet to the
South line of the land conveyed to Everett J. Martinez,
a widower by deed filed November 21, 1946 as Document No.
14392, in the office of the Registrar of Titles of said
Orange County; thence East along said South line 259 feet
to the point of beginning.
PARCEL NO. 2
That portion of Section 4, in Township 4 South, Range 10
West, San Bernardino Base and Meridian, in the County
of Orange, State of California, described as follows:
Beginning at a point in the West line of Lot 10 of Miles
Rancho, as per map thereof, recorded in Book 4, page 7,
of Miscellaneous Maps, records of said Orange County,
said point being located 574.94 feet North 0 10' 00" West
from the Southwest corner of said Lot 10, said Southwest
corner being the intersection of the center lines of
roads, as shown on a Licensed Surveyor's map filed
in Book 1, at page 55, of Record of Surveys, and running
thence South 0 10' 00" East 57 feet along the Westerly
line of said Lot 10, said line being the center line of
a road as shown on said Licensed Surveyor's map filed
in Book 1, page 55, of Record of Surveys; thence Westerly,
parallel with the South line of the land conveyed to
Joseph Packer and wife by deed filed May 26, 1948, as
Document No. 16554, in the office of the Registrar of
Titles of said Orange County 160 feet; thence
North 0 10' 00" West parallel with said Westerly line
of Lot 10, 57 feet to the South line of said land
conveyed to Joseph Packer and wife; thence Easterly
along said South line 160 feet to the point of beginning.

PARCEL NO. 3.
That portion of Section 4, Township 4 South, Range 10
West, S.B.B. M., County of Orange, State of California,
described as follows:
Commencing at a point in the West line of Lot 10, Miles
Rancho, as per map recorded in Book 4, page 7, of
Miscellaneous Maps, Records of Orange County California,
said point being located 699.94 feet North 0° 10' 00"
West from the Southwest corner of said Lot 10, said
Southwest corner being the intersection of the center
lines of roads as shown on a Licensed Surveyor's Map,
filed in Book 1, page 55, Record of Surveys, in the
office of the County Recorder of said Orange County;
thence South 0 10' 00" East 125 feet along the
Westerly line of said Lot 10, said line being the
center line of a road as shown on said Licensed
Surveyor's Map; thence West 497.56 feet to the
Northwesterly line of that certain parcel of land des-
cribed in Certificate of Title No. 11,374; thence
North 66 00' 45" East 318.61 feet along the said
Northwesterly line to an angle point therein; thence
South 89 04 00" East 206.18 feet along the Northerly
line of said land described in Certificate of Title
No. 11,374, to the point of beginning.
be excluded from R -A, RESIDENTIAL- AGRICULTURAL ZONE, and
incorporated in R -3, MULTIPLE- FAMILY RESIDENTIAL ZONE, upon the
following conditions:
1. That the owners of subject property shall deed to
the City of Anaheim a strip of land 32 feet in
width, from the center line of the street, along
West Street for street widening purposes.
2. (a) That all engineering requirements of the City
of Anaheim along West Street, including preparation
of improvement plans and installation of all
improvements, such as curbs and gutters, sidewalks,
street grading and paving, drainage facilities, or
other appurtenant work, shall be complied with as
required by the City Engineer and in accordance
with standard plans and specifications on file in
the Office of the City Engineer; and (b) that a bond
in an amount and form satisfactory to the City of
Anaheim shall be posted with the City to guarantee the
installation of said engineering requirements.
3. That the owners of subject property shall pay to
the City of Anaheim the sum of $2.00 per front foot,
along West Street, for street lighting purposes.
4. That the owners of subject property shall deed to
the City of Anaheim a 3 -foot public utility easement
and a 2 -foot overhang easement along the northerly,
westerly and southerly boundaries of subject
property.

5. That the owners of subject property shall pay
to the City of Anaheim the sum of $25.00 per
dwelling unit, to be used for park and recreation
purposes, said amount to be paid at the time the
building permit is issued.
6. That adequate areas for trash storage, accessible
to trash -truck pickup, shall be provided as
determined and required by the Street Maintenance
and Sanitation Division of the Public Works
Department, which areas shall be enclosed with a
solid fence or wall prior to final building
inspection.
7. That fire hydrants shall be installed as required
and determined to be necessary by the Chief of the
Fire Department.
8. That the access drives shall be a minimum width
of 21 feet, with adequate angle cut -offs provided,
or a minimum width of 28 feet if no cut -offs are
provided, and, as to Parcel No. 3, said drives
shall, in all cases, have a minimum vertical
clearance of 14 feet.
9. That Parcels Nos. 1 and 2 shall be developed
substantially in accordance with the plans
applicable to Parcels Nos. 1 and 2 on file with the
City of Anaheim marked "Exhibits 1, 2, 3, 4 and 5
and that Parcel No. 3 shall be developed sub-
stantially in accordance with Exhibits 1, 2, 3, 4
and 5 of Revised Plan No. 10 -284 prepared by Inter
City Designs, Inc., applicable to Parcel No. 3,
and on file with the City of Anaheim.
10. That plans for any buildings proposed to be
constructed on Parcel No. 2 shall be approved by
the Architectural Control Conuuittee.
11. That the interior walls of the proposed carports
shall be stuccoed; that enclosed storage cabinets
shall be installed along the rear wall of each
carport; and that suitable bumper guards shall be
installed to protect the interior walls of the
proposed carports, all of which shall be done
prior to final building inspection.
12. That the owners of subject property shall post
with the City of Anaheim a bond in an amount and
form satisfactory to the City to guarantee the
construction of a 6 -foot masonry wall along the
easterly 174 feet of the northerly boundary of
subject property within a period of two years
from date hereof.
13. That the owners of subject property shall place
of record City of Anaheim R -3 Deed Restrictions,
approved by the City Attorney, which restrictions
shall limit the height of all buildings constructed
on subject property to one story, with the exception
of the easterly 259 feet of said property on which
two -story construction shall be permitted.

14. That the completion of these reclassification
proceedings is contingent upon the granting of
Conditional Use Permit No. 299 for Parcel No. 3.
15. That Conditions Nos. 1, 2(b), 3, 4, 12 and 13 above
mentioned shall be complied with within a period of
180 days from date hereof, or such further time as
the City Council may grant.
BE IT FURTHER RESOLVED that the City Attorney be,
and he is hereby authorized and directed to prepare and submit
to the City Council an ordinance amending Title 18 of the
Anaheim Municipal Code to accomplish the objects herein found
and determined to be necessary and proper.
THE FOREGOING RESOLUTION is approved and signed by
me this 30th day of October, 1962.
