A RESOLUTION OF THE CITY COUNCIL OF THE
CITY OF ANAHEIM FINDING AND DETERMINING
THAT TITLE 18 OF THE ANAHEIM MUNICIPAL
CODE RELATING TO ZONING SHOULD BE AMENDED
AND THAT THE BOUNDARIES OF CERTAIN ZONES
SHOULD BE CHANGED.
WHEREAS, the City Planning Commission of the City of
Anaheim did hold a public hearing in Reclassification Proceed-
ings No. 65 -66 -32 to consider an amendment to
Title 18 OT Municipal Code relating to zoning, and
to consider a change in the boundaries of the zone or zones
hereinafter mentioned and described, and at said hearing did
receive evidence and reports from persons interested therein
and from its staff; and
WHEREAS, within a period of forty days following said
hearing the Planning Commission did duly adopt a resolution
containing a report of its findings, a summary of the evidence
presented at said hearing, and a recommendation that the pro-
posed amendment be adopted by the City Council and that a
certain zone or zones be changed as hereinafter set forth; and
WHEREAS, upon receipt of said resolution, summary of
evidence, report of findings and recommendation of the City
Planning Commission the City Council did fix the 31st day
of August 19 65 as the time, and the City Council
Chambers in the City Hall of the City of Anaheim as the place
for a public hearing upon said proposed amendment to Title 18
of the Anaheim Municipal Code, and the exclusion of said
property, hereinafter described, from the zone or zones in
which it is now situated and the incorporation thereof in the
zone or zones hereinafter set forth, and did give notice there-
of in the manner and form as provided in said Title 18 of the
Anaheim Municipal Code; and
WHEREAS, at the time and place fixed for said public
hearing the City Council did hold and conduct such public
hearing and did give all persons interested therein an oppor-
tunity to be heard, and did receive evidence and reports, and
did thereupon consider the summary of evidence presented at
said public hearing before the Planning Commission, its report
of findings and recommendation; and
WHEREAS, the City Council does find and determine
that the amendment to Title 18 of the Anaheim Municipal Code
should be adopted and that the property hereinafter described
should be excluded from the zone or zones in which it is now
situated and incorporated in the zone or zones as hereinafter
set forth.
NOW, THEREFORE, BE IT RESOLVED by the City Council
of the City of Anaheim that Title 18 of the Anaheim Municipal
Code be, and the same is hereby, amended and that the following
described property, situated in the City of Anaheim, County
of Orange, State of California, to wit:

PARCEL 1.
That portion of the southeast quarter of the southeast
quarter of section 6, Township 4 South, Range 10 West,
in the Rancho Los Coyotes, city of Anaheim, county of
Orange, state of California, as per map recorded in book
51 page 10 of Miscellaneous Maps, in the office of the
county recorder of said county, described as follows:
Beginning at the intersection of a line parallel with and
distant 50.00 feet northerly from the South line of said
section 6 with a line parallel with and distant 50.00
feet westerly from the East line of said section 6; thence
North 0 47' 15" West 150.00 feet along said last mentioned
parallel line to the true point of beginnin§; thence North
0 47' 15" West 40.00 feet; thence South 89 21' 40" West
636.00 feet parallel with the South line of said section;
thence South 0 47' 15" East 127.00 feet to a line parallel
with and distant 113.00 feet northerly from the southerly
line of said section; thence North 89 21' 40" East 236.22
feet along said parallel line to an angle point in the
northerly line of the land described in a deed to the State
of California, recorded July 20, 1955 in book 3144 page
583 of Official Records; thence South 80 27' 33" East
along said northerly line a distance of 253.89 feet to
the southwest corner of the land described in a lease,
recorded January 30, 1956 in book 3375 page 119 of Official
Records; thence along the boundary of the land described
in said lease North 0 47' 15" West 121.87 feet, North
89 21' 40" East 125.00 feet, North 0 47' 15" West 10.00
feet and North 89 21' 40" East 25.00 feet to the true
point of beginning.
PARCEL 2.
That portion of the southeast quarter of the southeast
quarter of section 6, Township 4 South, Range 10 West,
in the Rancho Los Coyotes, city of Anaheim, county of
Orange, state of California, as per map recorded in book
51 page 10 of Miscellaneous Maps, in the office of the
county recorder of said county, described as follows:
Beginning at a point in the East line of said Section
6, distant 300 feet North from the southeast corner
thereof; thence West 686.00 feet and parallel with the
south line of said section 6; thence North 314 feet;
thence East 686 feet to the East line of said section
6; thence South 314 feet to the point of beginning.
EXCEPT that portion thereof described as follows:
Beginning at a point in the East line of said section
6 distant thereon North 0 44' 50" West 300 feet from
the Southeast corner of said section 6; thence $ara11e1
with the south line of said section 6 South 89 21'
15" West 50 feet; thence North 44 18 12" East 28.26
feet; thence North 89 15' 10" East 30 feet to a point
in said East line distant thereon North 0 44' 50

That portion of the southeast quarter of the south-
east quarter of section 6, Township 4 South, Range
10 West, in the Rancho Los Coyotes, city of Anaheim,
county of Orange, state of California, as per map
recorded in book 51 page 10 of Miscellaneous Maps,
in the office of the county recorder of said county,
described as follows:
Beginning at a point on the southerly line of Tract
No. 2201, as shown on a map recorded in book 63 pages
47 to 50 inclusive of Miscellaneous Maps, records of
Orange County, California, South 89 21' 40" West
686.00 feet from the intersection of said southerly
line with the easterly line of said section 6; thence
continuing South 89 21' 40" West 635.85 feet to the
northeast corner of Lot 157 of said Tract No. 2201;
thence South 0 46' 40" East 292.11 feet along the
boundary of said Tract No. 2201 to the northeasterly
line of land described in a deed to the state of
California, recorded June 9, 1950 in book 2025 page
38 of Official Records; thence South 57 13' 30'
East 355.06 feet along said northeasterly line to the
most westerly corner of land described as Parcel 1 in
a deed to the state of California recorded June 23,
1955 in book 3113 page 345 of Official Records; thence
South 84 14' 12" East 119.85 feet to an angle point
in northerly line of said land of the state of
California last above described; thence continuing
along said northerly line North 89 21' 40" East 67.96
feet to the westerly line of the easterly 839.00
feet of the southeast quarter of said section 6; thence

line to the northerly line of the southerly 160.00

EXCEPT that portion of said land included within a
strip of land 60 feet wide, the northerly line of which
is the westerly prolongation of the northerly line of
that certain parcel of land described in the deed to
Jess M. Canright and wife recorded February 17, 1953
in book 2454 page 556 of Official Records, extending
from the westerly line of said land to intersect the
northeasterly line of the land described in the deed
to the state of California recorded June 9, 1950 in
book 2025 page 38 of Official Records.
ALSO EXCEPT from that portion of Parcel 3 lying easterly
of the westerly 2.75 feet, an undivided one -half in-
terest in all oil, petroleum, natural gas, mineral rights
and other hydrocarbon substances in, on or under said
land, as reserved in the deed from Magda H. Benson,
a widow, recorded December 15, 1952 in book 2424 page
81 of Official Records.

That portion of the southeast quarter of the south-
east quarter of section 6, Township 4 South, Range
10 West, in the Rancho Los Coyotes, city of Anaheim,
county of Orange, state of California, as per map
recorded in book 51 page 10 of Miscellaneous Maps,
in the office of the county recorder of said county,
described as follows:
Beginning at that point on the westerly line of the
southeast quarter of the southeast quarter of section
6, being the most northerly corner of that certain
parcel of land conveyed to the state of California
by deed recorded June 9, 1950 in book 2025 page 38
of Official Records; thence South 57 13' 30" East
40.67 feet along the northeasterly line of said certain
parcel so conveyed to the northerly line of that cer-
tain Parcel 2 as described in a deed to the state of
California, recorded June 23, 1955 in book 3113 page
345 of said Official Records; thence North 89 21'
15" East 1238.68 feet along said northerly line and
the easterly prolongation thereof to a line parallel
with and distant 50.00 feet westerly from the easterly
line of said section 6; thence South 0 47' 40" East
along said parallel line to a line parallel with and
distant 60.00 feet southerly from the hereinabove men-

county recorder of said county, described as follows:
Beginning at the intersection of the westerly line of
that certain real property conveyed to Jess M. Canright
et ux., by deed recorded in book 2454 page 556 of
Official Records with a line parallel with and dis-
tant northerly 113.00 feet from the southerly line of
said section 6; thence along said parallel line,
South 89 21' 15" West 153.00 feet to the westerly
line of that certain parcel of land conveyed to the

state of California by deed recorded January 10, 1955
in book 2918 page 446 of Official Records; thence
North 0 47' 40" West 47.00 feet along said westerly
line to the northerly line of said certain parcel so
conveyed; thence North 89 21' 15" East 153.00 feet
along said northerly line and the easterly prolongation
thereof to the hereinabove first mentioned westerly
line; thence along said first mentioned westerly line,
South 0 47' 40" East, 47.00 feet to the point of

be excluded from R -A, AGRICULTURAL ZONE, C -1, GENERAL COMMERCIAL
ZONE and C -2, GENERAL COMMERCIAL ZONE, and incorporated in M -1,
LIGHT INDUSTRIAL ZONE, upon the following conditions:
1. That the owner of subject property shall deed to the
City of Anaheim a strip of land 60 feet in width, from
the center line of the street, along Brookhurst Street,
for street widening purposes.
2. That the owner of subject property shall pay to the
City of Anaheim the sum of $2.00 per front foot, along
Brookhurst Street, for street lighting purposes.
3. That all vehicular access rights to Rhodes Avenue
shall be dedicated to the City of Anaheim.
4. That trash storage areas shall be provided in accord-
ance with approved plans on file in the Office of the
Director of Public Works and Superintendent of Streets,
prior to the issuance of a business license.
5. That sidewalks shall be installed along Brookhurst
Street, as required by the City Engineer and in accord-
ance with standard plans and specifications on file
in the Office of the City Engineer.
6. That a modified cul -de -sac shall be provided at the
terminus of Rhodes Avenue, and that said cul -de -sac
shall be subject to the approval of the City Engineer.
7. That the owner of subject property shall place of
record City of Anaheim M -1 Deed Restrictions, approved
by the City Attorney, which restrictions shall limit
the use of subject property as follows:
"Any manufacturing, processing or treatment of products
permitted on subject property shall be of a limited
nature and shall be conducted wholly within the build-
ing in such manner that any objectionable noise, odor,
smoke, vibration, etc. shall not be detected by the
normal human senses at the boundary line of subject
property.
"Limited manufacturing, processing or treatment of
products shall be defined to include:
"1. Research laboratories and facilities; development
laboratories and facilities.

"2. Manufacture, assembly, testing and repair of com-
ponents, devices, equipment and systems of an
electrical, electronic or electro- mechanical
nature, such as, but not limited to:

(a) Television and radio equipment and systems.
(b) Phonographs and audio units.
(c) Metering instruments, equipment and systems.
(d) Radar, infra -red and ultra- violet equipment
and systems.

and similar components.
(f) Scientific and mechanical instruments.
(g) Data Processing equipment and systems.
(h) Communication, navigation control, transmis-
sion and reception equipment, control equip-
ment and systems, guidance equipment and
systems.
"3. Cafeteria, cafe, restaurant, or auditorium acces-
sory to any permitted use."
8. That the owner of subject property shall sign an
agreement, satisfactory to the City of Anaheim, to the
effect that it will take such protective measures as
are necessary, if it is found and determined that
noise, odors, smoke or vibration are objectionable
at the property line.
9. That Conditions Nos. 1, 2, 3, 5, 6, 7 and 8 above
mentioned shall be complied with within a period of
180 days from date hereof, or such further time as
the City Council may grant.
BE IT FURTHER RESOLVED that the City Attorney be,
and he is hereby authorized and directed to prepare and submit
to the City Council an ordinance amending Title 18 of the
Anaheim Municipal Code to accomplish the objects herein found
and determined to be necessary and proper.
THE FOREGOING RESOLUTION is approved and signed by
me this 31st day of August, 1965.
