A RESOLUTION OF THE CITY COUNCIL OF THE CITY
OF ANAHEIM GRANTING, IN PART, VARIANCE NO.
2689.
WHEREAS, after a request for a variance by Ray G. and
Alice E. Simpson, owners, was received, a public hearing before
the Planning Commission of the City of Anaheim was held upon due
and proper notice as a result of which Variance No. 2689 was
granted, in part, covering the following described property:
PARCEL 1: That portion of the Southwest quarter of the
Southwest quarter of Section 23, in Township 4 South,
Range 10 West, in the Rancho San Juan Cajon de Santa Ana
in the City of Anaheim, as shown on a map thereof re-
corded in book 51, page 7, et seq., Miscellaneous Maps,
records of said Orange County, described as follows:
Beginning at a point in the center line of the State
Highway, said point being South 409.55 feet and South 45°
06' 30" West 673.81 feet from the Northeast corner of
said Southwest quarter of the Southwest quarter of said
section; thence North° 45 06' 30" East 293.84 feet;
thence North 44 53' 30" West 148 feet; thence South
45 06' 30" West 238.32 feet to a point in the center
line of said State Highway; thence South 40 49' 30"
East along said center line 148.38 feet to the point of
beginning.
EXCEPT THEREFROM that portion of said land lying South-
westerly of the line described in Parcel 5 of Final
Decree of Condemnation recorded December 6, 1965 in
book 7764, page 328, Official Records.
PARCEL 2: Tnat portion of the Southwest quarter of the
Southwest quarter of Section 23, in Township 4 South,
Range 10 West, in the Rancho San Juan Cajon de Santa
Ana, in the City of Anaheim, as shown on a map thereof
recorded in book 51, page 7, et seq., Miscellaneous
Maps, records of said Orange County, described as
follows:
Beginning at a point on the East line of said Southwest
quarter of the Southwest quarter 409.53 feet South of
the Northeast corner of the Southwest quarter of the
Southwest quarter of said Section 23, and running thence
South along said Last line, 482.16 feet; thence South
45 06' 30" West parallel with the Northwesterly line of
that certain parcel of land conveyed to E. J. Reeves and
H. F. Reeves, by deed recorded in book 358, page 20,
Deeds, records of said Orange County, 359.30 feet to a
point in the center line of the 60 foot State Highway as
originally laid out; thence Northwesterly along said
center line 342.56 feet; thence north 45 06' 30" East
parallel to the Northwesterly line of that certain parcel
conveyed to said E. J. Reeves, 673.81 feet to the point
of beginning.
EXCEPT THEREFROM that portion of said land lying South-
westerly of the line described in Parcel 6 of Final Decree
of Condemnation recorded January 25, 1966 in book 7820, page
667, Official Records.
WHEREAS, thereafter, within the time prescribed by law,
an interested party or the City Council on its own motion caused
the review of said Planning 'Commission action at a public hearing
noticed and held as prescribed by law and as a result thereof, the
City Council does hereby make the following findings:
1. That there are special circumstances applicable
to the property including size, shape, topography,
location or surroundings, which do not apply to
other property under identical zoning classifica-
tion in the vicinity.
2. That, because of special circumstances shown in
(1) above, strict application of the zoning code
deprives the property of privileges enjoyed by
other property under identical zoning classifica-
tion in the vicinity.
NOW, THEREFORE, BE IT RESOLVED by the City Council of the
City of Anaheim, that a conditional zoning variance be, and the
same is hereby, granted, in part, permitting the construction of a
mini- warehouse with a waiver of the following section of the
Anaheim Municipal Code:
SECTION 18.06.060.038 Minimum number of parking spaces.
(59 spaces required; 26 spaces
proposed)
That said variance be granted, in part, subject to the following
conditions:
1. That this variance is
Reclassification No. 74- 75 -29.
2. That this variance is
Conditional Use Permit No. 162,
granted subject to the completion of
granted subject to the termination of
as stipulated to by the petitioner.
3. That trash storage areas shall be provided in accordance
with approved plans on file with the office of the Director of Public
Works.
4. That the proposed metal building shall be constructed in
accordance with the adopted City Council Metal Building Policy and
shall have a "TexCoat" finish, as stipulated by the petitioner.
s. That subject property shall be developed precisely in ac-
cordance with plans and specifications on file with the City of
Anaheim marked Exhibit Nos. 1 (Revision No. 1), 2 and 3.
6. That Condition Nos. 1 and 2, above- mentioned, shall be com-
plied with prior to the commencement of the activity authorized under
this resolution, or prior to the time that the building permit is
issued, or within a period of one year from date hereof, whichever
occurs first, or such further time as the Planning Commission and /or
City Council may grant.
7. That Condition Nos. 3, 4 and 5, above- mentioned, shall be
complied with prior to final building and zoning inspections.

8. That if the mini-warehouse use of the subject property is
changed, the new use shall be subject to approval by the Planning Com-
mission and/or City Council; and the structures and number of parking
spaces shall be required to be brought up to the minimum standards of
all Codes adopted oy the City of Anaheim, as stipulated to by the
petitioners.
BE IT FURTHER RESOLVED that the City Council hereby reserves
the right to revoke such variance permit for good cause or failure of
said owners, their heirs, successors or assigns to comply with the
Anaheim Municipal Code and regulations and the conditions herein.
Said variance is granted for the term prescribed by the Anaheim Muni-
cipal Code unless otherwise specified herein.
THE FOREGOING RESOLUTION -is approved and signed by me this
