1975-005WHEREAS, after a request for variance by Wilshire Woods, Inc., owner, was received, a public hearing before the Planning Commission of the City of Anaheim was held upon due and proper notice as a result of which Variance No. 2652 was granted covering the following described property: All that certain land situated in the State of California, County of Orange, described as follows: PARCEL 1: The North 260 feet of that portion of Lot 35 of Anaheim Extension, in the City of Anaheim, County of Orange, State of California, as said lot is shown on a map of survey by William Hamel, a copy of which is shown in Book 3, Page 163 and 164 of "Los Angeles County Maps in the office of the County Recorder of said Orange County, together with that portion of the Southeast 1/4 of the Southwest 1/4 of Section 9, Township 4 South, Range 10 West, as shown on a map recorded in Book 51, Page 10, Miscellaneous Maps, records of said Orange County, described as follows: Beginning at the intersection of the South line of said Section 9, with the Southerly prolongation of the Westerly line of Tract 5444, as per map recorded in Book 210, Page 28 and 29 of Miscellaneous Maps, of said Orange County; thence Northerly 828.85 feet along said Southerly prolongation, in the Westerly line of said Tract 5444 and the Northerly prolongation of the Westerly line of said Tract 5444 to the Southeast corner of Lot 5 of the Anaheim Homestead Tract, as per map thereof recorded in Book 26, Page 10, Miscellaneous Records of Los Angeles County, California; thence West- erly 616.02 feet along the South line of said Lot 5 and the South line of said Anaheim Homestead Tract; thence South 829.17 feet to the South line of said Section; thence East 618.82 feet to the point of beginning. EXCEPTING THEREFROM any portion thereof lying Southerly of the Northerly line of Wilshire Avenue as now shown of record. PARCEL 2: RESOLUTION NO. 75R -5 A RESOLUTION OF THE CITY COUNCIL OF THE CITY OF ANAHEIM GRANTING VARIANCE NO. 2652. NOW, THEREFORE, BE IT RESOLVED by the City Council of the City of Anaheim, that a conditional zoning variance be, and the same is hereby, granted permitting the conversion of an existing 115 -unit apartment complex into a one -lot condominium project with waivers of the following sections of the Anaheim Municipal Code: SECTION 18.31.061.012 Minimum building site area per dwelling unit. (4000 sq. ft. required; 1296 sq. ft. existing) SECTION 18.31.062.012 Maximum building height within 150 feet of R -A zoning. (2 stories permitted; 3 stories existing) SECTION 18.31.062.020 Maximum site coverage. (40% per- mitted; 47.4% existing) SECTION 18.31.063.024 Minimum structural setback abutting R -O zoning. (20 feet required; 16 feet existing) -2- SECTION 18.31.063.030 Minimum recreational- leisure area per dwelling unit. (1200 sq. ft. required; 603 sq. ft. existing) SECTION 18.31.066.010 Minimum off street parking. (288 spaces required; 191 spaces existing) That said variance be granted subject to the following condition: That subject property shall be developed substantially in accordance with plans and specifications on file with the City of Anaheim marked Exhibits Nos. 1 through 11. BE IT FURTHER RESOLVED that the City Council hereby reserves the right to revoke such variance permit for good cause or failure of said owner, its successors or assigns to comply with the Anaheim Municipal Code and regulations and the conditions herein. Said variance is granted for the term prescribed by the Anaheim Municipal Code unless otherwise speci- fied herein.
