WHEREAS, the owner of certain real property situated in
I the City of Anaheim, Orange County, California, described as:
Lots 14 and 15 in Block A of Elk Park Tract,
Tract No. 128, as shown on a Map recorded in
Book 12, Page 80 of Miscellaneous Maps, Records
of Orange County, California, in the Office of
the County Recorder in Orange County, Cali
ornia;
has filed with the City Planning Commission of the City of Anaheim
1 a petition requesting that a variance be granted permitting the

H operation of an automobile steam cleaning plant on that portion of

said lots 14 and 15 east of the existing service station thereon;
WHEREAS, the City Council finds from consideration and ir-
vestigation of the facts and the report and recommendation of the
City Planning Commission that:
(1) Special circumstances and exceptional conditions do exist
as to the real property described in this Section that do not apply
generally to the property or classes of uses in the same zone or
district.
(2) That a variance is necessary for the preservation and
enjoyment of a substantial property right of said petitioner.
(3) That the granting of such conditional variance will not
be detrimental to the public welfare or injurious to the property
or improvements in the district wherein said property is located,
provided the conditions hereinafter set forth are complied with.
NOW, THEREFORE, BE IT RESOLVED BY THE CITY COUNCIL OF THE
CITY OF ANAHEIM, that a conditional variance is hereby granted

whereby an automobile steam cleaning plant may be operated on that
30 portion of said Lots 14 and 15 east of the existing service station)
31 thereon subject to the following conditions:
32j (1) That no steam cleaning be done on said lots on any Sunday
or at night.
(2) That such steam cleaning plant be housed in a building
3 of the type and make permitted by State law and by the ordinances
4 of the City of Anaheim.
5 (3) That such building be set back to conform with the set
6 back of existing residences in the remainder of the block to the
7 east of said lots 14 and 15.
8 BE IT FURTHER RESOLVED that in the event that the person
9 or persons occupying, uising or having control of that portion of
10 said lots 14 and 15 east of the existing service station existing

thereon, at any time use said portion of said lots in violation of
the terms of this Resolution and /or the conditions herein set forth
or in violation of any ordinances of the City of Anaheim, or any
law of the State of California, or in such manner as to constitute
a public nuisance, that the City Council of the City of Anaheim
may terminate the variance granted by this section after a hearing,
notice of such hearing to be given to the occupants of said por-
tions of said lots at leastten (10) days before such hearing.
The findings and action of the City Council at such hearing shall
be final.
The foregoing Resolution is signed and approved by me
this 19th day of February, 1946.
