RESOLUTION GRANTING A VARIANCE.
WHEREAS, GEORGE SCHAFER is the owner of certain real property
in the City of Anaheim, described as the Southwest corner of
Placentia Avenue and East Center Street, approximately 150 feet
facing Center Street and approximately 245 feet on Placentia
Avenue, has filed with the City Planning Commission of the City
of Anaheim, a Petition requesting that a variance be granted per-
mitting the use of said property for the erection of two four -unit
courts; and
WHEREAS, the above described real property is situated in an
R -1 Zone, and
WHEREAS, the City Council finds from consideration and
investigation of the facts and the report and recommendation of
the City Planning Commission that:
(1) Special circumstances and exceptional conditions do
exist as to the above described real property that do not apply
generally to the property or classes of uses in the same zone or
district.
(2) That a variance is necessary for the preservation and
enjoyment of a substantial property right of said petitioner.
(3) That the granting of such conditional variance will not
be detrimental to the public welfare or injurious to the property
or improvements in the district wherein said property is located,
provided the conditions hereinafter set forth are complied with, a
WHEREAS, the City Planning Commission has recommended the
granting of this variance for uses specified in Section (e) of the
Application, subject to a set -back of seventy (70) feet from the
oenter line of Placentia Avenue, and subject to the Anaheim Builds
Code.

NOW, THEREFORE, BE IT RESOLVED by the City Council of the City

of Anaheim, that a conditional variance be, and the name is
hereby granted to George Schafer whereby two four -unit courts may
be constructed, maintained and operated upon the said real property
upon the following conditions:
1. That said business shall be operated in accordance with
all laws of the State of California and ordinances and regulations
of the City of Anaheim.
2. That the appearance of said real property, including all
buildings and improvements thereon, shall be kept and maintained
in a satisfactory appearance in keeping with the uses herein
permitted.
3. That any building or buildings constructed upon said
real property shall comply with the Anaheim Building Code and shall
be set back seventy (70) feet from the center line of said
Placentia Avenue.
4. That all buildings constructed thereon shall be of stucco
construction with composition roofs.
5. That the maintenance and operation of said courts shall
comply with all requirements of the Chief of the Fire Department of
the City of Anaheim as to safety and fire prevention.
6. That the rights of adjoining property owners not be affected.
7. That the City Council hereby reserves the right to revoke
said variance permit for good cause.
THE FOREGOING RESOLUTION is signed and approved by me this
3 day of July, 1948.
