A RESOLUTION OF THE CITY COUNCIL OF THE C IT Y
OF ANAHEIM FINDING AND DETERMINING THAT A
CHANGE OF ZONE IS NECESSARY IN CERTAIN AREAS
OF THE CITY AND THAT ARTICLE IX, CHAPTER 2
OF THE ANAHEIM MUNICIPAL CODE SHOULD BE AMENDED
TO ACCOMPLISH SAID CHANGE OF ZONE.
WHEREAS, the City Planning Commission of the City of
Anaheim has heretofore duly passed and adopted a resolution de-
claring its intention to change the boundaries of the zone or
zones hereinafter mentioned and described and did fix a time and
place for the holding of a public hearing thereon in the manner
and as prescribed in Article IX, Chapter 2 of the Anaheim
Municipal Code, and did duly hold and conduct two public hearings
to consider such proposed change of zone or zones and did re-
ceive evidence and reports from persons interested therein; and
WHEREAS, within a period of forty (40) days following
the final hearing thereon, the Planning Commission did duly
announce by formal resolution its findings of facts and declare
its opinions and reasons for recommending an amendment to said
Article IX, Chapter 2 of the Anaheim Municipal Code to effect
the proposed changes of the boundaries of the zone hereinafter
mentioned and described; and
WHEREAS, upon receipt of the report and recommendation
of the City Planning Commission, the City Council did thereupon
fix the 21st day of April 19 55 as the time
and the Council Chambers in the City Hall of the City of Anaheim
as the place for a public hearing upon said proposed change of
zone and did give notice thereof in the manner and as provided
in said Article IX, Chapter 2 of the Anaheim Municipal Code; and
WHEREAS, at the time and place fixed for said public
hearing, the City Council did duly hold and conduct such public
hearing and did give all persons interested therein an opportu-
nity to be heard and did receive evidence and reports and did
thereupon consider the recommendations of the City Planning
Commission; and
WHEREAS, the City Council does find and determine that
the property and area proposed to be changed from the zone in
which it is now situated to a different zone as hereinafter set
forth, is more suitable for the zone or zones to which it is
proposed to change said property and area and that the inclusion
of said property and area in such new zone or zones will increase
the value of said property and area and will not depreciate the
values of property in adjoining zones.
NOW, THEREFORE, BE IT RESOLVED by the City Council of
the City of Anaheim that mIsla the property and area situated in
the City of Anaheim, County of Orange, State of California, de-
scribed as follows, to wit:
All that certain land situated in the Rancho Los Coyotes,
County of Orange, State of California, described as follows,
to wit:
That portion of the Southeast quarter of Section 6, Township
4 South, Range 10 West, S.B.B. M. described as follows:

Beginning at a point in the South line of said Section
6, 686 feet West of the Southeast corner of said Section
6; thence West along said South line 636.75 feet; thence
North 61 /1 feet; thence East parallel with the South line
of said Section 6, 636.11- feet; thence South parallel with
the East line of said Section 6, 614 feet to the point of
beginning.
EXCEPTING THEREFROM the following:
(a) The West 2.75 feet as reserved in the deed from
Wayne C. Benson and others, recorded April 1st, 1900
in Book 1038, Page 159 of Official Records.
(b) Any portion of said land included within the South-
west quarter of the Southeast quarter of said Section6.
(c) That po of said land lying Southwesterly of the
Northeasterly line of the land described in deed to the
State of California, recorded June 9th, 1950 in Book 2025,
Page 38 of Official Records.
(d) The Westerly 153 feet of the Easterly 839 feet of
the Southerly 160 feet of the Southwest quarter of said
Section 6.
(Said property is located westerly of Brookhurst Avenue
at the intersection of Manchester Avenue and West La
Palma Avenue.)
be reclassified in part as follows, upon the conditions herein-
after stated:
1. That subject property is presently classified as
R -A, RESIDENTIAL- AGRICULTURAL ZONE, and that
that portion north of Rhodes Avenue remain as is
until the property to the east is definitely
zoned or some other use designated for this
property; but that that portion south of Rhodes
Avenue be changed to C -1, NEIGHBORHOOD COMMERCL AL
ZONE, upon the filing of standard deed restric-
tions to meetthe requirements of the City of Anaheim,
which restrictions shall be approved by the City
before the adoption of an ordinance changing said
zone.
2. That all requirements of the City of Anaheim for
the dedication or improvement of Rhodes Avenue
shall be made as recommended by the City Engineer.
BE IT FURTHER RESOLVED that the City Attorney be,
and he is hereby, authorized and directed to prepare and sub-
mit to the City Council an amendment to Article IX, Chapter
2 of the Anaheim Municipal Code to amend said Anaheim Municipal
Code to accomplish the object herein found and determined to
be necessary and proper.
THE FOREGOING RESOLUTION is signed and approved by me
this 21st day of April, 1955.
