A RESOLUTION OF THE CITY COUNCIL OF THE
CITY OF ANAHEIM FINDING AND DETERMINING
THAT TITLE 18 OF THE ANAHEIM MUNICIPAL
CODE RELATING TO ZONING SHOULD BE AMENDED
AND THAT THE BOUNDARIES OF CERTAIN ZONES
SHOULD BE CHANGED.
WHEREAS, the City Planning Commission of the City of
Anaheim did hold a public hearing in Reclassification Proceed-
ings No. 67 -68 -33 to consider an amendment to
Title 18 of the Anaheim Municipal Code relating to zoning, and
to consider a change in the boundaries of the zone or zones
hereinafter mentioned and described, and at said hearing did
receive evidence and reports from persons interested therein
and from its staff; and
WHEREAS, within a period of forty days following said
hearing the Planning Commission did duly adopt a resolution
containing a report of its findings, a summary of the evidence
presented at said hearing, and a recommendation that the pro-
posed amendment be adopted by the City Council and that a
certain zone or zones be changed as hereinafter set forth; and
WHEREAS, upon receipt of said resolution, summary of
evidence, report of findings and recommendation of the City
Planning Commission the City Council did fix the 23rd day
of January 19 68 as the time, and the City Council
Chambers in the City Hall of the City of Anaheim as the place
for a public hearing upon said proposed amendment to Title 18
of the Anaheim Municipal Code, and the exclusion of said
property, hereinafter described, from the zone or zones in
which it is now situated and the incorporation thereof in the
zone or zones hereinafter set forth, and did give notice there-
of in the manner and form as provided in said Title 18 of the
Anaheim Municipal Code; and
WHEREAS, at the time and place fixed for said public
hearing the City Council did hold and conduct such public
hearing and did give all persons interested therein an oppor-
tunity to be heard, and did receive evidence and reports, and
did thereupon consider the summary of evidence presented at
said public hearing before the Planning Commission, its report
of findings and recommendation; and
WHEREAS, the City Council does find and determine
that the to Title of the Anaheim Municipal Code
should be adopted and that the property hereinafter described
should be excluded from the zone or zones in which it is now
situated and incorporated in the zone or zones as hereinafter
set forth.
NOW, THEREFORE, BE IT RESOLVED by the City Council
of the City of Anaheim that Title 18 of the Anaheim Municipal
Code be, and the same is hereby, amended and that the following
described property, situated in the City of Anaheim, County
of Orange, State of California, to wit:

PARCEL ONE: That portion of the Northeast quarter of the
Northeast quarter of Section 22, Township 4 South, Range 10
West, S.B.B.& M., described as follows:
Beginning at the Southeast corner of Lot 49, Tract No. 2090,
as shown on a Map recorded in Book 61, pages 38 and 39 of
Miscellaneous Maps, records of Orange County, California;
thence South 0° 13' 40" East, 20 feet to a point in the
Southerly line of that certain alley, 20 feet wide, adjoining
said lot on the South; thence South 89° 55' 35" West along
said Southerly line and its Westerly prolongation, to a point
in the Easterly line of Claremont Street, 60 feet wide, as
shown on said map; thence North 0° 13' 40" West, along said
Easterly line, to an intersection with a line parallel with,
and distant Southerly 50 feet, as measured at right angles,
from the center line of Ball Road, adjoining said tract on
the North; thence North 89° 55' 35" East along said parallel
line, 75 feet to the Northwest corner of Lot 57 of said
tract; thence continuing North 89° 55' 35" East 584.04 feet
to the beginning of a tangent curve, concave Southwesterly
and having a radius of 15 feet; thence Southeasterly along
said curve, through a central angle of 89° 50' 45 an arc
distance of 23.52 feet to a point in the Easterly line of
said Lot 49; thence Southerly along last said Easterly line
to the point of beginning.
PARCEL TWO: Lot 2 of Tract No. 1758, in the City of Anaheim,
County of Orange, State of California, as shown on a Map
recorded in Book 53, pages 19 and 20 of Miscellaneous Maps,
records of said County, together with that portion of the
alley, 20 feet wide, adjoining said lot on the south,
bounded on the east and west by the east and west lines,
respectively, of said Lot 2.
PARCEL THREE: That portion of the Northwest quarter of the
Northeast quarter of Section 22, Township 4 South, Range 10
West, S.B.B.& M., in the City of Anaheim, County of Orange,
State of California, described as follows:
Beginning at the Northeast corner of Lot 4, Tract No. 1758,
as shown on a Map recorded in Book 53, pages 19 and 20 of
Miscellaneous Maps, records of said County; thence South
along the East line of said lot, and its Southerly prolonga-
tion, to a point in the Southerly line of that certain alley,
20 feet wide, adjoining said lot on the South; thence Westerly
along said Southerly line, and its Westerly prolongation, to
an intersection with the Easterly line of Lot 71 of said
tract; thence Southerly along said Easterly line to the
Southeasterly corner of last said lot; thence Northwesterly
along the Southwesterly line of said Lot 71 to the South-
westerly corner thereof; thence Northerly along the Westerly
line of said lot to the Northwesterly corner thereof; thence
Westerly in a direct line to the Southeast corner of Lot 69
of said tract; thence Westerly along the Southerly line of
said Lot 69 to the Southwest corner thereof; thence Northerly
along the Westerly line of said lot to the Northwest corner
thereof, being a point on the Southerly line of Ball Road;
thence Easterly along said Southerly line of Ball Road to
the point of beginning.
EXCEPTING THEREFROM any portion included within Palm Street,
54 feet wide, as shown on the map of said tract.
be excluded from R -1, ONE FAMILY RESIDENTIAL ZONE, and R -A,
AGRICULTURAL ZONE, and incorporated in C -O, COMMERCIAL OFFICE
ZONE, upon the following conditions:
1. That the owners of subject property shall deed
to the City of Anaheim a strip of land 53 feet in
width from the center line of the street, including
15 -foot radius corner returns, along Ball Road,
for street widening purposes.
2. That all vehicular access rights to Ball Road,
except at street and /or alley openings, shall be
dedicated to the City of Anaheim.
3. That the owners of subject property shall pay to
the City of Anaheim the sum of $2.00 per front foot
along Ball Road, for street lighting purposes.
4. That the owner of that parcel of subject property
situated at the Southeast corner of Ball Road and
Claremont Street shall deed to the City of Anaheim
a strip of land 20 feet in width, from the terminus
of the existing alley to Claremont Street, for
alley purposes.
5. (a) That all engineering requirements of the City
of Anaheim for the above mentioned alley, extending
from the terminus of the existing alley to Clare-
mont Street, including preparation of improvement
plans and installation of all improvements, such
as grading, gutters, headers, paving or other
appurtenant work, shall be complied with as required
by the City Engineer and in accordance with standard
plans and specifications on file in the Office of
the City Engineer; and (b) that a bond in an amount
and form satisfactory to the City of Anaheim shall
be posted with the City to guarantee the installation
of said engineering requirements.
6. That the curbs and gutters along Ball Road shall be
repaired as required by the City Engineer and in
accordance with standard plans and specifications
on file in the Office of the City Engineer.
7. That the sidewalks along Palm Street shall be removed
and /or reconstructed as required by the City Engineer
and in accordance with standard plans and specifica-
tions on file in the Office of the City Engineer.
8. That trash storage areas shall be provided in
accordance with approved plans on file in the
Office of the Director of Public Works and Super-
intendent of Streets.
9. That Conditions Nos. 1, 2, 3, 4 and 5(b), above
mentioned, shall be complied with within a period
of 180 days from date hereof, or prior to the
issuance of a building permit.

10. That Conditions Nos. 6, 7 and 8, above mentioned,
shall be complied with prior to final building and
zoning inspections.
11. That ordinances reclassifying subject property
shall be adopted as and when each parcel is ready
to comply with conditions pertaining to such
parcel; PROVIDED, HOWEVER, that the word "parcel"
shall mean presently existing parcels of record
and any parcel or parcels approved by the City
Council for a lot split.
BE IT FURTHER RESOLVED that the City Attorney be, and
he is hereby authorized and directed to prepare and submit to
the City Council an ordinance amending Title 18 of the Anaheim
Municipal Code to accomplish the objects herein found and deter-
mined to be necessary and proper.
THE FOREGOING RESOLUTION is approved and signed by me
this 23rd day of January, 1968.
