A RESOLUTION OF THE CITY COUNCIL OF THE CITY
OF ANAHEIM GRANTING VARIANCE NO. 2601.
WHEREAS, after a request for variance by Woodbine Corp-
oration, owner, was received, a public hearing before the Planning
Commission of the City of Anaheim was held upon due and proper no-
tice, as a result of which Variance No. 2601 was granted covering
the following described property:
That portion of Section 7, 8, and 18, Township 4
South, Range 8 West, in the Rancho Santiago de Santa
Ana, City of Anaheim, County of Orange, State of Cal-
ifornia, being also a portion of land allotted to
Paula Peralta de Dominguez, as described in the final
decree of partition of the Rancho Santiago de Santa
Ana, which was entered September 12, 1888 in Book "B",
page 410 of Judgements of the District Court of the
17th Judicial District, in and for Los Angeles County,
described as follows:
Beginning at a point in the northwesterly line of that
certain land allotted to Benjamin and Thomas Flint and
Llewellyn Bixby in the Partition of the Rancho Santiago
de Santa Ana, distant thereon North 35 50' 38" East,
3341.66 feet from the northeast corner of the land des-
cribed in the deed to Santiago Farmers Association, re-
corded in Book 98, page 544 of Deeds, in the Office of
the County Recorder of Los Angeles County, California;
thence leaving said northwesterly line, North 54° 09'
22" West, 1534.53 feet to the southeasterly terminus
of a nontangent curve concave northeasterly and having
a radius of 500.00 feet, a radial line of said curve to
said terminus bears South 64° 47' 16" West; thence
northerly along said curve through a central angle of
25 38' 50" for an arc length of 223.81 feet; thence
tangent North 0 26' 06" East, 391.42 feet to the be-
ginning of a tangent curve concave southwesterly and
having a radius of 500.00 feet; thence northwesterly
along said curve through a central angle of 45 29' 35"
for an arc length of 397.00 feet; thence tangent North
45 03' 29" West 335.15 feet; thence South 44° 56' 31"
West 333.96 feet to the beginning of a tangent curve
concave northwesterly and having a radius of 2000.00
feet; thence southwesterly along said curve through a
central angle of 8° 15' 51" for an arc length of 288.47
feet; thence South 53 12' 22" West 617.01 feet to the
TRUE POINT OF BEGINNING; thence South 53° 12' 22" West
295.30 feet to the beginning of a tangent curve concave
northerly and having a radius of 1200.00 feet; thence
westerly along said curve through a central angle of
31 25' 05" for an arc length of 658.02 feet; thence
South 84° 37' 27" West 466.17 feet to the beginning of
a tangent curve concave southeasterly and having a
radius of 1000.00 feet; thence southwesterly along said
curve through a central angle of 33 23' 57" for an arc
length of 582,93 feet; thence South 51° 13' 30" West
91.94 feet; thence North 38° 46' 30" West 231.43 feet
to the beginning of a tangent curve concave easterly
and having a radius of 373.00 feet; thence northerly

having a radius of 147.00 feet, a radial line of said
curve to said intersection bears South 20 58' 04" East;
thence northeasterly along said curve through a central
angle of 13 29' 22" for an arc length of 34.61 feet to
the beginning of a reverse curve concave southerly and
having a radius of 473.00 feet; thence easterly and
southeasterly along said curve through a central angle
of 87 39' 48" for an arc length of 723.96 feet; thence
South 36 47' 38" East 227.77 feet to the TRUE POINT OF
BEGINNING.
WHEREAS, thereafter, within the time prescribed by law,
an interested party or the City Council on its own motion caused
the review of said Planning Commission action at a public hearing,
noticed and held as prescribed by law, and, as a result thereof,
the City Council does hereby make the following findings:
1. That there are special circumstances applicable
to the property, including size, shape, topogra-
phy, location or surroundings, which do not apply
to other property under identical zoning classi-
fication in the vicinity.
2. That, because of special circumstances shown in
(1) above, strict application of the zoning code
deprives the property of privileges enjoyed by
other property under identical zoning classifica-
tion in the vicinity.
NOW, THEREFORE, BE IT RESOLVED by the City Council of
the City of Anaheim, that a conditional zoning variance be, and
the same is hereby, granted permitting an 87 lot R -1 subdivision
on the property hereinbefore described with waiver of the follow-
ing described section of the Anaheim Municipal Code:
SECTION 18.04.075 Requirement that single family
residential structures rear on
an arterial highway. (Proposed
seven lots to side on an arterial
highway)
that said variance be granted subject to the following conditions:
1. That this Variance is granted subject to the comple-
tion of Reclassification No. 71 -72 -44 and Tentative Tract No. 7918
(Revision 1), now pending.

2. That subject property shall be developed substan-
tially in accordance with plans and specifications on file with
the City of Anaheim marked Exhibit Nos. 1 through 50.
3. That the ordinance approved pursuant to Reclassifi-
cation No. 71 -72 -44 is approved as RS -5000, SINGLE FAMILY RESIDEN-
TIAL, ZONE.
BE IT FURTHER RESOLVED that the City Council hereby re-
serves the right to revoke such variance permit for good cause or
failure of said owner, its successors or assigns to comply with the
Anaheim Municipal Code and regulations and the conditions herein.
Said variance is granted for the term prescribed by the Anaheim
Municipal Code unless otherwise specified herein.
THE FOREGOING RESOLUTION is approved and signed by me
