A RESOLUTION OF THE CITY COUNCIL OF THE CITY
OF. ANAHEIM FINDING AND DE~NING THAT TITLE
18 OF THE ANAHEIM MUNICIP CODE RELATING TO
ZONING SHOULD BE AMENDED THAT THE BOUND-
ARIES OF CERTAIN ZONES SHO BE CHANGED.
WHEREAS, the City Planning Commission of the City of
Anaheim has heretofore duly passed and adopted a resolution
recommending denial of a change in the boundaries of the zone
or zones hereinafter mentioned and d,scribed, after having
fixed a ttme and place for the holdi~ of a public hearing
thereon in the manner and as prescribed in Title 18 of the
Anaheim MUnicipal Code, and after having duly held and conducted
such public hearing to consider said proposed change of zone
or zones, and after having received _vidence and reports from
persons interested therein; and
WHEREAS, within a period of forty (40) days following
the hearing thereon, the Planning CO~i88ion did duly announce
by formal resolution its findings of facts and declare its
opinions and reasons for recommendin$ denial of said proposed
change in the boundaries of the zone or zones hereinafter
mentioned and described; and
WHEREAS, upon receipt of said resolution, summary of
evidence, report of findings and rec~mmendation of the City Plan-

hearing upon said proposed amendment to Title 18 of the Anaheim
Municipal Code, and the exclusion of said property, hereinafter
~. described, from the zone in which it is now situated and the
incorporation thereof in the zones hereinafter set forth; and did
give notice thereof in the manner and form as provided in s~1d
Title 18 of said Anaheim Municipal Code; and .
WHEREAS, at the time and place fixed for said public
hearing, the City Council did hold and conduct such public
hearing and did give all persons interested therein an opportunity
to be heard and did receive evidence and reports and did there-
upon consider the summary of evidence presented at said public
hearing before the Planning Commission, its report of findings
and recommendations; and

WHEREAS, the City Council does find and determine that
the amendment to Title 18 of the Anaheim Municipal Code should
be: adopted and that the property hereinafter described should
be excluded from the zone or zones in which it is now situated,
and incorporated in the zone or zones as hereinafter set forth;
NOW ~ 'fHEREFORE~ BE IT RESOLVED by the City Council of
the City of Anaheim that Title 18 of the Anaheim'MUnicipal Code
be, and the same is hereby amended, and that all of the !property
and area situated in the City of Anaheim, County of Orange,
State of California, described as follows:

Parcel l:
That portion of the North half of the Northwest quarter
of the Southeast quarter of Section 12, Township 4 South,
Range lO West, in the Rancho San Juan Cajon de Santa Ana,
as shown on a map thereof recorded in Book 5l, page lO,
Miscellaneous Maps, records of said Orange County, in the
City of Anaheim, lying Northerly and Westerly of the fol-
lowing described lines:
Commencing at the intersection of the center line of
Sunkist Street and Anaheim-Olive Road as said center lines
are shown on map of Tract No. 2490, recorded in Book 79,
pages 45 and 46, Miscellaneous Maps, records of said Orange
County; thence along said center line of Sunkist Street,
North 010 01' 19" East, 81.52 feet to the true point of
beginning; thence South 880 58' 41" East, 57.00 feet;
thence South 310 27' 58" East, 49.40 feet to a line parallel
with and distant Northerly 55.00 feet, measured at right
angles, from said center line of Anaheim-Olive Road; thence
along said parallel line, South 780 01' 24" East, 93.00
feet; thence North 890 42' 42" East, l64.76 feet; thence
North 770 49' 06" East, 545.67 feet to a tangent curve con-
cave Northwesterly having a radius of 450.00 feet; thence
along said curve, Northeasterly, through an angle of 700
03' 33", an arc distance of 550.24 feet to the Northerly
line of said Southeast quarter.
EXCEPT that portion of said North half, lying within the
following described lines:
Commencing at the center line intersection of Anaheim-
Olive Road and Sunkist Street; thence North 00 01' 19" East
along the center line of Sunkist Street, 2l8.23 feet; thence
Easterly along a line as measured at right angles South 880

The South 185.00 feet, measured at right angles, of that
portion of the South half of the Southwest quarter of the
Northeast quarter of Section 12, Township 4 South, Range
10 West in the Rancho San Juan Cajon de Santa Ana, in the
City of Anaheim, as shown on a map thereof recorded in Book
51, page 10, Miscellaneous Maps, records of said Orange
County, lying westerly of the following described lines:

Beginning at the Southeast corner of Tract No. 2767, as
shown on a map thereof recorded in Book 136, pages 2l to
23, Miscellaneous Maps, records of said Orange County, the
Easterly line of said tract having a bearing of South Olo
06' 43" West; thence South Olo 01' 36" West, 95.l9 feet;
thence South 040 14' 46" West, 539.40 feet to a tangent
curve concave Westerly having a radius of 450.00 feet;
thence Southerly along said curve, through an angle of 30
30' 47", an arc distance of 27.59 feet to the Southerly
line of said Northeast quarter.

be excluded from R-A, AGRICULTURAL ZONE, and incorporated in
R-3, MULTIPLE-FAMILY RESIDENTIAL ZONE, upon the following
conditions:

Parcell:
That the following conditions shall apply to Parcell only:
l. That all engineering requirements of the city of
Anaheim along Sunkist Street, including preparation
of improvement plans and in$tallation of all improve-
ments, such as curbs and gutters, sidewalks, street
grading and paving, drainage facilities, or other ap-
purtenant work shall be complied with as required by
the City Engineer and in accordance with standard
plans and specifications on file in the Office of the
City Engineer; and (b) that a bond in an amount and
form satisfactory to the City of Anaheim shall be
posted with the City to guarantee the installation of
said engineering requirements.
2. That the owner of subject property shall pay to the
City of Anaheim the sum of $2.00 per front foot along
Sunkist Street, for street lighting purposes, or
shall install street lights in accordance with plans
prepared by the Electrical Division.
3. That the owner of subject property shall pay to the
City of Anaheim the sum of l5~ per front foot along
Sunkist Street, for tree planting purposes.
4. That fire hydrants shall be installed as required and
determined to be necessary by the Chief of the Fire
Department, said fire hydrants to be installed prior
to final building and zoning inspections.
5. That Conditions Nos. l(b), 2 and 3 above-mentioned
shall be complied with within a period of l80 days
from date hereof, or such further time as the City
Council may grant.
Parcel 2:
That the following condition shall apply to Parcel 2 only:
That a Final Tract map of subject property shall be
submitted to the City Council for approval, and then
recorded in the Office of the Orange County Recorder.
Parce1s 1 and 2:
That the following conditions shall apply to both Parcels
1 and 2:
1.
That trash storage areas shall be provided in accor-
dance with approved plans on file in the Office of the
Director of Public Works and Superintendent of Streets,
prior to final building and zoning inspections.

2. That a 6-foot masonry wall shall be constructed along
the easterly and southerly property lines of subject
property prior to final building and zoning inspec-
tions.

3. That all air conditioning facilities shall be properly
shielded from view, prior to final building and zoning
inspections.

4. That the owners of subject ,property shall pay to the
City of Anaheim the sum of $25.00 per dwelling unit,
to be used for park and recteation purposes, said
amount to be paid at the time the building permit is
issued.
5. That the alignment of the southerly and easterly
property lines of subject property shall be approved
by the state of California, Division of Highways, prior
to the issuance of a building permit.
BE IT FURTHER RESOLVED that the City Attorney be, and
he is hereby authorized and directed to prepare and submit to
the City Council an ordinance amendin9 Title 18 of the Anaheim
Municipal Code to accomplish the objects herein found and deter-
mined to be necessary and property.
THE FOREGOING RESOLUTION is approved and signed by me
this 10th day of October, 1967.~
