A RESOLUTION OF THE CITY COUNCIL OF THE
CITY OF ANAHEIM FINDING AND DETERMINING
THAT TITLE 18 OF THE ANAHEIM MUNICIPAL
CODE RELATING TO ZONING SHOULD BE AMENDED
AND THAT THE BOUNDARIES OF CERTAIN ZONES
SHOULD BE CHANGED.
WHEREAS, the City Planning Commission of the City of
Anaheim did hold a public hearing in Reclassification Proceed-
ings No. 64 -65 -68 to consider an mendment to
Title 18 of the Anaheim Municipal Code relating to zoning, and
to consider a change in the boundaries of the zone or zones
hereinafter mentioned and described, and at said hearing did
receive evidence and reports from persons interested therein
and from its staff; and
WHEREAS, within a period of forty days following said
hearing the Planning Commission did duly adopt a resolution
containing a report of its findings, a summary of the evidence
presented at said hearing, and a recommendation that the pro-
posed amendment be adopted by the City Council and that a
certain zone or zones. be changed as hereinafter set forth; and
WHEREAS, upon receipt of said resolution, summary of
evidence, report of findings and recommendation of the City
Planning Commission the City Council did fix the 26th day
of January 19 65 as the time, and the City Council
Chambers in the Cityl of the City of Anaheim as the place
for a public hearing upon said proposed amendment to Title 18
of the Anaheim Municipal Code, and the exclusion of said
property, hereinafter described, from the zone or zones in
which it is now situated and the incorporation thereof in the
zone or zones hereinafter set forth, and did give notice there-
of in the manner and form as provided in said Title 18 of the
Anaheim Municipal Code; and
WHEREAS, at the time and place fixed for" public
hearing the City Council did hold and conduct such public
hearing and did give all persons interested therein an oppor-
tunity to be heard, and did receive evidence and reports, and
did thereupon consider the summary of evidence presented at
said public hearing before the Planning Commission, its report
of findings and recommendation; and
WHEREAS, the City Council does find and determine
that the amendment to Title 18 of the Anaheim Municipal Code
should be adopted and that the property hereinafter described
should be excluded from the zone or zones in which it is now
situated and incorporated in the zone or zones as hereinafter
set forth;
NOW, THEREFORE, BE IT RESOLVED by the City Council
of the City of Anaheim that Title 18 of the Anaheim Municipal
Code be, and the same is hereby, amended and that the following
described property, situated in the City of Anaheim, County
of 'Orange, State of California, to,wit:

That portion of the easterly one half of the north-
east quarter of Section 14, Township 4 South, Range
11 West, in the Rancho Los Coyotes, as said section
is shown on a map record in Book 51, page 11, of
Miscellaneous Maps, records of Orange County, des-
cribed as follows:
Beginning at a point in the southerly line of the
northeast quarter of the northeast quarter of said
section 14, distant thereon South 89 36' 59" West,
41.13 feet from the southeast corner of said north-
east quarter of the northeast quarter; thence south
89 36' 15" West, 216.92 feet, thence north 0 19' 27"
West, 1011.94 feet, thence north 89 40' 53" East,
195.25 feet to a point on a tangent curve concave
westerly and having a radius of 16,066 feet; a
radial line passing through said point bears north
89 22' 27.1" East; thence southerly along said
curve through a central angle of 1 21' 05.1" an arc
distance of 378.94 feet; thence south 1 58' 38" East
320.60 feet; to the beginning of a tangent curve
concave westerly and having a radius of 15,934 feet;
thence southerly along said curve through a central
angle of 1 07' 24.1" an arc distance of 312.41 feet
to the point of beginning.
EXCEPTING THEREFROM the following described land:
Beginning at a point North 0 10' 16" West 478.76
feet and South 89 40' 53" West 53.16 feet from
the Southeast corner of the Northeast quarter of
the Northeast quarter of said Section 14; thence
South 89 40' 53" West 206.17 feet; thence North
0 19' 27" West 217.00 feet; thence North 89 40' 53"
East 200.03 feet to a point in a curve concave East-
erly and having a radius of 16,066 feet, a radial
line to said point bears South 88 14' 51" West;
thence Southerly along said curve through a central
angle of 0 13' 29" an arc distance of 63.01 feet;
thence South 1 58' 38" East 154.07 feet to the
point of beginning.
be excluded from R -A, RESIDENTIAL AGRICULTURAL ZONE and in-
corporated in C -3, HEAVY COMMERCIAL ZONE, upon the following
conditions:
1. That final plans for the development of subject
property shall be submitted to the Development
Review Board prior to the issuance of a building
permit, to insure that such final plans comply
with all zoning ordinances.
2. That the owner of subject property shall deed to
the City of Anaheim a strip of lane 64 feet in width,
including 15 -foot radius corner returns at Beach
Boulevard, for street widening purposes, as shown on
Exhibit No. 5 on file with the City of Anaheim.
3. (a) That all engineering requirements of the City of
Anaheim along Beach Boulevard and Graciosa Lane, in-
cluding preparation of improvement plans and installa-
tion of all improvements, such as curbs and gutters,

sidewalks, street grading and paving, drainage
facilities, or other appurtenant work shall be
complied with as required by the City Engineer and
in accordance with standard plans and specifications
on file in the Office of the City Lngineer; and (b)
that a bond in an amount and form satisfactory to
the City of Anaheim shall be posted with the City
to guarantee the installation of said engineering
requirements.
4. That the owner of subject property shall pay to
the City of Anaheim the sum of $2.00 per front foot,
along Beach Boulevard and Graciosa Lane for street
lighting purposes.
5. That the owner of subject property shall pay to the
City of Anaheim the sum of 15c per front foot along
Beach Boulevard and Graciosa Lane, for tree planting
purposes.
6. That trash storage areas shall be provided in ac-
cordance with approved plans on file in the Office
of the Director of Public Works and Superintendent
of Streets, prior to final building inspection.
7. That the completion of these reclassification proceed-
ings is contingent upon the approval of a revised
map of Tentative Tract No. 5141.
8. That Conditions Nos. 2, 3(b), 4, 5 and 7 above
mentioned shall be complied with within a period
of 180 days from date hereof, or such further time
as the City Council may grant.
BE IT FURTHER RESOLVED that the City Attorney be,
and he is hereby authorized and directed to prepare and submit
to the City Council an ordinance amending Title 18 of the
Anaheim Municipal Code to accomplish the objects herein found
and determined to be necessary and proper.
THE FOREGOING RESOLUTION is approved and signed by
