Dear Mayor and Council Member s, and Planning Commissioner s, We ar e wr iting as Anaheim Hills r esidents to respectf ully ur ge you to vote NO on the proposed Renaissance Canyon Acr es development located at 233 S. Quintana Drive, Anaheim, CA 92807 (DEV2025-00027). This pr oject r aises ser ious concerns r egarding traf f ic congestion, wildf ire evacuation saf ety, and neighborhood compatibility that must be addressed bef or e any appr oval is considered. According to the developer ’s own materials, this project would intr oduce 140 new vehicles into an ar ea that alr eady f unctions as a traf f ic and evacuation choke point. Quintana Drive is a nar r ow unlit corridor with no viable alternate routes, and it ser ves as the sole exit f or f our nar r ow private roads, all merging into S. Quintana Dr ive. There has been no cr edible evidence pr esented that the current roadway can accommodate an increase in tr af f ic, especially dur ing an emergency. Formal studies should be completed prior to the approval of any f uture development. We have lived through several f ire threats in this area and ar e acutely aware of just how inadequate even the existing r oads are f or evacuation pur poses. Being trapped in a f ir e is extr emely scary and dangerous and the city has a responsibility to maintain a level of development that does not add even more congestion to the alr eady limited r oad capacity. Living in this area with lar ge spaces of overgrown and ill maintained brush has cr eated a f ir e hazar d that the city has repeatedly ignored. Along with the heavily landscaped grounds that ar e being maintained by homeowners, there ar e very large ar eas of hillside that are Not being maintained by Homeowners Associations in the ar ea. Although these entities have been contacted on numerous occasions, they have f ailed to keep their homeowner’s accountability f or maintaining overgrown brush. As f or the city, we have repeatedly contacted the f ire authority and had them visit our home and per sonally view the blatant f ire hazards in our area. Through multiple letters, contacts and per sonal visits, the city and f ir e author ity has r epeatedly f ailed to address or mitigate major f ire risks in the ar ea. This Leaves us with an increased risk of f ire and now to add additional tr af f ic to a small country r oad is not responsible behavior. In addition, sever al years ago on Ramsgate Drive there was a collapse of sever al homes when the slope f ailed. The landslide ended up blocking much of the road on Hidden Gr ove. To date, the city has neither cleared the dirt nor required the owner to clear the dir t blocking a good portion of the Hidden Grove Road. In f act, when the street was repaved, they repaved ar ound the slide ar ea blocking the r oad even f urther. Pur e negligence on the part of the city. And, her e we are again, with a city that not only doesn’t maintain an area f or saf ety but now wants to add even mor e tr af f ic to an existing limited r oadway. This pr oposed development is not compatible with the surrounding neighbor hood. Although the proposed project zoning is labeled Low Density (RS-2), the existing RS-2 homes wer e not built to the scale, massing, or setback intensity proposed her e. In addition, the major ity of the project proper ty is currently zoned RH-2 and abuts similar estate-style RH-2 zoning. A 25-unit project does not blend with the surrounding single- f amily homes and does not ref lect the established character or values of the community. We would be happy to meet any city r epresentatives on site to show them f ir st-hand how limited the access is in this ar ea. We r espectf ully ask you to pr ioritize saf ety, inf rastructure, and community compatibility by voting NO on the Renaissance Canyon Acres project. Thank you f or your time and consideration.
