" RESOLUTION OF THE CITY COUNCIL OF THE CITY

OF A14AIlEIM GRANTING VARIANCE NO. 2776.
WHEREAS, after a request for variance by Robert L.
Wetzler, owner, was received, a public hearing before the Planning
Commission of the City of Anaheim was held upon due and proper no-
tice, a result of which Variance No. 2776 was granted covering the
following described property:
The East 150.00 feet of the West 242.00 feet of the
North 170.00 feet of the South 200 feet of the South
half of the Southwest quarter of the Southwest quarter
of Section 13, in Township 4 South, Range 11 West, in
the Rancho Los Coyotes, as shown on a map thereof re-
corded in book 51, page 11, Miscellaneous Maps, records
of said Orange County;
EXCEPT that portion thereof described as follows:
Beginning at a point on the Westerly line of said land,
d1stant Northerly 50.00 feet from, the South line of
said Southwest quarter; thence South along said Westerly
line, 50.00 feet- to the said South line of the Southwest
quarter; thence East along said South line, 20.00 feet;
thence North 30.00 feet parallel with -the Westerly line
of said Southwest quarter; thence Northwesterly to the
point of beginning, as granted to the State of Califor-
nia by deed recorded August 23, 1951, in book 2220 page
426, Official Records, in the office of the County Re-
corder of said Orange County.
WHEREAS, thereafter, within the time prescribed by law,
an iItere's:.te I dparty or the City Council, on its own motion, caused
the review of said Planning Commission action at a public hearing
noticed and held as prescribed by law and, as a result thereof,
the City Council does hereby make the following findings:
1. '."hat there are special circumstances applicable to the
property including size, shapel topography, location or surround -

ings, which do not apply to other property under identical zoning
classification in the vicinity.
2. That, because of special circumstances shown in (1)
above, strict application of the zoning code deprives the property
of privileges enjoyed by other property under identical zoning
classification in the vicinity.
NOW, THEREFOR , BE IT RESOLVED by the City Council of
the City of Anaheim that said. conditional zoning variance be, and
the same is hereby, granted permitting auto repair in an existing
service station on the property hereinbefore described with a
-waiver of the following section of the Anaheim Municipal Code:
SECTION 18.87.022 - Permitted Accessory Uses. (Major
auto repair not a permitted acces-
sory use at a service stat-
-ion)
That said variance be granted subject to the following conditions:

1. That Subject Property shall be developed substantially in
accordance with plans and specifications on file with the City of
Anaheim marked Exhibit No. 1.
2. That Condition No. 1 above-mentioned shall be complied
with prior to final building and zoning inspections.
BE IT FURTHER RESOL17ED that the City Council hereby re-
serves the right to revoke such variance Permit for good cause or
failure of said owner, his heirs, successors or assigns to commply
with the Anaheira Municipal Code and regulations and the conditions
herein. Said variance is granted for the term prescribed by the
Anaheim Municipal Code unless otherwise specified herein.
