A RESOLUTION OF THE CITY COUNCIL OF THE
CITY OF ANAHEIM GRANTING CONDITIONAL USE
PERMIT NO. 669.
WHEREAS, the City Planning Commission of the City
of Anaheim did receive an application for a Conditional Use
Permit from HARLEY L. and BETTY J. HOSKINS, 205 N. State Col-
lege Boulevard, Anaheim, California and STATE COLLEGE MEDICAL
CENTER, 215 N. State College Boulevard, Anaheim, California,.
to establish a medical center and hospital complex, and permit-
ting a waiver of the maximum height limitation within 150 feet
of R -A Zoned property, on Parcels 1 and 2 of the following
described property situated in the City of Anaheim, County of
Orange, State of California, to wit:
PARCEL 1:
That portion of Lot 7 of Anaheim Extension, in the City
of Anaheim, County of Orange, State of California, as
shown on a map of Survey made by William Hamel and filed
in the office of the county recorder of Los Angeles
county, California, a copy of which is shown in book 3,
page 163 et seq., entitled "Los Angeles County Maps
in the office of the county recorder of said Orange
County, described as follows:
Beginning at the Southeast corner of the land conveyed
to Fred 0. Thompson and Ethel Thompson, by deed recorded
December 2, 1944 in book 1286 page 419 of Official Re-
cords, said point being on the center line of Placentia
Avenue North 0 07' 30 East 213.00 feet from the inter-
section of said center line with the center line of East
Center Street; running thence North 0 07' 30" East
191.26 feet along said center line to the true point of
beginning; thence South 77 52' 20" West 377.80 feet to a
point in the West line of said parcel, North 12° 08' West
166.63 feet from the Southwest corner of said parcel;
thence North 12 08' West 81.63 feet to the Northwest
corner of said parcel; thence North 74 52' 30" East
401.65 feet to the Northeast corner of said parcel;
thence South 0 07' 30" West 105.23 feet to the point of
beginning.
EXCEPT the portion thereof included in public highway
along the East side, as said highway appeared on November
18, 1930.
PARCEL 2:
The portion of Lot 7 of Anaheim Extension, as shown on a
Map of Survey by William Hamel, acknowledged by Alfred
Robinson, trustee, records of Los Angeles County, Cali-
fornia, described as follows:
Beginning at a point in the East line of said Lot 7,
North 0 7' 30" East 670.83 feet from a bolt in the
pavement marking the Southeasterly corner of said Lot 7;
thence South 0 7' 30" West along the said East line
161.70 feet; thence South 74 38 30" West 31.13 feet

to a 4 x 4 redwood post; thence South 74 38' 30" West
570.72 feet to a point in the Easterly line of Tract No.
255; East Anaheim Subdivision, as shown on a Map recorded
in book 14, page 25 of Miscellaneous Maps, records of
Orange County, California, 466.90 feet North 12° 8' 5"
West from a 4 x 4 redwood post at the Southeast corner of
Lot 1 of said Tract No. 255, and 0.27 feet North 74 38'
30" East from 4 x 4 redwood post; thence North 12 8' 5"
West along the Easterly line of said Tract No. 255, 155.20
feet; thence North 74 34' 15" East 636.30 feet to the
point of beginning.
Excepting therefrom a strip of land, 30 feet wide, off
the East side included in Placentia Avenue.
PARCEL 3:
Lot No. 11 of Tract No. 255, as shown on a map recorded
in Book 14, Page 25 of Miscellaneous Maps, records of
Orange County, California.
AND WHEREAS, the
public hearing at the City
application on February 1,
hearing were duly given as
of Title 18, Chapter 18.76
City Planning Commission did hold a
Hall in the City of Anaheim upon said
1965, notices of which said public
required by law and the provisions
of the Anaheim Municipal Code; and
WHEREAS, said Commission, after due inspection,
investigation and studies made by itself and in its behalf and
after due consideration of all evidence and reports offered at
said hearing did adopt its Resolution No. 1520, Series 1964 -65,
granting Conditional Use Permit No. 669, subject to certain
conditions therein set forth; and
WHEREAS, thereafter within twenty -two (22) days from
the date of the adoption of said resolution, the City Council
did elect, upon its own motion, to review the action of the
City Planning Commission in granting said Conditional Use
Permit and did thereupon fix the 2nd day of March, 1965, as
the time and the Council Chamber in the City Hall of the City
of Anaheim as the place for a public hearing upon said Condi-
tional Use Permit, and notices of such public hearing were
duly given as required by law and the provisions of Title 18,
Chapter 18.76 of the Anaheim Municipal Code; and
WHEREAS, at the time and place fixed for said public
hearing, the City Council did duly hold and conduct such hear-
ing and did give all persons interested therein an opportunity
to be heard and did receive evidence and reports; and
WHEREAS, the City Council finds, after careful conside-
ration of the recommendations of the City Planning Commission
and all evidence and reports offered at said hearing, that:
1. The proposed use is properly one for which a
Conditional Use Permit is authorized by the Anaheim
Municipal Code.
2. The proposed use will not adversely affect the
adjoining land uses and the growth and development
of the area in which it is proposed to be located.

3. The size and shape of the site proposed for the
use is adequate to allow the full development of
the proposed use in a manner not detrimental to the
particular area nor to the peace, health, safety
and general welfare.
4. The traffic generated by the proposed use will not
impose an undue burden upon the streets and high-
ways designed and improved to carry the traffic in
the area.
5. The granting of the Conditional Use Permit under
the conditions imposed will not be detrimental to
the peace, health, safety and general welfare of
the citizens of the City of Anaheim.
NOW, THEREFORE, BE IT RESOLVED by the City Council of
the City of Anaheim that the action of the City Planning Commis-
sion granting said Conditional Use Permit be, and the same is
hereby sustained, and that Conditional Use Permit No. 669 be,
and the same is hereby, granted permitting the establishment of
a medical center and hospital complex, and a waiver of the maxi-
mum height limitation within 150 feet of R -A, Agricultural
Zoned property, on Parcels 1 and 2 of the property hereinbefore
described, subject to the following conditions:
1. That sidewalks and driveways shall be installed along
State College Boulevard, as required by the City
Engineer and in accordance with standard plans and
specifications on file in the Office of the City
Engineer, prior to final building inspection.
2. That sidewalks shall be installed along Coffman
Street, as required by the City Engineer and in ac-
cordance with standard plans and specifications on file
in the Office of the City Engineer, prior to final
building inspection.
3. That the driveway depression along Coffman Street
shall be removed, as required by the City Engineer
and in accordance with standard plans and specifica-
tions on file in the Office of the City Engineer,
prior to final building inspection.
4. That trash storage areas shall be provided in accord-
ance with approved plans on file in the Office of
the Director of Public Works and Superintendent of
Streets, prior to final building inspection.
5. That fire hydrants shall be installed as required
and determined to be necessary by the Chief of the
Fire Department, said fire hydrants to be installed
prior to final building inspection.
6. That subject property shall be developed substantially
in accordance with plans and specifications on file
with the City of Anaheim, marked Exhibits Nos. 1 and
2.
7. That all air conditioning facilities shall be properly
shielded from view from abutting streets.

ATTEST:
8. That a 6 -foot masonry wall shall be constructed
along the north, west and south property lines of
Parcel No. 3 to insure that no commercial traffic
will be utilizing the residential street, and that
said wall shall be constructed prior to the reclas-
sification of Parcel 3.
9. That this Conditional Use Permit is granted subject
to the completion of Reclassification Proceedings
No. 64 -65 -85 now pending.
The City Council hereby reserves the right to
revoke such Conditional Use Permit for good cause or failure
of said owners, their heirs, successors or assigns to comply
with the Anaheim Municipal Code and regulations and the condi-
tions herein.
THE FOREGOING RESOLUTION is approved and signed by
me this 23rd day of March, 1965.
