A RESOLUTION OF THE CITY COUNCIL OF THE CITY
OF ANAHEIM GRANTING VARIANCE NO. 3199.
WHEREAS, after a request _f or variance by RAMMOHAN S.
PATEL, et al., owners, was received, a public hearing before the
Planning Commission of_ the City of Anaheim was held upon due and
proper notice, a result of which Variance No. 3199 was granted
covering the following described property:
THE NORTHERLY 263.00 FEET OF THE EASTERLY 255.00
FEET OF THE NORTHEAST QUARTER OF THE NORTHEAST QUAR-
TER OF THE NORTHEAST QUARTER OF SECTION 21, TOWNSHIP
4 SOUTH, RANGE 10 WEST IN THE RANCHO SAN JUAN CAJON
DE SANTA ANA, AS SHOWN ON A MAP RECORDED IN BOOK 51,
PAGE 10 OF MISCELLANEOUS MAPS, RECORDS OF ORANGE
COUNTY, CALIFORNIA. EXCEPTING THEREFROM THAT PORTION
THEREOF DESCRIBED AS FOLLOWS: BEGINNING AT THE
NORTHEAST CORNER OF SAID SECTION 21, SAID CORNER
BEING THE POINT OF INTERSECTION OF THE CENTER LINE OF
BALL ROAD WITH THE CENTER LINE OF WEST STREET AS
SHOWN ON THAT CERTAIN MAP FILED IN BOOK 10, PAGE 44
OF PARCEL MAPS, IN THE OFFICE OF THE COUNTY RECORDER
OF ORANGE COUNTY, CALIFORNIA; THENCE SOUTH 0 DEG.
15' 58" EAST, ALONG SAID CENTER LINE OF WEST STREET,
A DISTANCE OF 203.00 FEET; THENCE SOUTH 89 DEG. 30'
42" WEST, PARALLEL WITH SAID CENTER LINE OF BALL ROAD,
A DISTANCE OF 210.00 FEET; THENCE NORTH 0 DEG. 15'
58" WEST PARALLEL WITH SAID CENTER LINE OI' WEST STREET,
A DISTANCE OF 203.00 FEET TO A POINT IN THE CENTER
LINE OF BALL ROAD; THENCE NORTH 89 DEG. 30' 42" EAST
ALONG SAID CENTER LINE OF BALL ROAD, A DISTANCE OF
210.00 FEET 'r0 THE POINT OF BEGINNING; and
WHEREAS, thereafter, within the time prescribed by law,
an interested party or the City Council of the City of Anaheim, on
its own motion, caused the review of said Planning Commission action
at a public hearing noticed and held as prescribed by law and, as a
resu_tt thereof, the City Council does hereby make the following
findings:
1. That there are special circumstances applicable to the
property, including size, shape, topography, location or surround-
ings, which do not apply to other property under identical zoning
classification in the vicinity.
2. That, because of special circumstances shown in (1) above,
strict application of the zoning code deprives the property of privi-
leges enjoyed by other property under identical zoning classification
in the vicinity.

NOW, THEREFORE, BE IT RESOLVED by the City Council of the
City of Anaheim that a conditional zoning variance be, and the same
is hereby, granted permitting expansion of an existing motel on the
property hereinbefore described with waivers of the following sec-
tion of the Anaheim Municipal Code:
SECTION 18.06.060.0243 - Minimum number of parking
spaces. (30 required; 20
proposed)
That said variance be granted subject to the _following conditions:
1. That the owners of subject property shall pay the traffic
signal assessment fee (Ordinance No. 3896) in an amount as determined
by the City Council, for commercial buildings prior to the issuance
of a building permit.
2. That appropriate water assessment fees as determined by
the Office of Utilities General Manager shall be paid to the City
of Anaheim prior to the issuance of a bui]_ding permit.
3. That subject property shall be developed substantially in
accordance with plans and specifications on file with the City of
Anaheim marked Exhibit Nos. 1 and 2; and/or provided, however, that
no more than two (2) kitchen efficiency units may be installed, with
a maximum of 6-cubic foot refrigerators; two-burner stoves excluding
oven and baking facilites, and single compartment sinks; except that
the manager's unit will be allowed to have full kitchen facilities.
4. That Condition No. 3, above-mentioned, shall be complied
with prior to final building and zoning inspections.
5. That prior to final zoning, the existing driveways servic-
ing the property shall be widened in accordance with the City Traffic
Engineer's recommendations.
BE IT FURTHER RESOLVED that the City Council does hereby
find and determine that adoption of this Resolution is expressly
predicated upon applicant's compliance with each and all of the
conditions hereinabove set forth. Should any such condition, or
any part thereof, be declared invalid or unenforceable by the final
judgment of any court of competent jurisdiction, then this Resolution,
and any approvals herein contained, shall be deemed null and void.
BE IT FURTHER RESOLVED that the City Council hereby re-
serves the right to revoke such variance permit .for good cause or
failure of said owners, their heirs, successors or assigns to comply
"'~" with the Anaheim Municipal Code and regulations and the conditions
herein. Said variance is granted for the term prescribed by the
Anaheim Municipal Code unless otherwise specified herein.

THE FOREGOING RESOLUTION is approved and adopted by the
City Council of the City of Anaheim this 24th day of March, 1981.
