Dear Mayor and Council Members, and Planning Commissioners, I am writing as an Anaheim Hills resident to respectfully urge you to vote NO on the proposed Re nais s ance Canyon Acre s de ve lopme nt located at 233 S. Quintana Drive , Anahe im, CA 92807 (DEV2025-00027). While I understand the City’s need for housing, this project raises serious concerns regarding traffic conge s tion, wildfire e vacuation s afe ty, and ne ighborhood compatibility that must be addressed before any approval is considered. According to the developer’s own materials, this project would introduce 140 ne w ve hicle s into an area that already functions as a traffic and e vacuation choke point. Quintana Drive is a narrow corridor with no viable alte rnate route s , and it serves as the s ole e xit for four narrow private roads , including Trail Drive homes, all merging into S. Quintana Drive. There has been no credible evidence presented that existing Canyon Acres traffic conditions have ever matched this level of added volume, nor that the roadway can safely accommodate it—especially during an emergency. My neighbors lived through Canyon Fire 2 in 2017 and experienced complete gridlock while smoke was approaching, sitting in my car for over an hour without moving. This was not a minor inconvenience—it was frightening and dangerous. Project reports suggest the added traffic would increase evacuation time by “only” seven minutes; however, when residents are already trapped for hours during a wildfire, s e ve n minute s can be the diffe re nce be twe e n s afe ty and trage dy. Beyond public safety, this development is not compatible with the s urrounding ne ighborhood. Although the proposed project zoning is labeled Low De ns ity (RS-2), the existing RS-2 homes were not built to the scale, massing, or setback intensity proposed here. In addition, the majority of the project property is currently zoned RH-2 and abuts similar estate-style RH-2 zoning. A 25-unit proje ct doe s not ble nd with the surrounding single-family homes and does not reflect the established character or values of the community. Growth should never come at the expense of public safety. Approving additional density be fore addressing evacuation routes, traffic infrastructure, and emergency response capacity places existing residents at unacceptable risk. Should you find it helpful, I would welcome the opportunity for you or your staff to vis it the s ite and s urrounding s tre e ts to better understand the physical constraints and safety concerns outlined above.
