i:'H R the City Planning Commission of the City of Anaheim
dicl receive a petition fro}:, the _property XXXIOXX
of certain real loro-perty situated in the City of Anaheim, County of
Orange, State of California, described as follows:
The northeast corner of Test North and North Loara Streets,
requesting permission to subdivide the property, consisting
of approximately eleven (11) acres, into R -1 Lots in place
of the present zoning in the area of R -0. The property is
owned by Paul L. Pierce, Pico, California.

1 :'1-L R .LS, the City Planning Commission did hold a public hear
ing at the City Hall in the City of Anaheim upon said petition on
November 3, 1952 notices of Which said public hearing rere duly
given as recuired by la'r and the -provisions of Section 0200.17 of
the Anaheim municipal Coda; and
:ER.AS, said Commission, after due insloection, investigation
and studies made by itself and in its behalf and after Clue consider-
ation of all evidence and reports offered at said hearing, did adopt
its Resolution No. 18 recommending to the City Council of the City
of Anaheim that Variance Yo. 174 be granted upon the conditions
stated in said resolution; and
':7HERIAS the City Council does :rind that:
1. There are exce•otions or e :Ktraorcuinary circumstanoos
or conditions applicable to the -property involved or to the
intended use of the property that do not apply generally to
the property or class of use in the same vicinity and zone.
2. That such a variance is necessary for the preserva-
tion and enjoyment of a substantial property right possessed
by other property in the same vicinity and zone and denied
to the property in question.
3. That the grating of such variance will not be
materially detrimental to the public welfare or injurious
to the 'property or improvements in such vicinity and zone
in which the property is located.
4. That the granting; of such variance will not adversely
affect the comprehensive general zoning plan.
NC's, THEREFORE, DE T RESOLVED by the City Council of the
City of Anaheim that a conditional zoning variance be, and the same
is h. reby .-;ranted to Paul L. Pierce, 4336 Durfee Road, Pico, Calif—
ornia for the use of said property for the following

The City Council hereby reserves the right to revoke such
variance permit for good cause or failure of said owner or their
heirs, successors or assigns to comply with the Anaheim Luiiioi' al
Code and regulations and the conditions herein. Said variance is
granted for the term prescribed by the Anahoina Municipal Code unless
otherr•ise specified herein.
