A RESOLUTION OF THE CITY COUNCIL OF THE
CITY OF ANAHEIM GRANTING CONDITIONAL USE
PERMIT NO. 628
WHEREAS, the City Planning Commission of the City of
Anaheim did receive an application for a Conditional Use Permit
from LIONEL H. and LUCILLE BROWN, 6749 Mitchell Avenue, Riverside,
California, to permit the establishment of a specialty type
restaurant with on -sale beer, on the following described property
situated in the City of Anaheim, County of Orange, State of
California, to wit:
That portion of Lot 7 of "Anaheim Extension," in the City of
Anaheim, as shown on a map of survey by William Hamel,
acknowledged by Alfred Robinson, Trustee, recorded in Los
Angeles County, California, described as follows:
Beginning at the Southeast corner of that certain parcel of
land conveyed to Fred 0. Thompson and Ethel Thompson, by deed
recorded December 2, 1944, in Book 1286, page 419, Official
Records, said point being located on the center line of
Placentia Avenue, at a point 213.00 feet North 0 07' 30" East
from the intersection of said center line with the center line
of East Center Street, running thence North 0 07' 30" East
86.03 feet along said center line to the true point of
beginning; thence South 81 19' 30" West 357.13 feet to a
point in the West line of said parcel, said point being also
North 12 08' West 85 feet from the Southwest corner of said
parcel; thence North 12 08' West 81.63 feet along said West
line to a point; thence North 77 52' 20" East 377.80 feet
to a point in the Easterly line of said parcel, also the
center line of Placentia Avenue; thence South 0 07' 30"
West 105.23 feet along the Easterly line of said parcel
to the point of beginning;
EXCEPTING THEREFROM the portion included in public highway
along the East side.
AND WHEREAS, the City Planning Commission did hold a
public hearing at the City Hall in the City of Anaheim upon said
application on October 19 19 64 notices of which
said public hearing were duly given as required by law and the
provisions of Title 18, Chapter 18.76 of the Anaheim Municipal
Code; and
WHEREAS, said Commission, after due inspection,
investigation and studies made by itself and in its behalf and
after due consideration of all evidence and reports offered at
said hearing did adopt its Resolution No. 1371 Series 1964 -65,
granting Conditional Use Permit No. 1371.

WHEREAS, thereafter, within twenty -two (22) days from
the date of the adoption of s yid resolution, the City Council
did elect, upon its own motion, to review the action of the
City Planning Commission in granting s id Conditional Use
Permit and did thereupon fix the 24th day of o e er
19 64 as the time and the Council Chamber in the ity Hall
of tCity of Anaheim as the place for a public hearing upon
said Conditional Use Permit, and notices of such public hearing
were duly given s required by 14w and the provisions -of Title

WHEREAS, the City Council finds, after careful conside-
r.a.tiEn of the recommendations of the City Planning Commission
and all evidence and reports offered at said he ring, that
1. The proposed use is properly one for which a
Conditional Use Permit is authorized by the
An heim Munic ip. 1 Code.
2. The proposed use will not adversely affect the
adjoining land uses and the growth and development
of the ,rea in which it is proposed to be loc; =ted.
3. The size and shape of the site proposed for the
use is adequate to allow, the full development of
the proposed, use in a manner net detri4taental to the
particul r area nor to the peace, health, safety
and general' welfare.
The trfffic generated by the prop sed use will not
impose an undue burden upon the...streets and high-
ways designed and improved to carry the traffic in
the area.
5. The granting of the Conditional Use Permit under
the conditions imposed will not be detrimental to
the peace, health, safety and general welfare of
the citizens of the City of Anaheim.
NOW, THEREFORE, BE IT RESOLVED by the City Council of
the City of An, =heim that the action of the City Planning Com-
mission granting said Conditional Use Permit be, and the
s. -me is hereby sustained and that Conditional Use Permit
No. 628 be, and the same is hereby, granted permitting
the establishment and operation of a specialty type restaurant
with on -sale beer, on the property hereinbefore described,
subject to the following conditions:
1. That sidewalks and driveways shall be installed
along State College Boulevard as required by the
City Engineer and in accordance with standard plans
and specifications on file in the Office of the
City Engineer; and that said sidewalks and drive-
ways shall be installed prior to final building
inspection.
2. That trash storage areas shall be provided in
accordance with approved plans on file in the
Office of the Director of Public Works and
Superintendent of Streets, prior to final building
inspection.
3. That fire hydrants shall be installed as required
and determined to be necessary by the Chief of
the Fire Department, said fire hydrants to be
installed prior to final building inspection.
4. That subject property shall be developed sub-
stantially in accordance with plans and specifi-
cations on file with the City of Anaheim, marked
"Exhibits Nos. 1, 2 and 3 PROVIDED, HOWEVER,
that the proposed sign does not constitute part
of the approval.
5. That this Conditional Use Permit is granted
subject to the completion of Reclassification
Proceedings No. 63 -64 -107 now pending.
The City Council hereby reserves the right to revoke
such Conditional Use Permit for good cause or failure of said
owners, their heirs, successors or assigns to comply with the
Anaheim Municipal Code and regulations and the conditions
herein.
THE FOREGOING RESOLUTION is approved and signed by me
this 24th day of November, 1964.
