A RESOLUTION OF THE CITY COUNCIL OF THE CITY
OF N~AIIED1 GRANTING VARIANCE NO. 2403, IN PART.

WHEREAS, after a request for variance by ORANGE COUNTY
FLOOD CONTROL DISTRICT, OWner; PACIFIC AMERICAN PROPERTIES, IN-
CORPORATED, Agent, was received, a public hearing before the
Planning commission of the City of Anaheim was held upon due and
proper notice as a result of which Variance No. 2403 was denied
covering the following described property:
Parcel II - Convenience Center:
That portion of the East half of the Northeast quarter
of the Northeast quarter of the Southeast quarter of
Section 7, Township 4 South, Range 10 West, in the City
of Anaheim, County of Orange, State of California, in
the Rancho Los Coyotes, as shown on a map recorded in
Book 51, page 10 of Miscellaneous Maps, records of
Orange County, describeQ as follows:
Commencing at the point of intersection of the West line
of said East half and a line parallel with and 45.00 feet
Southerly of the centerline of Crescent Avenue, as said
centerline is sho~1 on Record of Survey filed in Book 35,
page; thence North 880 34' 54" East along said parallel
line 74.15 feet to a point in the Southerly line of that
certain parcel of land conveyed to the County of Orange by
deed recorded June 14, 1960, in Book 5286, page 456 of
Official Records; thence South 840 43' 34" East 28.28 feet
to a point in the Westerly line of said parcel of land;
thence South 00 43' 36" East along said Westerly line and
its Southerly prolongation 130.00 feet; thence North 530
27' 13" "I'1est 81.68 feet to a point in a line parallel with
said parallel line and 120.00 feet Southerly, measured
along said West line of said East half, said point to
5.00 feet Westerly of said Westerly line and its Southerly
prolongation, measured along last mentioned parallel line;
thence South 880 34' 54" West 205.20 feet to a point in
said West line of said East half, said point being the
true point of beginning of this description; thence South
00 48' 46" East, 120.25, thence North 880 34' 54" East,
270.20' to the intersection of Westerly line of Brookhurst
Street per O.R. 5286-456; thence North 00 43' 36" East,
70.00 feet; thence along said North 530 27' 13" and South
880 34' 54" West lines to the Point of Beginning.
Parcel III - Office Commercial:
The East half of the Northeast quarter of the Northeast
quarter of the Southeast quarter of Section 7, Township
4 South, Range 10 West, in the Rancho Los Coyotes, as shown
on a map recorded in Book 51, page 10 of Miscellaneous Maps,
records of Orange County, California.
EXCEPTING Parcel I and II described above.

"lVHEREAS, th8reafter, within the tim8 prescribed by law
an interested party or the City Council on its own motion caused
the review of said Planning Commission action at a public hearing
noticed and held as prescribed bv law and as a result thereof
the City Council does hereby mak~ the following findings:

1. That there are soecial circumstances aoplicable to
the property, including size, shape, topography,
location or surroundings, which do not apply to
other property under identical zoning classifica-
tion in the vicinity.
2. That, because of special circumstances shown in
(1) above, strict application of the zoning code
deprives the property of privileges enjoyed by
other property under identical zoning classifica-
tion in the vicinity.
NOW; THEREFORE, BE IT RESOLVED by the City Council
of the City of Anaheim that a conditional zoning variance be, and
the same is hereby granted, in part, permitting the construction
of three office buildings on the property hereinbefore described
with waiver of the following sections of the Anaheim Municipal
Code:
Section 18.40.070(3-a)
Maximum building height (5 feet
and 29 feet permitted; 30 feet
proposed)
Section 18.40.070 (6--a)
(In part) *
Zone boundary wall (6 feet high
solid masonry wall required;
*waiver as it pertains to the
wall to be constructed on the
west property line, south of the
north 238 feet)
That sa~d variance be granted,
conditions:
in part, subject to the following
1. That this variance is granted subject to the completion
of Reclassification No. 72-73-8, now pending.
2. That subject property shall be developed substantially
in accordance with plans and specifications on file with the
City of Anaheim marked Exhibit No.1 (Revision No.1, 2, 3 and
4) .
The City Council hereby reserves the right to revoke
such variance permit for good cause or failure of said owner,
its successors or assigns to comply with the Anaheim Municipal
Code and regulations and the conditions herein. Said variance
is granted for the term prescribed by the Anaheim Municipal
Code unless otherwise specified herein.
