A RESOLUTION OF THE CITY COUNCIL OF THE CITY
OF ANAHEIM AMENDING RESOLUTION NO. 74R -116
IN CONNECTION WITH RECLASSIFICATION NO.
73- 74 -36.
WHEREAS, heretofore the City Council of the City
of Anaheim has approved Reclassification No. 73 -74 -36 by
Resolution No. 74R -116; and
WHEREAS, after a request for a rehearing upon said
reclassification was received, a duly noticed and publicly
held rehearing was held on May 14, 1974; and
WHEREAS, the City Council did receive new evidence
and reports both written and oral; and
WHEREAS, the City Council does desire to confirm
its earlier action of approving said Reclassification
No. 73- 74 -36, subject to revised conditions; and
WHEREAS, the applicant has consented to said
amended conditions.
NOW, THEREFORE, BE IT RESOLVED by the City Council
of the City of Anaheim that the conditions of Reclassification
No. 73 -74 -36 as granted by Resolution No. 74R -116 be, and
they are hereby amended to read as follows:
1. That dedication of all public streets shall
be made to the City of Anaheim in accordance with the
submitted Circulation Element as amended at the City Council
meeting of May 14, 1974, in accordance with the recommenda-
tions of the City Engineer and Development Services Department
and with the adopted City of Anaheim Circulation Element.
2. That trash storage areas shall be provided in
accordance with approved plans on file with the office of the
Director of Public Works.
3. That fire hydrants shall be installed and
charged as required and determined to be necessary by the Chief
of the Fire Department prior to commencement of structural
framing.
4. That subject property shall be served by under-
ground utilities.
5. That drainage of subject property shall be dis-
posed of in a manner satisfactory to the City Engineer.
6. That the owners of subject property shall pay to
the City of Anaheim the appropriate park and recreation in -lieu
fees as determined to be appropriate by the City Council and/
or sell to the City of Anaheim the park property at the prices
and under the terms stipulated to by the developer at the
Council meeting of May 14, 1974, said fees to be paid or park
land to be acquired at the request of the City Council or within
two years of the issuance of a building permit.

7. That prior to approval of the final tract map,
final specific plans shall be submitted and approved in accor-
dance with provisions of the PC, Planned Community Zone.
8. That tentative and final tract maps of subject
property as appropriate shall be submitted to and approved by
the City Council and then be recorded in the office of the
Orange County Recorder.
9. That all private streets shall be developed in
accordance with the City of Anaheim's standards for private
streets.
10. That the center median in Romneya Drive shall be
landscaped in conformance with a landscaping plan approved by
the Superintendent of Parkway Maintenance.
11. That a perpetual maintenance agreement, accept-
able to the City Attorney's Office, for the maintenance of the
Romneya Drive median landscaping shall be filed and recorded.
12. That a median, to the City of Anaheim standards,
shall be installed on Euclid Street from the Riverside Freeway
to a point not less than 100 feet south of Medical Center Drive
concurrently with the first phase of development.
13. That .subject property shall be developed substan-
tially in accordance with plans and specifications on file with
the City of Anaheim marked Exhibits Nos. 1, 2 and Revision No. 1
of Exhibits Nos. 3, 4, 5, and 6, provided however, that the
proposed multiple family apartments be deleted and replaced with
condominium or PRD residential development with a density not to
exceed 11.3 dwelling units per acre.
14. That the reclassification proceedings are granted
subject to completion of annexation of subject property to the
City of Anaheim.
15. That ordinances reclassifying the property shall
be adopted as each parcel is ready to comply with conditions
pertaining to such parcel, provided, however, that the word
"parcel" shall mean presently existing parcels of record and any
parcel or parcels approved by the City Council for a lot split.
16. That traffic signals be installed at the proposed
intersection of La Palma Avenue and extension of Romneya Drive,
as approved by the City Engineer, and that the signals shall be
installed during the first phase of construction and that the
cost of signal installation shall be equally shared by the
developer and the City of Anaheim.
17. Prior to the introduction of an ordinance rezoning
subject property, Conditions Nos. 1, 7, 8, 11, and 14, above
mentioned, shall be completed. The provisions or rights granted
by this resolution shall become null and void by action of the
City Council unless said conditions are complied with within one
year from the date hereof, or such further time as the City
Council may grant.
18. That Conditions Nos. 2, 4, 5, 9, 10, and 13,
above mentioned, shall be complied with prior to final building
and zoning inspections.

AND BE IT FURTHER RESOLVED that except to the extent
amended by this resolution, Resolution No. 74R -116 shall
remain unchanged and in full force and effect.
THE FOREGOING RESOLUTION is approved and signed by me
