A RESOLUTION OF THE CITY COUNCIL OF THE
CITY OF ANAHEIM FINDING AND DETERMINING
THAT TITLE 18 OF THE ANAHEIM MUNICIPAL
CODE RELATING TO ZONING SHOULD BE AMENDED
AND THAT THE BOUNDARIES OF CERTAIN ZONES
SHOULD BE CHANGED.
WHEREAS, the City Planning Commission of the City of
Anaheim did hold a public hearing in Reclassification Proceed-
ings No. 64 -65 -64 to consider an amendment to
Title 18 o t e °na eim un cipa Code relating to zoning, and
to consider a change in the boundaries of the zone or zones
hereinafter mentioned and described, and at said hearing did
receive evidence and reports from persons interested therein
and from its staff; and
WHEREAS, within a period of forty days following said
hearing the P1- :.nning Commission did duly adopt a resolution
containing a report of its findings, a summary of the evidence
presented at said hearing, and a recommendation that the pro-
posed amendment be adopted by the City Council and that
certain zone or zones be changed .s hereinafter set forth; and
WHEREAS, upon receipt of sa=id resolution, summary of
evidence, report of findings and recommendation of the City
Planning Commission the City Council did fix the 12th day
of anuar 196i_ as the time, and the City Cou cil
C h t e City Hall of the City of Anaheim as the place
for a public hearing upon said proposed amendment to Title 18
of the Anaheim Muxnicip:1 Code, =nd the exclusion of said
property, hereinafter described, from the zone or zones in
which it is now situated and the incorporation thereof in the
zone or zones herein, =fter set forth, and did give notice there-
of in the manner and form as provided in said Title 18 of the
Anaheim Municipal Code; and
WHEREAS, at the time and place fixed fo?said public
he ring the City Council did hold and conduct such public
hearing and did give all persons interested therein an oppor-
tunity to be heard, and did receive evidence and reports, and
did thereupon consider the summary of evidence presented at
said public hearing before the Planning Commission, its report
of findings and recommendation; and
WHEREAS, the City Council does find and determine
that the amendment to Title 18 of the Anaheim Municipal Code
should be adopted and that the property hereinafter described
should be excluded from the zone or zones in which it is now
situated and incorporated in the zone or zones as hereinafter
set forth;
NOW, THEREFORE, BE IT RESOLVED by the City Council
of the City of Anaheim that Title 18 of the Anaheim Municipal
Code be, and the same is hereby, amended and that the following
described property, situated in the City of Anaheim, County
of 'Orange, State of California, to wit:
PARCEL 1
That portion of Tract 936 in the city of Anaheim, Orange
County, California, as shown on a map thereof recorded in
Book 30, page 2 of Miscellaneous Maps in the Office of the
Recorder of said county, described as follows:
Beginning in the east line of said tract of the intersection
thereof with the south line of Santa Ana Canyon Road as shown
on a map recorded in Book 74, age 2, of Records of Survey
of said county; thence South 1 09' 57" West along said east
line 330.00 feet; thence South 77 28' 43" West 506.68 feet;
thence South 45 45' 00" West 28.00 feet to the beginning
of a curve the radius point of which bears South 45 45' 00"
West 250.00 feet from said beginning; thence southerly and
westerly 370.88 feet along said curve through a central angle
of 85 00' 00"; thence South 49 15' 00" East radially to
said curve 28.00 feet to the beginning of a curve concentric
with previously described curve; thence westerly 215.91 feet
along said curve through a central angle of 44 30' 00" to
the beginning of a reverse curve having a radius of 200.00
feet; thence westerly 133.52 feet along said curve through a
central angle of 38 15' 00 thence North 43 00' 00" West,
radially to said curve, 56 feet to the beginning of a curve
the radius point of which bears North 61 30'00" East 258.00
feet from said beginning; thence northerly 119.33 feet along
said curve through a central angle of 26 30' 00" to the
beginning of a reverse curve having a radius of 50 feet; thence
northwesterly 31.42 feet along said curve through a central
angle of 36 00' 00" to the beginning of a reverse curve
having a radius of 60.00 feet; thence northerly 95.29 feet
along said curve through a central angle of 91 00' 00
thence North 37 00' 00" West radially to said curve 353.12
feet; thence South 50 38' 44" West 153.68 feet; thence North

south line of said Santa Ana Canyon Road and the north line
of the Parcels shown on said Record of Survey Map, said north
line being at this point the beginning of a curve the radius
point of which bears South 1 16' 25" East 5000.00 feet from
said beginning; thence easterly 534.09 feet along said curve
through a central angle of 6 07' 13 thence South 85 09'
12" East, tangent to said curve and along said north line
557.99 feet to the beginning of a tangent curve therein con-
cave northerly and having a radius of 2110.00 feet; thence
easterly 206.40 feet along said curve through a central angle
of 5 36' 17" to the point of beginning.
PARCEL 2:
That portion of Tract 936 in the City of Anaheim, Orange
County, California, as shown on a map thereof recorded in Book
30, page 2 of Miscellaneous Maps in the Office of the Recorder
of said county, described as follows:
Beginning in the easterly line of said tract at a point dis-
tant thereon South 1 09' 57" West 330.00 feet from the inter-
section thereof with the south line of Santa Ana Canyon Road
being also the north line of the portion of said tract as

shown on the map thereof recorded in Book 74, page 2 of
Records of Survey of said county; thence South 77 28' 43"
West 506.68 feet; thence South 45 45' 00" West 28.00 feet
to the beginning of a curve the radius point of which bears
South 45 45' 00" West 250.00 feet from said beginning;
thence southerly and westerly 370.88 feet along said curve
through a central angle of 85 00' 00 thence South 49
15' 00" East radially to said curve 28.00 feet; thence
South 55 00' 00" East 28.00 feet to the beginning of a
tangent curve concave northerly and having a radius of
450.00 feet; thence Easterly 263.11 feet along said curve
through a central angle of 33 30' 00 thence South 88
30' 00" East, tangent to said curve, 202.00 feet to said
east line of Tract 936; thence North 1 09' 57" East along
said east line 588.00 feet to the point of beginning.
be excluded from R-0, ONE- FAMILY SUBURBAN ZONE and ORANGE COUNTY
80 AR 10,000 ZONE, and incorporated in the following zones upon
the conditions hereinafter set forth:
That Parcel 1 hereinbefore described be changed to and in
corporated in C -1, NEIGHBORHOOD COMMERCIAL ZONE; and
That Parcel 2 hereinbefore described be changed to and
incorporated in C -0, COMMERCIAL OFFICE ZONE.
That said change of zones shall be made upon the following condi-
tions:
1. That a final tract map of subject property shall be
submitted to the City Council for approval and re-
corded in the Office of the Orange County Recorder;
or,
(a) That the owners of subject property shall deed
to the City of Anaheim sufficient land for an
ultimate 90 -foot right of way, in accordance with
Imperial Highway extension along the basic align-
ment as shown on Exhibit No. 1 on file with the
City of Anaheim.
(b) That the owners of subject property shall deed
to the City of Anaheim the land designated as
streets and /or alleys as shown on Exhibit No. 1
on file with the City of Anaheim.
(c) (1) That all engineering requirements of the
City of Anaheim along said streets, including
preparation of improvement plans and installation
of all improvements, such as curbs and gutters,
sidewalks, street grading and paving, drainage
facilities, or other appurtenant work shall be
complied with as required by the City Engineer
and in accordance with standard plans and specif i-
cations on file in the Office of the City Engineer;
and (2) that a bond in an amount and form satis-
factory to the City of Anaheim shall be posted
with the City to guarantee the installation of
said engineering requirements.

(d) That Condition No. 1 (a), (b) and (c) -(2)
above mentioned shall be complied with within
a period of 365 days from date hereof, or such
further time as the City Council may grant.
2. That the owners of subject property shall pay to
the City of Anaheim the sum of $2.00 per front foot,
along all streets as shown on Exhibit No. 1 on file
with the City of Anaheim, for street lighting purposes.
3. That the owners of subject property shall pay to the
City of Anaheim the sum of per front foot along
all streets as shown on said Exhibit No. 1, for tree
planting purposes.
4. That the alignment and grade of the Santa Ana Canyon
Road and access thereto shall be subject to approval
of the Division of Highways of the State of California.
5. That trash storage areas shall be provided in accord-
ance with approved plans on file in the office of the
Director of Public Works and Superintendent of Streets.
6. That fire hydrants shall be installed as required and
determined to be necessary by the Chief of the Fire
Department.
7. That subject property shall be developed substantially
in accordance with plans and specifications on file
with the City of Anaheim, marked "Exhibit No. 1
PROVIDED, HOWEVER, that final plans of development shall
be submitted to the Planning Commission and /or City
Council for approval.
8. That Conditions Nos. 2, 3, 4, 5 and 6 above mentioned
shall be complied with prior to final building in-
spection.
BE IT FURTHER RESOLVED that the City Attorney be,
and he is hereby authorized and directed to prepare and submit
to the City Council an ordinance amending Title 18 of the Ana-
heim Municipal Code to accomplish the objects herein found and
determined to be necessary and proper.
THE FOREGOING RESOLUTION is approved and signed by
me this 12th day of January, 1965.
