A RESOLUTION OF THE CITY COUNCIL OF THE CITY
OF ANAHEIM FINDING AND DETERMINING THAT TITLE
18 OF THE ANAHEIM MUNICIPAL CODE RELATING TO
ZONING SHOULD BE AMENDED AND THAT THE BOUND-
ARIES OF CERTAIN ZONES SHOULD BE CHANGED.
WHEREAS, the City Planning Commission of the City of
Anaheim did hold a public hearing in Reclassification Proceed-
ings No. 76_7 _96 to consider an amendment to Title 18 of
the Anaheim Municipal Code relating to zoning, and to consider
a change in the boundaries of the zone or zones hereinafter
mentioned and described, and at said hearing did receive
evidence and reports from persons interested therein and from
its staff; and
WHEREAS, within a period of forty days following
said hearing, the Planning Commission did duly adopt a resolu-
tion containing a report of its findings, a summary of the
evidence presented at said hearing, and a recommendation that
the proposed amendment be adopted by the City Council and that
a certain zone or zones be changed as hereinafter set forth;
and
WHEREAS, upon receipt of said resolution, summary of
evidence, report of findings and recommendation of the City
Planning Commission, the City Council did fix the 'Ti t day
of ,Tilly 192Z, and continued to the day of

Chambers in the City Hall of the City of Anaheim as the place
for a public hearing upon said proposed amendment to Title 18
of the Anaheim Municipal Code, and the exclusion of said
property, hereinafter described, from the zone or zones in
which it is now situated and the incorporation thereof in the
zone or zones hereinafter set forth, and did give notice there-
of in the manner and form provided in said Title 18 of the
Anaheim Municipal Code; and
WHEREAS, at the time and place fixed for said public
hearing, the City Council did hold and conduct such public
hearing and did give all persons interested therein an opportun-
ity to be heard, and did receive evidence and reports, and did
thereupon consider the summary of evidence presented at said
public hearing before the Planning Commission, its report of
findings and recommendation; and
WHEREAS, the City Council does find and determine
that the amendment to Title 18 of the Anaheim Municipal Code
should be adopted and that the property hereinafter described
should be excluded from the zone or zones in which it is now
situated and incorporated in the zone or zones as hereinafter
set forth.

NOW, THEREFORE, BE IT RESOLVED by the City Council
of the City of Anaheim that Title 18 of the Anaheim Municipal
Code be, and the same is hereby, amended and that the following
described property, situated in the City of Anaheim, County of
Orange, State of California, to wit:
A portion of Section 1, in Township 4 South,
Range 9 West, San Bernardino Base and Meridian,
described as follows:

Beginning at the Northeasterly corner of Well
Lot No. 2, as shown on a map of Survey recorded
in book 13, page 46, Record of Surveys, in the
office of the County Recorder of said Orange
County; thence South 78 26' 40" East 168.25
feet to an intersection with the Northerly pro-
longation of the Westerly line of the well lot
shown on a map of survey recorded in book 14,
page 18, Record of Surveys, in the office of
the County Recorder of said Orange County; thence
South 11° 33' 20" West along said prolongation
and Westerly line, 75.00 feet to the South-
westerly corner of said well lot; thence South
78° 26' 40" East 24.04 feet; thence South 11°
33' 20" West 282.30 feet; thence North 78° 26'
40" West 263.91 feet; thence North 11° 33' 20"
East 282.30 feet; thence South 78 26' 40" East
71.62 feet to the Southeasterly corner of said
well Lot No. 2; thence North 11 33' 20" East
75.00 feet to the point of beginning.
That portion of the land allotted to Juan Yorba,
as described in the Final Decree of Partition of
the Rancho Santiago De Santa Ana, which was
entered September 12, 1868 in book "B page 410
of Judgments of the District Court of the 17th
Judicial District in and for Los Angeles County,
California, described as follows:
Beginning at a point on the Northeasterly line of
the 12.00 acre Parcel as shown on a map filed in
book 26, page 20 of Record of Surveys in the
office of the County Recorder of said County,
said point being distant North 53° 00' 00" West
159.80 feet from the Southeasterly terminus of a
course shown as "North 53° 00' 00" West 224.80
feet thence South 35° 13' 55" West 276.37 feet;
thence North 78 26' 40" West 195.71 feet; thence
North 11 33' 20" East 2d2.40 feet to the South-
erly line of a well lot as shown on a map filed

in book 11, page 39 of Record of Surveys in the
office of the County Recorder of said County;
thence South 78 26' 40" East 25.96 feet along
the Southerly line of said well lot to the South-
easterly corner thereof; thence North 11 33' 20"
East 50.00 feet along the Easterly line of said
well lot to the Northeast corner thereof, thence
North 78° 26' 40" West 50.00 feet along the
Northerly line of said well lot to the Northwest
corner thereof; thence North 11 33' 20" East
25.00 feet to the Northerly line of said 12.00
acre parcel; thence South 78 26' 40" East
187.00 feet along said Northerly line to the
beginning of a curve concave Northeasterly having
a radius of 186.00 feet; thence Easterly 20.11
feet along said curve through a central angle of
6° 11' 36 thence non tangent from said curve
South 28° 30' 00" East 101.03 feet; thence South
53° 00' 00" East 65.00 feet to the point of
beginning.
be excluded from "RS- A- 43,000 (SC)" RESIDENTIAL /AGRICULTURAL,
SCENIC CORRIDOR OVERLAY ZONE, and be incorporated in "RS -7200
(SC)" RESIDENTIAL, SINGLE FAMILY, SCENIC CORRIDOR OVERLAY
ZONE, subject to the following conditions:
1. That fire hydrants shall be installed and
charged, as required and determined to be necessary by the
Chief of the Fire Department, prior to commencement of struc-
tural framing.
2. That subject property shall be served by under-
ground utilites.
3. That the owner(s) of subject property shall pay
to the City of Anaheim the appropriate park and recreation in-
lieu fees as determined to be appropriate by the City Council,
said fees to be paid at the time the building permit is issued.
4. That a final tract map of subject property shall
be submitted to and approved by the City Council and then be
recorded in the Office of the Orange County Recorder.
5. That the owner(s) of subject property shall
deed to the City of Anaheim an easement for equestrian and
hiking trails 5 feet in width along the westerly boundary of
subject property, said easement to be recorded concurrently
with the final tract map.
6. Prior to the introduction of an ordinance
rezoning subject property, Condition No. 4, above mentioned,
shall be completed. The provisions or rights granted by this

resolution shall become null and void by action of the City
Council unless said conditions are complied with within one
year from the date hereof, or such further time as the City
Council may grant.
7. That Condition No. 2, above mentioned, shall be
complied with prior to final building and zoning inspections.
BE I'1' FURTHER RESOLVED that the City Attorney be, and
he is hereby authorized and directed to prepare and submit to
the City Council an ordinance amending Title 16 of the Anaheim
Municipal Code to accomplish the objects herein found and
determined to be necessary and proper.
THE FOREGOING RESOLUTION is approved and signed by me
