A RESOLUTION OF THE CITY COUNCIL OF THE
CITY OF ANAHEIM GRANTING CONDITIONAL USE
PERMIT NO. 733
WHEREAS, the City Planning Commission of the City of
Anaheim did receive an application for a Conditional Use Permit
from GRIFFITH BROS., 887 South Anaheim Boulevard, Anaheim,
California, to establish a multiple family, planned residential
development on the following described property situated in the
City of Anaheim, County of Orange, State of California, to wit:
Those portions of Lots 1 and 8 in Block 12 of
the subdivision of the south half of Section 21,
Township 4 South, Range 10 West of the San
Bernardino Meridian, in the City of Anaheim,
County of Orange, State of California, as per
map recorded in Book 1, page 33 of Miscellane-
ous Record Maps, in the Office of the County
Recorder of said County, lying southeasterly
of the southeasterly line of the land conveyed
to the Orange County Flood Control District
by deed recorded January 2, 1958 in Book 4153,
Page 315, Official Records of Orange County,
California.
AND WHEREAS, the City Planning Commission did hold a
public hearing at the City Hall in the City of Anaheim upon said
application on August 30 19 65 notices of which
said public hearing were duly given as required by law and the
provisions of Title 18, Chapter 18.76 of the Anaheim Municipal
Code; and
WHEREAS, said Commission, after due inspection,
investigation and studies made by itself and in its behalf and
after due consideration of all evidence and reports offered at
said hearing did adopt its Resolution No. 174/-- Series
1965 -66 granting Conditional Use ermit No. 733
subject to the conditions therein set forth and
WHEREAS, thereafter, within twenty-two (22) days from
the date of the adoption of said resolution, the City Council
did elect, upon its own motion, to *ew the action of the
City Planning Commission in grantin said Conditional Use
Permit and did thereupon fix the 5th day of October
15, as the tinlLe and the Council Chamber in the City

of the City of Anaheim as the place for a public hearing upon
said Conditional Use Permit, and notices of such public hearing
were duly given s required by l.;tw end the provisions of Title
18, Chapter 18076 of the Anaheim Municipal Code; and
WHEREAS, at the time and place fixed for said public
hearing, the City Council did duly hold :.and conduct 'such hear-
ing and did give all persons interested therein an opportunity.
to be heard and did receive evidence and reports; and
WHEREAS, the City Council finds, after careful conside-
ration of the recommendations of the City Planning Commission
and all evidence and reports offered at said hearing, that
1. The proposed use is properly one for which a
Condition :1 Use Permit is authorized by the
Anaheim Municipal Code.
2. Th proposed use will not adversely affect the
adjoining land uses and the growth and development
of the ,:_rea in which it is proposed to be loc ted.
3, The size and shape of the site proposed for the
use is adequ..te to allow; the full_ development of
the proposed use in manner not detrmental to the
particular area nor to the peace, he.'lth, safety
and general welfare.
4. The traffic generated by the proposed use will not
impose an undue burden upon t.s reets and high
ways designed ..and improved to carry the tr,..ffic in

5. The granting of the Conditional Use Permit under
the conditions imposed will not be detrimental to
the peace, health, safety and general welfare of
the citizens of the City of Anaheim.
NOW, THEREFORE, BE IT RESOLVED by the City Council of
the City of An -heim th =,t the action of the City Planning Com-
mission granting s-id Conditional Use Permit be, and the
same is hereby sustained and that Conditional Use Permit
No. 733 be, and the same is hereby, granted permitting
the establishment of a multiple family, planned residential
development, on the property hereinbefore described, subject
to the following conditions:
1. That trash storage areas shall be provided in accord-
ance with approved plans on file in the Office of the
Director of Public Works and Superintendent of Streets,
prior to final building inspection.
2. That fire hydrants shall be installed as required and
determined to be necessary by the Chief of the Fire
Department, said fire hydrants to be installed prior
to final building inspection.

3. That the owner of subject property shall pay to
the City of Anaheim the sum of $25.00 per dwelling
unit, to be used for park and recreation purposes,
said amount to be paid at the time the building
permit is issued.
4. That this conditional use permit is granted subject
to the completion of Reclassification Proceedings
No. 65 -66 -22 now pending.
5. That subject property shall be developed substan-
tially in accordance with plans and specifications
on file with the City of Anaheim, marked Exhibit
No. 1, Revision No. 2, and Exhibits Nos. 2 through
10; provided, however, that the proposed wall
adjacent to the swimming pool on the north of
subject property shall be in conformance with
Anaheim Municipal Code requirements.
The City Council hereby reserves the right to revoke
such conditional use permit for good cause or failure of said
owner, its successors or assigns to comply with the Anaheim
Municipal Code and regulations and the conditions herein.
THE FOREGOING RESOLUTION is approved and signed by
me this 5th day of October, 1965.
