RESOLUTION NO. 67R-448
A RESOLUTION OF TIlE CITY COUNCIL OF THE
CITY OF ANAHEIM GRANTING CONDITIONAL USE
PERMIT NO. 953
WHEREAS, the City Planning Commission of the City of
Anaheim did receive an application fair a Conditional Use Permit
from Henry Steinbrink, 506 South Revere Street, Anaheim,
California, to establish a coin-operated car wash, with waivers
of the following Anaheim Municipal Code requirements: (a) Front
landscaping; (b) Interior landscaping; (c) Screen landscaping;
and (d) b-foot masonry wall, on the f0llowing described property
situated in the City of Anaheim, County of Orange, State of
California, to wit:
That portion of lot 14 of ill1aheim Extension, in the City of
Anaheim, County of Orange, State of California, as shown on a
survey by William Hamel, a copy of which is filed in the office
of the County Recorder of said County, in Book 3, page 163, et
seq., titled lILos Angeles COW1ty f1aps, II shown as "not a part of
this subdivision" on the map of Tract No. 1697, recorded in Book
59, pages 43, 44 and 45 of Miscellaneous Maps, in the office of
said County Recorder, bounded by East Santa Ana Street, Placentia
Avenue and lots 104 through 116, as shown on said map of Tract
No. 1697.
EXCEPT that portion thereof lying southerly of a line parallel
with and southerly 130.00 feet, measured along the west line of
said Placentia Avenue, 60.00 feet wide, from the south line of
said East Santa Ana Street, 49.50 feet wide.
ALSO EXCEPT t.ile easterly 20.00 feet thereof.
ALSO EXCEPT that portion of Lot 14 of Anaheim Extension, in the
City of l~aheim, County of Orange, State of California, as per
survey by William H~aeli a copy of which is filed in the office
of the County Recorder of Orange County in Book 3, pages 163,
et seq. entitled :lLos Angeles County l1apsll described as follows:
Beginning at tne I\Jortheast corner of said Lot 14, as shown on a
Ilap of Tract 1697, recorded in Book 59, pages 43, 44 and 45 of
Hiscellaneous Haps, records of said Orange County; thence South
740 32' 0911 West 135.00 feet along the North line of said Lot 14;
thence Southeasterly at right angles to said North line to a
line 0arallel with the North line of said Lot 14 and 130.00 feet
south~rly, measured along the said Easterly line of said Lot 14;
thence Northeasterly along said parallel line to the Easterly
line of said Lot 14, thence Nor-th 00 10' 27" East 130.00 feet
along said Easterly line to the point of beginning.
AND WHEREAS, the City Planning Commission did hold a
public hearing at the City Hall in the City of Anaheim upon said
application on Julv 6th , 19 67 , notices of which
said public hearing were duly given as required by law and the
provisions of Title 18, Chapter 18.76 of the Anaheim MUnicipal
Code; and
WHEREAS, said Commission, after due inspection,
investigation and studies ~de by itself and in its behalf and
after due consideration of all evidence and reports offered at
said hearing did adopt its Resolution No. PC67-l55 ~
denying Conditional Use Permit No. 953

WHEREAS, thereafter, within twenty~two (22) days from
the date of the adoption of said resolution, the City Council
did elect, upo~ its own motion, to~iew the action of the
City Planning Commission in denyinq said Conditional Use
Pil?'rmit Bind did thereupon fix the 8th day of Auqust ~,
19_< 67~_, as the time and the Council Chamber in the City Hall
of the City of Anaheim as the place for a public hearing upon
:said Conditional Use Permit, and notices of such public hearing
were duly given. as required by la1.w and the provisions of Title
18, Chapter 18,76 of the Anaheim Municipal Code; and
WHEREAS, at the time and place fixed for said public
he~ring, the City Council did duly hold and conduct .suc.h hear-
~ng ~nd did give all persons int~rested therein an opportunity.
to be heard!:i.n.d did receive evidence and reports; and
WHEREAS, the City Council finds, after careful conside-
ration of the recommendations of the City Planning Commission
and all evidence and reports offered at said hearing, that~

The proposed use is properly one for which a
Conditional Use Permit is authorized by the
Anaheim Municipal Code.
The proposed use will not adversely affect the
adjoining land uses and the growth and development
of the area in which it is proposed to be located.
The size and shape of the site proposed for the
use is adequate to allo~ the ful1..ievelopment of
the proposed use in a manner not detr~en.t&l to the
p~rticular area nor to the peace, health, safety
and general welfare.
The traffic generated by th~ propdsed use will not
impose an undue burden upon t~s&eets and high-
ways designed and improved to carry .the traffic in
th'el area.

5. The gr~nting of the Conditional Use Permit under
the conditions imposed will not be detrimental to
the peace, health, safety and general welfare of
the citizens of the City of Anaheim.
NOW 8 THEREFORE~ BE IT RESOLVED by the City Council of
the City of Anaheim that the action of the City Planning Com-
mission den~ng said Conditional Use Permit be, and the
same is here y disaphroved, and that Conditional Use Permit
No. 953 be, and t e same is hereby, granted permitting
the establishment of a coin-operated car wash, with a waiver of
the 6-foot masonry wall requirement only (Section 18.40.070
(2-a-4) of the Anaheim Municipal Code), on the property herein-
before described, subject to the following conditions:

1. That trash storage areas shall be provided in
accordance with approved plans on file in the
Office of tne Director of Public Works and Super-
intendent of Streets, prior to final building
inspection.
2. That subject property shall be developed substan-
tially in accordance with plans and specifications
on file ~ith the City of Anaheim, marked Exhibits
Nos. 1, 2 and 3.

walvers of the required front, interior and screen land-
scaping be, and the same is hereby denied.

The City Council hereby reserves the right to
revoke such Conditional Use Permit for good cause or
failure of said owner his, heirs, successors
or assigns to comply with the Anaheim Municipal Code and
regulations and the condition(s) herein.
THE FOREGOING RESOLUTION is approved and signed
by me this 8th day of August , 1967
