A RESOLUTION OF THE CITY COUNCIL OF THE CITY
OF ANAHEIM GRANTING VARIANCE NO, 1522
WHEREAS, the City Planning Commission of the City of
Anaheim did receive a petition for zoning variance from
RAYMOND J. YOUNG owner

of Orange, State of California, described as follows:
The Southerly 62 feet of the Northerly 124 feet
of the Westerly 170 feet of the South half of
the North half of the Northwest quarter of the
Northwest quarter of Section 12, Township 4
South, Range 10 West, in the Rancho San Juan
Cajon de Santa Ana, as shown on a Map recorded
in Book 51, page 10 of Miscellaneous Maps,
records of Orange County, California;
AND WHEREAS, the City Planning Commission did hold a
public hearing at the City Hall in the City of Anaheim upon said
petition on September 5, 1962 notice of which said public
hearing was duly given as requir by law and the provisions
of Title 18, Chapter 18.76 of the Anaheim Municipal Code; and
WHEREAS, said City Planning Commission, after due
inspection, investigation and studies made by itself and in its
behalf, and after due consideration of all evidence and reports
offered at said hearing, did adopt Resolution No. 486 Series
19 62 recommending that Variance No. 1522
be enied and
WHEREAS, thereafter, within twenty-twc (22) days from the
date of the adoption of said resolution, a written appeal was
filed with the City Council of the City of Anaheim protesting
the action of the City Planning Commission denying said
variance, and said appeal was set for ,public Fieariag in
October 16 19 62_ at 700 o'clock P.M. at the City
hall in the City of Anahem, i and notice of such public hearing
was duly given as required by law and the provisions of Title 18,
Chapter 18,76 of the Anaheim Municipal Code; and
WHEREAS, after due investigation and studies made by
itself and in its behalf, and after due consideration of all the
evidence and reports offered at said hearing, the City Council
does find and determine that:
1. There are exceptional or extraordinary circum-
stances or conditions applicable to the property
involved or to the intended use of the property
that do not apply generally to the property or
class of use in the same vicinity and zone.
2. That such a variance is necessary for the preserva-
tion and enjoyment of a substantial property right
possessed by other property in the same vicinity
and zone and denied to the property in question.
3. That the granting of such variance will not be
materially detrimental to the public welfare or
injurious to the property or improvements in such
vicinity and zone in which the property is located.
4. That the granting of such variance will not adversely
affect the comprehensive general zoning plan.
NON, THEREFORE, BE IT RESOLVED by the City Council of the
City of Anaheim that a conditional zoning variance be and the same
ie hereby granted permitting the establishment and operation of a
real estate office in an existing single family residence situated
on the above described property, for a period of six months from
date hereof, subject to the following conditions:
1. That the applicant for said variance shall make applica-
tion immediately for the correct zoning of subject pro-
perty which will permit the establishment of a real
estate office, said application to be filed on or before
October 26, 1962.
2. That the owner of subject property shall deed to the
City of Anaheim a 24 -foot corner return at the northeast
corner of Sycamore Street and State College Boulevard.
3. That the remaining portion of the sidewalk landing at
the northeast corner of Sycamore Street and State
College Boulevard shall be installed in accordance
with standard plans and specifications on file in the
office of the City Engineer.
4. That the owner of subject property shall pay to the City
of Anaheim the sum of $2.00 per front foot along State
College Boulevard for street lighting purposes.
5. That adequate areas for trash storage, accessible to
trash -truck pickup, shall be provided as determined and
required by the Street Maintenance and Sanitation
Division of the Public Works Department, which areas
shall be enclosed by a solid fence or wall prior to
final building inspection.
6. That adequate parking shall be provided in accordance
with Anaheim Municipal Code requirements.
The City Council hereby reserves the right to revoke
such variance permit for good cause or failure of said owner,
his heirs, successors or assigns, to comply with the Anaheim
Municipal Code and regulations and the conditions herein.
Said variance is granted for a period of six months from date
hereof.
THE FOREGOING RESOLUTION is approved and signed by
me this 16th day of October, 1962.
