A RESOLUTION OF THE CITY COUNCIL OF THE CITY
OF ANAHEIM GRANTING VARIANCE NO. 2455.
WHEREAS, after a request for variance by Anaheim Hills,
Inc., owners, was received, a public hearing before the Planning
Commission of the City of Anaheim was held upon due and proper
notice as a result of which Variance No. 2455 was granted covering
the following described property:

Commencing at the point of intersection of the prolonga-
tions of the courses described as UNorth 890 59' IS"
East 661.16 feet" and "South 00 49' 45" East 1,534.23
feet II (South 00 55' 38" West 41.21 feet in amendment of
grant of right of way to Four Corners Pipe Line Company
recorded December 21, 1959 in Book 5024, Page 289,
Official Records of said Orange County) in deed of right
of way to Orange County, California, recorded October 18,
1915 in Book 278, Page 316 of Deeds of said County; thence
along said course described as "South 00 55' 38" West
41.21 feetll (on a different basis of bearings) South 00

easterly along said curve through a central angle of

890 231 40" West and passes through the northeasterly
terminus of that certain course described as "North
600 49' 06" East 1,437.66 feet" in said amendment;
thence along said line North 890 23' 40" West 2,447.85
feet to said northeasterly terminus; thence along said
certain course and said lines as described in said amend-
ment South 590 45' 00" West 1,437.66 feet and North 860
38' 56" West 112.40 feet to the true point of beginning.
WHEREAS, thereafter, within the time prescribed by
law an interested party or the City Council on its own motion
caused the review of said Planning Commission action at a public
hearing noticed and held as prescribed by law and as a result
thereof the City Council does hereby make the following findings:
1. That there are special circumstances applicable to
the property, including size, shape, topography,
location or surroundings, which do not apply to
other property under identical zoning classifica-
tion in the vicinity.
2. That, because of special circumstances shown in
(I) above, strict application of the zoning code
deprives the property of privileges enjoyed by
other property under identical zoning classifica-
tion in the vicinity.
NOW, THEREFORE, BE IT RESOLVED by the City Council of
the City of Anaheim that a conditional zoning variance be, and
the same is hereby, granted permitting the subdivision of the
property heretofore described with a waiver of the following
section of the Anaheim Municipal Code:
Requirement that single-family
residential structures rear on
arterial highways (3 lots proposed).
That said variance be granted subject to the following conditions:
SECTION 18.04.075

1. That this variance is granted subject to the
approval of Tentative Map of Tract Nos. 8115, Revision No.1; 8116,
Revision No.1; 8117, Revision No.1; and 8134, Revision No.1;
and completion of Reclassification No. 67-68-7.
2. That subject property shall be developed substan-
tially in accordance with plans and specifications on file with the
City of Anaheim marked Exhibit No.1.

BE IT FURTHER RESOLVED that the City Council hereby
reserves the right to revoke such variance permit for good
cause or failure of said owner, its successors or assigns, to
comply with the Anaheim Municipal Code and regulations and the
conditions herein. Said variance is granted for the term pre-
scribed by the Anaheim Municipal Code unless otherwise specified
herein.
THE FOREGOING RESOLUTION is approved and signed by me
this 26th day of June, 1973.
