Dear Mayor and Council Members, and Planning Commissioners,
I am writing as an Anaheim Hills resident to respectfully urge you to vote NO on the propos ed Renaissance Canyon Acres
development located at 233 S. Quintana Drive, Anaheim, CA 92807 (DEV2025-00027).
W hile I understand the City’s need for housing, this project raises serious concerns regarding traffic congestion, wildfire evacuation
safety, and neighborhood compatibility that must be addressed before any approval is c ons idered.
According to the developer’s own materials, this project would introduce 140 new vehicles into an area that already functions as a
traffic and evacuation choke point. Quintana Drive is a narrow corridor with no viable alternate routes, and it s erves as the sole
exit for four narrow private roads, including Trail Drive homes, all merging into S. Quintana Drive. There has been no credible
evidence presented that existing Canyon Acres traffic conditions have ever matched this level of added volume, nor that the roadway
can safely accommodate it—especially during an emergency.
I lived through Canyon Fire 2 in 2017 and experienced complete gridlock while smoke was approaching, s itting in my car for over an
hour without moving. This was not a minor inconvenience—it was frightening and dangerous . Projec t reports s ugges t the added traffic
would increase evacuation time by “only” seven minutes; however, when residents are already trapped for hours during a wildfire, seven
minutes can be the difference between safety and tragedy.
Beyond public safety, this development is not compatible with the surrounding neighborhood. Although the proposed project zoning
is labeled Low Density (RS-2), the existing RS-2 homes were not built to the scale, massing, or setback intensity propos ed here. In
addition, the majority of the project property is currently zoned RH-2 and abuts similar estate-s tyle RH-2 z oning. A 25-unit project does
not blend with the surrounding single-family homes and does not reflect the established c haracter or values of the community.
Growth should never come at the expense of public safety. Approving additional density before addres s ing evac uation routes , traffic
infrastructure, and emergency response capacity places existing residents at unacceptable risk.
Should you find it helpful, I would welcome the opportunity for you or your staff to visit the site and surrounding streets to better
understand the physical constraints and safety concerns outlined above.
I respectfully ask you to prioritize safety, infrastructure, and community compatibility by voting NO on the Renaissance Canyon
Acres project.
