A RESOLUTION OF THE CITY COUNCIL OF THE
CITY OF ANAHEIM FINDING AND DETERMINING
THAT TITLE 18 OF THE ANAHEIM MUNICIPAL
CODE RELATING TO ZONING SHOULD BE AMENDED
AND THAT THE BOUNDARIES OF CERTAIN ZONES
SHOULD BE CHANGED.
WHEREAS, the City Planning Commission of the City of
Anaheim did hold a public hearing in Reel,= •ssification Proceed-
ings No. 64 -65 -26 to consider an amendment to
Title 18 o t e E;a laid un caps Code relating to zoning, and
to consider a change in the boundaries of the zone or zones
herein. -fter mentioned and described, and at said he ring did
receive evidence and reports from persons interested therein
and from its staff; and
WHEREAS, within a period of forty days following said
hearing the Planning Commission did duly adopt a resolution
containing report of its findings, a summary of the evidence
presented at said hearing, and a recommend tion that the pro-
posed amendment be adopted by the City Council and that a
certain zone or zones be changed as hereinafter set forth; and
WHEREAS, upon receipt of s;id resolution, summary of
evidence, report of findings and recommendation of the City
Planning Commission the City Council did fix the 27th day
of October 19 64 as the time, and the City Council
Ch m ers n E e City H l of the City of Anaheim as the place
for public hearing upon said proposed amendment to Title 18
of the Anaheim Municipal Code, and the exclusion of said
property, hereinafter described, from the zone or zones in
which it is now situated and the incorporation thereof in the
zone or zones hereinafter set forth, and did give notice there-
of in the manner and form as provided in said Title 18 of the
Anaheim Municipal Code; and
WHEREAS, at the time and place fixed for` public
hearing the City Council did hold ,:nod conduct such public
hearing and did give all persons interested therein an oppor-
tunity to be heard, and did receive evidence and reports, and
did thereupon consider the summary of evidence presented :t
said public hearing before the Planning Commission, its report
of findings and recommendation; and
WHEREAS, the City Council does find and determine
that the amendment to Title 18 of the Anaheim Municipal Code
should be adopted and that the property hereinafter described
should be excluded from the zone or zones in which it is now
situated and incorporated in the zone or zones as hereinafter
set forth;
NOW, THEREFORE, BE IT RESOLVED by the City Council
of the City of Anaheim that Title 18 of the Anaheim Municipal
Code be, and the same is hereby, amended and that the following
described property, situated in the City of Anaheim, County
of Orange, State of California, to wit.

Parcel 1:
That portion of the east half of the north half of the
south half of the southwest quarter of section 1, Town-
ship 4 South, Range 10 West, in the Rancho San Juan Cajon
de Santa Ana, in the City of Anaheim, county of Orange,
state of California, as said section is shown on a map
recorded in book 51 page 10 of Miscellaneous Maps, in
the office of the county recorder of said county, described
as follows:
Beginning at the southeast corner of lot 36 of Tract No.
3168, as per map recorded in book 103 page 1 of said
Miscellaneous Maps; thence North 89 52' 10" East 75.11
feet along the easterly prolongation of the southerly line
of said lot to a line parallel with and westerly 30.00
feet from the center line of Sunkist Street, as shown on
said map of Tract No. 3168; thence North 0 39' 10" West
88.21 feet along said parallel line to the beginning of
a curve on the South line of Banyan Court, as shown on
said map of Tract No. 3168, concave southwesterly having
a radius of 15.00 feet; thence northwesterly 23.43 feet
along said curve through a central angle of 89 28' 40"
to the northwesterly terminus of said curve; thence South
89 52' 10" West 59.38 feet to the northeast corner of
said lot 36; thence South 0 07' 50" East 103.00 feet to
the point of beginning.
Parcel 2:
That portion of the southeast quarter of the south-
west quarter of section 1, Township 4 South, Range
10 West, in the Rancho San Juan Cajon de Santa Ana,
City of Anaheim, County of Orange, State of California,
as said section is shown on a map recorded in book 51
page 10 of Miscellaneous Maps, in the office of the
county recorder of said county, described as follows:
Beginning at the southeast corner of lot 36 of
Tract No. 3168, as per map recorded in book 103

89 52' 10" East 75.11 feet along the easterly
prolongation of the southerly line of said lot to
a line parallel with and westerly 30.00 feet from

East 87.80 feet along said parallel line to the
beginning of a curve on the northerly line of
Sandlewood Court, as shown on said map concave

3168, as per map recorded in book 103 page 1 of said
Miscellaneous Maps; thence North 89 52' 10" East 75.11
feet along the easterly prolongation of the North line
of said lot to a line parallel with and 30.00 feet west-
erly from the center line of Sunkist Street; thence South
0 39' 10" East 87.80 feet along said parallel line to a
curve on the northerly line of Belmont Court, as shown
on said map of Tract No. 3168, concave northwesterly
having a radius of 15.00 feet; thence southwesterly 23.70
feet along said curve through a central angle of 90 31' 20"
to the southwesterly terminus thereof; thence North 89
52' 10" West 60.91 feet to the southeast corner of said
lot 21; thence North 0 07' 50" West 103.00 feet to the
point of beginning.
be excluded from R -A, RESIDENTIAL AGRICULTURAL ZONE, and in-
corporated in R -1, ONE- FAMILY RESIDENTIAL ZONE, upon the
following conditions:
1. That the owners of subject property shall deed to
the City of Anaheim a strip of land 30 feet in
width, from the center line of the street, along
Sunkist Street, for street widening purposes.

9. That Conditions Nos. 1, 3, 4, 6 and 8 above
mentioned shall be complied with within a period
of 180 days from date hereof, or such further
time as the City Council may grant.
BE IT FURTHER RESOLVED that the City Attorney be,
and he is hereby authorized and directed to prepare and sub-
mit to the City Council an ordinance amending Title 18 of
the Anaheim Municipal Code to accomplish the objects herein
found and determined to be necessary and proper.
THE FOREGOING RESOLUTION is approved and signed by
me this 4th day of November, 1964.
ATTEST:
2. That sidewalks shall be installed along Sandalwood
Court and Sunkist Street as required by the City
Engineer and in accordance with standard plans
and specifications on file in the Office of the
City Engineer, prior to final building inspection.
3. That all vehicular access rights to Sunkist Street,
except at street and /or alley openings, shall be
dedicated to the City of Anaheim.
4. That the owners of subject property shall pay to
the City of Anaheim the sum of 15 per front foot
along Sunkist Street, Banyan Court, Sandalwood
Court and Belmont Court, for tree planting pur-
poses.
5. That the owners of subject property shall pay to
the City of Anaheim the sum of $25.00 per dwelling
unit, to be used for park and recreation purposes,
said amount to be paid at the time the building
permit is issued.
6. That a Record of Survey to record the approved
division of subject property shall be recorded
in the Office of the Orange County Recorder.
7. That plans for the development of subject property
shall be subject to approval of the Development
Review Board.
8. That the owners of the property shall enter into
a written agreement, which shall be recorded in
the Office of the Orange County Recorder, giving
and granting unto the City that portion of the
right of way occupied by the pump house located
on the lot at the corner of Banyan Court and
Sunkist Street, said dedication of right of way
to become effective at the time the well is aban-
doned; and further agreeing that at such time as
the well is abandoned, the block pump house will
be removed and the well properly abandoned in ac-
cordance with specifications of the Anaheim
Municipal Code, all at the expense of the pro-
perty owners.
