A RESOLUTION OF THE CITY COUNCIL OF THE
CITY OF ANAHEIM GRANTING VARIANCE NO. 2569.
WHEREAS, after a request for variance by Anaheim
Hills, Inc. and Texaco Ventures, Inc., owners, was received,
a public hearing before the Planning Commission of the City
of Anaheim was held upon due and proper notice as a result
of which Variance No. 2569 was granted, covering the follow-
ing described property:
That portion of Sections 6 and 7, Township 4
South, Range 8 West, in the Rancho Santiago de
Santa Ana, City of Anaheim, County of Orange,
State of California, being also a portion of
the land allotted to Paula Peralta de Dominguez
and to Trinidad Peralta de Marquez, in the final
decree of partition of the Rancho Santiago de
Santa Ana, which was entered September 12, 1868
in Book "B page 410 of Judgments of the District
Court of the 17th. Judicial District, in and for
Los Angeles County, California.
Beginning at the southwesterly terminus of that
course shown as north 56° 07' 29" east, 267.03
feet on the map filed in Book 91, page 40 of
Record of Surveys, in the office of the County
Recorder of said county of Orange, thence south
18° 38' 10" east, 224.15 feet and south 0° 52' 25"
west, 42.93 feet to the northeasterly corner of
the land described as Parcel 1 in the deed to
Westfield- Woodcrest Company recorded May 11, 1973
in Book 10692, page 268, et seq., of said Official
Records, said corner being in a nontangent curve
concave southerly and having a radius of 800.00
feet, a radial line of said corner bears north 4°
15' 07" east, thence southeasterly 135.61 feet
along said curve through a central angle of 9° 42'
44" thence tangent south 76° 02' 09" east 439.94
feet to the true point of beginning in the south-
easterly line of the Southern California Edison Com-
pany easement per deed recorded December 23, 1968 in
Book 8824, page 19 of said Official Records;
thence continuing south 76° 02' 09" east, 303.18
feet, to a point south 76° 02' 09" east, 743.12
feet from the easterly terminus of that curve
first above mentioned thence southeasterly 370.72
feet along a tangent curve concave southwesterly
and having a radius of 1000.00 feet, through a
central angle of 21° 14' 27 thence tangent south
54° 47' 42" east, 422.74 feet to a tangent curve
concave northeasterly and having a radius of
1000.00 feet, thence southeasterly 509.70 feet
along said curve through a central angle of 29°
12' 13 thence tangent south 83° 59' 55" east,
570.04 feet; thence south 6° 00' 05" west, 39.00
feet; thence south 0° 30' 12" east, 122.38 feet
to a point on a nontangent curve concave south-
easterly and having a radius of 400.00 feet, a
radial to said point bears north 8° 31' 30" west;

thence southwesterly 67.75 feet along said curve
through a central angle of 9° 42' 15" to a tangent
curve concave southeasterly and having a radius
of 1440.00 feet; thence southwesterly 276.98 feet
along said curve through a central angle of 11°
01° 15 thence tangent south 60° 45' 00" west,
205.69 feet; thence south 36° 26' 30" east, 72.59
feet to a tangent curve concave southwesterly and
having a radius of 600.00 feet; thence southeast-
erly 222.77 feet along said curve through a
central angle of 21° 16' 23" to a tangent curve
concave northwesterly and having a radius of 200.00
feet; thence southwesterly 233.10 feet along said
curve through a central angle of 66° 46' 37 thence
south. 38° 23' 30" east, 60.75 feet; thence south 3°
02' 00" east, 220.00 feet; thence south 84° 52' 00"
west, 92.12 feet; thence south 78° 41' 00" west,
107.00 feet; thence south 74° 34' 00" west, 135.50
feet; thence north 76° 05' 00" west, 92.00 feet,
thence south 59° 22' 00" west, 212.00 feet; thence
south 79° 22' 00" west, 66.00 feet; thence south.
53° 46' 00" west, 83.00 feet; thence south 42° 30'
00" west 188.00 feet, to the northerly line of the
land described as Parcel 1 in the deed to the City
of Anaheim recorded March 15, 1973, in Book 10596,
page 441, et seq., of said Official Records; thence
following the boundary of said last mentioned Parcel
1 the following eight courses; west 183.00 feet,
north 17° 42' 58" west, 512.11 feet, west 110.00
feet, south 54° 23' 44" west, 498.12 feet, north
51° 07' 42" west, 375.68 feet, north 27° 22' 03"
east, 821.15 feet, north 786.00 feet and north
87° 25' 47" west, 237.96 feet to the southeasterly
line of said Southern California Edison Company
easement, thence north 46° 18' 13" east 320.96 feet
along said southeasterly line to the true point of
beginning.
WHEREAS, thereafter, within the time prescribed by
law an interested party or the City Council on its own motion
caused the review of said Planning Commission action at a
public hearing noticed and held as prescribed by law and as a
result thereof the City Council does hereby make the follow-
ing findings:
1. That there are special circumstances applicable
to the property, including size, shape, topography,
location or surroundings, which do not apply to
other property under identical zoning classifica-
tion in the vicinity.
2. That, because of special circumstances shown in
(1) above, strict application of the zoning code
deprives the property of privileges enjoyed by
other property under identical zoning classifica-
tion in the vicinity.
NOW, THEREFORE, BE IT RESOLVED by the City Council of
the City of Anaheim, that a Conditional Zoning Variance be, and
the same is hereby granted permitting a 163 -lot subdivision
with waiver of the following section of the Anaheim Municipal
Code:

SECTION 18.04.075 Requirement that single family
structures rear on an arterial
highway. (Required that single
family structures rear on arterial
highways; proposed that four lots
side on an arterial highway)
That said variance be granted subject to the following conditions:
1. That this variance is granted subject to the comple-
tion of Reclassification No. 73- 74 -46, now pending.
2. That subject property shall be developed substan-
tially in accordance with plans and specifications on file with
the City of Anaheim marked Exhibit No. 1.
BE IT FURTHER RESOLVED that the City Council hereby
reserves the right to revoke such variance permit for good
cause or failure of said owners, their successors or assigns
to comply with the Anaheim Municipal Code and regulations and
the conditions herein. Said variance is granted for the term
prescribed by the Anaheim Municipal Code unless otherwise
specified herein.
THE FOREGOING RESOLUTION is approved and signed by me
