A RESOLUTION OF THE CITY COUNCIL OF THE
CITY OF ANAHEIM GRANTING CONDITIONAL USE
PERMIT NO. 1299
WHEREAS, the City Planning Commission of the City of
Anaheim did receive an application for a conditional use permit
from DUNN PROPERTIES CORPORATION, owner; DON GROW, agent, to
establish retail distributing firms and service business and
industry with incidental sales to the public in an industrial
complex on the following described M-l (Light Industrial) zoned
property:
That portion of Lot 19 of Anaheim Extension, as shown
on a map of survey made by William Hamel and filed in
the office of the County Recorder of Los Angeles
County, a copy of which is recorded in book 3, pages
163 and fOllowing, entitled "Los Angeles County
Maps" in the office of the Recorder of Orange County,
shown as Parcels 2 and 3 on a map recorded in book
37, page 16 of Parcel Maps, records of Orange County.

AND WHEREAS, the City Planning Commission did hold a
public hearing at the City Hall in the City ot Anaheim upon
said application on Aoril 3 , 19 72 ,notices of
which said public hearing were duly given as required by law
and the provisions of Title 18, Chapter 18.76 of the Anaheim
Municipal Code; and
WHEREAS, said Commission, after due inspection, in-
vestigation and studies made by itself and in its behalf and
after due consideration of all evidence and reports offered at
said hearing did adopt its Resolution N.o. .PC'7?...i=;Q Series

subject to certain conditions therein set forth

WHEREASt thereaftert within twenty-two (22) days from
the date of the adoption of said resolutiont the City Council
did elect, upon its own motion, to review the action of the
City Planning Commission in brantinq said conditional use
permit and did thereupon fix t e 16th day of May
19-22--t as the time and the Council Chamber in the City Hall
of the City of Anaheim as the place for a public hearing upon
said conditional use permit, and notices of such public hearing
were duly given as required by law and the provisions of Title
18t Chapter 18.76 of the Anaheim MUnicipal Code; and
WHEREAS, at the time and place fixed for said public
hearing, the City Council did duly hold and conduct such hear-
ing and did give all persons interested therein an opportunity
to be heard and did receive evidence and reports; and
WHEREASt the City Council finds, after careful conside-
ration of the recommendations of the City Planning Commission
and all evidence and reports offered at said hearing, that:

The proposed use is properly one for which a
conditional use permit is authorized by the
Anaheim MUnicipal Code.
The proposed use will not adversely affect the
adjoining land uses and the growth and development
of the area in which it is proposed to be located.
The size and shape of the site proposed .for the
use is adequate to allow the full development of
the proposed use in a manner not detrimental' to the
particular area nor to the peace, health, safety
and general welfare.
The traffic generated by the proposed use will not
impose an undue burden upon the streets and high-
ways designed and improved to carry the traffic in
the area.

The granting of the conditional use permit under
the conditions imposed will not be detrimental to
the peace, health, safety and general w.lfare of
the citizens of the City of Anaheim.
NOW, THEREFORE, BE IT RESOLVED by the City Council of
the City of Anaheim that the action of the City Planning Com-
mission qr~ntinq said conditional use permit be, and
the same is ereby sustained ,and that Conditional Use
Permit No. 1299 bet and the same is hereby, granted
permitting the establishment of retail distributing firms and
service business and industry with incidental sales to the
public in an industrial complex on the property hereinbefore
described, zoned M-l (Light Industrial), subject to the follow-
ing conditions:

1. That each use proposed to be established on sub-
ject property which is intended to qualify under Section
18.52.050 (2-a and 2-b) shall be submitted in written form to
the Development Services Department for review and approval in
order that a determination may be made as to whether the proposed
use would be appropriate for the site and whether sufficient
parking is provided on the property to accommodate an a~ditional
parking demand created by such a use. In order to prov1de
guidelines for staff determination the following type o~ uses
may be permitted subject to the written request and reV1ew pro-
cedure outlined above:

(a) Interior decorator, manufacturing drapes, shades,
etc.
(b) Mattress manufacturing and distribution
(c) carpet and floor covering distribution.
(d) Wholesale plumbing supplies.
(e) Architectural services.
(f) Construction offices and warehouse.
(g) Jewelry manufacturing and wholesaling.
(h) Glass cutting and wholesaling.
(i) Furniture manufacturing and sales.
(j) Automotive accessories warehouse and distrubition.
(k) Photography studio and supply distributors.
(1) Sales offices and distribution centers.
(m) Training centers.
(n) stationery supply sales.
2. If a question arises as to the judgment made by
the Development Services Department concerning a particular
request, the matter shall be submitted to the Planning Commission
at its next regular meeting for a determination. The applicant
may appeal any Development Services Department or Planning
Commission decision to the City Council.
3. That subject property shall be developed substan-
tially in accordance with plans and specifications on file with
the City of Anaheim, marked Exhibits NOs. 1, 2, 3, 4, 5, 6 and 7.
The City Council hereby reserves the right to revoke
such Conditional Use Permit for good cause or failure of said
owner, its successors or assigns, to comply with the Anaheim
Municipal Code and regulations and the conditions herein.
THE FOREGOING RESOLUTION is approved and signed by me
this 16th day of May, 1972.
