A RESOLUTION OF THE CITY COUNCIL OF THE CITY
OF ANAHEIM GRANTING CONDITIONAL USE PERMIT
NO. 1587.
WHEREAS? the City Planning Commission of the City of
Anaheim did receive an application for a conditional use permit
from Pacific World Corporation, owner, to permit a planned in-
dustrial complex with commercial uses and a restaurant on "M&
zoned property described as follows:
All that certain land situated in the State of Cali-
fornia, County of Orange, City of Anaheim, described
as follows:
That portion of the Northeast quarter of Section 26,
Township 4 South, Range 10 West in the Rancho San Juan
Cajon de Santa Ana, as shown on a map recorded in book
51, page 10 of Miscellaneous Maps, records of Orange
County, California, described as follows:
Beginning at the Southwest corner of the East half of
the Northwest quarter of the Northeast quarter of said
Section 26; thence Northerly along the Westerly line of
said East half to a point on a line parallel with and
distant Southerly 567.00 feet measured at right angles
from the Northerly line of said Section 26; thence East-
erly along said parallel line to a point in a line par-
allel with and distant Easterly 300.00 feet, measured
at right angles, from said Westerly line of the East
half, said last mentioned point being the true point of
beginning for this description; thence Northerly along
said parallel line to the Northerly line of said Section
26; thence Easterly along said Northerly line to the
Northeast corner of the West half of the Northeast quar-
ter of the Northeast quarter of said Section 26; thence
Southerly along said Easterly line to said parallel line
distant Southerly 567.00 feet measured at right angles

Excepting therefrom any portion included within the
land quitclaimed to Falstaff Brewing Corporation,
by Quitclaim Deed recorded June 20, 1961 in Book
5759, Page 921, Official Records.
AND WHEREAS, the City Planning Carni scion did, hold. a
public hearing at the City Hall in the City of Anaheim upon said
application on the 19th day of January, 197--%6, notices of which
said public hearing were duly given as required by law and the
provisions of Title 18, Chapter 1.8.76 of the Anaheim 11,11unicipal
Code; and
WHEREAS, said Cormission, after due inspection, investi-
gation and studies made by itself and in its behalf and after due
consideration of all evidence and .-eoor-;C-s offered at said hearing,
did adopt its Resolution No. PC76-7 approving Conditional Use Per-
mit No. 15807 subject to conditions; and
WHEREAS, thereafter within twenty-1--wo (22) days from the
date of the adoption of said resolution, a written appeal was filed
with the City Council Protesting the action of the City Planning,
CommAssion in approving said conditional use permit and said a --Peal
was set for public hearing on the 17th day of February, 1976, at
the City Hall, in the City of Anaheim, and notices of such public
hearing were duly given as required by laA,7 and the provisions of
Title 18, Chapter 18.76 of the Anaheim ImIunicipal Code; and
WTHEREAS, at the time and place fixed for said public hear-
ing, the City Council did duly hold and conduct- such hearing and
did give all persons interested therein an opportunity to be heard
and did receive evidence and reports; and
TVMEREAS, the City Council finds, after careful considera-
tion of the recommendations of the City Planning Commission and all
evidence and reports offered at said hearing, that:

1. The Proposed use is properly one for x#hich a conditional
use permit is authorized by the Anaheim Municipal Code.
2. The proposed use will not adversely affect the adjoining
land uses and the a adversely

is proposed to be located.
3. The size and shwoe of the site Proposed for the use is
adequate to allow the full development of -',--be proposed use in a
manner not detrimental to the particular area nor to the peace,
health, safety and gene-ra! welfare.
4. The traffic aenerated by the Proposed use will not im-
pose an undue burden upon the streets and highways designed and
improved to carry the traffic in the area.
5. The granting of the conditional use permit under the
conditions imposed will not be detrimental to the Peace, health,
safety and general welfare of the citizens of the City of Anaheim..
NOW, THEIRE]FORE, BE IT RESOIN by the City"an
Co cil of
the City of Anaheim that the action of the City Planning Corn -Mis-
sion in approving said conditional use permit be, and the same is
hereby, sustained and that Conditional Use Permit No. 1587 be,
and the same is hereby, granted permitting an industrial complex
with cominercial uses and a restaurant on the aforedescribed prop-
erty and that said conditional use per-Ti,,it is granted subject to
the following conditions:
1. That the owners of subject property shall deed to the
City of Anaheim a strip of land 45 feet in width from the center-
line of the street along Pacifico, Avenue for street widening pur-
poses.
2. a. That all engineering requirements of the City of
Anaheim along State College Boulevard including preparation of
improvement plans and installation of all improvements such as
curbs and gutters, sidewa!"ks, street grading and paving, drainage
facilities, or other appurtenant work, shali be co-ir�plied with as
required by the City Engineer and in accordance with standard
Plans and specifications on file in -the office of the City Engi-
neer; and that a bond in an amolant and form sat-isfactory to the
City of Anaheim shall be posted with the City to guarantee the
installation of the above-ruentioned requirements,
b. That the underground utilities along Pacifico Ave-
nue between State College Boulevard and Lewis Street s1hall be ex-
tended and installed by the owner(s) of subject property and that
the above -ground street improvements along Pacifico Avenue shall
be installed by the City of Anaheim at a' cost -not to exceed
$80,000; if the cost should exceed $80,000, the owner(s) of sub-
ject- property shall Day to the City of Anaheim the difference be-
tween the X80,000 arra. the total cost of such ira�provements, as
stipulated to by the petitioner; and that a bond in an a - mount and
form satisfactory to the City of Anaheim shall be posted with the
City to guarantee the instaliation of said underground utilities.
3. That the owner (s.) of su3biect property? shall -pay to the
C i tv of Anaheim the sum of $2.00 per front foot along :patella Ave-
nue and State College Boulevard for street lighting purposes.

4. That sidewalks shall be installed along Katella Avenue
as required by the City Engineer and in accordance wit -h. standard
plans and specifications on file in the Office of the City Engineer.
5. That trash storage areas shall be provided in accordance
with approved plans on file with the office of the Director of
Public Works.
6. That fire hydrants shall be installed and charged as re-
quired and determined to be necessary by the Chief of the F -ire
Department prior to commencement of structural framing.
7. That subject property shall be served by-undergro=,d
utilities.
8. That drainage of subject property shall be disposed of
in a manner satisfactory to the City Engineer.
9. In the event that subject p opertv is to be divided for
the purpose of sale, lease or financing, a parcel map to record
the approved division of subject property shall be subM4tted to
and approved by the City of Anaheim and then be recorded in the
Office of the Orange County Recorder.
10. That appropriate water assessment fees as deterrniined by
the Director of Public Utilities shall be Daid to the City of
Anaheim prior to the issuance of a building permit.
11. That a 10 -fool: wide public utility easement ext -ending
southerly from Pacifico Avenue to the sout--hernnost- boundary of
subject property shall be dedicated to the City of Anaheim, on an
alignment subject to the approval of the Director of the Utilities
Department.
12. That the owner(s) of subject property shall pay a pro-
portionate share to the City of Anaheim for -the cost of the traf-
fic signal to be located at the intersection of Pacifico Avenue
and State College Boulevard or a bond in an amount- and form sat-
isfactory to the City of Anaheim shall be posted with the City to
guarantee Payment of the proportionate cost of said traffic signal,
prior to the issuance of building permits.

13. That subject property shall be developed substantially
in accordance with plans and specifications on file with the City
of Anaheim marked Exhibit Nos. 1 through 5; provided, however,
that the location and number of all drive accesses to Katella Ave-
nue, Pacifico Avenue, and State College Boulevard shall be subject
to the review and approval of the Traffic Engineer; and that the
Private street provided on the northerly parcel shall be 40 feet
wide from curb to curb and t1nat right—turn only ingress and egress
shall be DroV4 ded from patella Avenue and shall be subject to the
review and approval of the Traffic Engineer.
14. That Condition Nos. 1, 2-a, 2-b, 3, 9 and 11, above-
mentioned, shall be comp -lied with prior to the com=mencement of the
activity authorized under this resolution, or prior to the time
that the building permit is issued, or within a period of one near
from the date hereof, whichever occurs first, or such further ti -se
as the City Co=1nc_J1 may grant.
15. That Condition Nos. 4. 5, 71, 8 anti 13, move -mentioned,
shall be complied with prior to final building and zoning -inspec-
tions.
16. That each use pro -posed to be established or, subject.
property, which is intended to qualify under Code Section
18.61.050.400, shall be submitted in written form to the Plan-
ning Departrltent for review and approval in order that a deter-
mination may be made as to whether the proposed use would be
appropriate for -the site and whether stiff '4cient'parkina is Pro-

The City Council hereby reserves the right to revoke
such Conditional T -Ise Permit for good cause or failure of said
owner, its successors or assigns to comply with the zhnah8_L-a
Municipal Code and regulations and the conditi,ons herein.
