RESOLUTION NO. 16443
RESOLUTION GRANTING A VARIANCE
WHEREAS, Fred G. Maass, as owner of certain real property at
512 EastSouth Street, City of Anaheim, County of Orange, State of
California, described as the Northwest corner of Lands formerly of
Dreyfus, et al, has filed with the City Planning Commission of the
City of Anaheim, a petition that a variance be granted permitting
construction of two duplex residences on said real property; and
WHEREAS, the City Council finds from consideration and inves-
tigation of the facts and the report and recommendation of the City
Planning Commission that:
(1) Special circumstances and exceptional conditions do exist
as to the above described real property that do not apply generally
to the property or classes of uses in the sarne zone or district;
(2) That a variance is necessary for the preservation and
enjoyment of a substantial property right of said petitioner;
(3) That the granting of such conditional variance will not
be detrimental to the public welfare or injurious to the property
or improvements in the district wherein said property is located,
provided the conditions hereinafter set forth are complied with:
NOW, THEREFORE, BE IT RESOLVED BY THE CITY COUNCIL OF THE
CITY OF ANAHEIM, that a conditional variance be, and the same is
hereby granted to Fred G. Maass to construct two duplex residences
upon said real property, upon the following conditions:
1. That the lot upon which said duplex residences are con-
structed shall be not less than 65 feet by 155 feet.
2. That said building be constructed in accordance with the
plans submitted with the application for a variance.
3. That the appearance of said real property, including all
buildings and improvements thereon shall be kept and maintained
with a satisfactory appearance in keeping with the uses herein
permitted.

4. That the maintenance and operation of said duplex residence
shall comply with all requirements of the Chief of the Fire Depart-
ment of the City of Anaheim as to safety and fire prevention.
5. That the City Council hereby reserves the right to revoke
said variance permit for good cause.
