A RESOLUTION OF THE CITY COUNCIL OF THE
CITY OF ANAHEIM FINDING AND DETERMINING
THAT TITLE 18 OF THE ANAHEIM MUNICIPAL
CODE RELATING TO ZONING SHOULD BE AMENDED
AND THAT THE BOUNDARIES OF CERTAIN ZONES
SHOULD BE CHANGED.
WHEREAS, the City Planning Commission of the City of
Anaheim did hold a public hearing in Reclassification Proceed-
ings No. 65 66 51 to consider an amendment to
Title 18 of the Anaheim Municipal Code relating to zoning, and
to consider a change in the boundaries of the zone or zones
hereinafter mentioned and described, and at said hearing did
receive evidence and reports from persons interested therein
and from its staff; and
WHEREAS, within a period of forty days following said
hearing the Planning Commission did duly adopt a resolution
containing a report of its findings, a summary of the evidence
presented at said hearing, and a recommendation that the pro-
posed amendment be adopted by the City Council and that a
certain zone or zones be changed as hereinafter set forth; and
WHEREAS, upon receipt of said resolution, summary of
evidence, report of findings and recommendation of the City
Planning Commission the City Council did fix the 30th day
of November 19 65 as the time, and the City Council
Chambers in the City War the City of Anaheim as the place
for a public hearing upon said proposed amendment to Title 18
of the Anaheim Municipal Code, and the exclusion of said
property, hereinafter described, from the zone or zones in
which it is now situated and the incorporation thereof in the
zone or zones hereinafter set forth, and did give notice there-
of in the manner and form as provided in said Title 18 of the
Anaheim Municipal Code; and
WHEREAS, at the time and place fixed for said public
hearing the City Council did hold and conduct such public
hearing and did give all persons interested therein an oppor-
tunity to be heard, and did receive evidence and reports, and
did thereupon consider the summary of evidence presented at
said public hearing before the Planning Commission, its report
of findings and recommendation; and
WHEREAS, the City Council does find and determine
that the to Title 18 of the Anaheim Municipal Code
should be adopted and that the property hereinafter described
should be excluded from the zone or zones in which it is now
situated and incorporated in the zone or zones as hereinafter
set forth.
NOW, THEREFORE, BE IT RESOLVED by the City Council
of the City of Anaheim that Title 18 of the Anaheim Municipal
Code be, and the same is hereby, amended and that the following
described property, situated in the City of Anaheim, County
of Orange, State of California, to wit:

PARCEL 1.
That portion of the land allotted to the heirs of
Leandro Serrano in the Decree of Partition of the
Rancho Santiago de Santa Ana, recorded in book "B"
of Judgments of the 17th Judicial District Court of
California in the city of Anaheim, county of Orange,
state of California, included within the boundaries
of Tentative Tract No. 4567.
PARCEL 2.
That portion of the land allotted to the heirs of Leandro
Serrano, in Section 9, Township 4 South, Range 9 West,
in the City of Anaheim, County of Orange, State of Cali-
fornia, as shown on Map of Partition of the Rancho San-
tiago de Santa Ana, recorded in Book "B" of Judgments of
the 17th Judicial District Court of California, described
in the Deed to Louis E. Nohl and Margaret Elliot Nohl,
recorded October 6, 1943 in Book 1210, page 501 of Of-
ficial Records of said County, described as follows:
Beginning at a point distant South 88 30' 36" East,
510.00 feet from the Westerly terminus of that certain
Course within Proposed Lincoln Avenue, described in
Parcel No. Two, recorded in Book 6355, page 676 of
Official Records of said County, as having a bearing of
South 88 30' 36" East and a length of 998.96 feet;
thence North 1 29' 24" East, 97.00 feet; thence North
27 30' 00" East, 123.00 feet; thence North 38 00' 00"
East 187.00 feet; thence North 24 00' 00" East 290.00
feet; thence North 47 59' 38" West, 99.37 feet to the
Southeasterly terminus of that certain Course in the
Southwesterly line of Lot 3, Tract No. 58 shown on map
recorded in Book 10, page 6 of Miscellaneous Maps,
Records of said County, as having a bearing of South
56 34' East and a length of 547.65 feet; said Course for
the purposes of this description having a bearing of
South 55 37' 26" East; thence continuing along said
Southerly Boundary of Tract No. 58 as follows:
North 60 58' 34" East, 100.00 feet; North 75 03'
34" East, 100.00 feet; North 87 53 34" East, 99.86
feet; South 68 29' 26" East, 182.80 feet; North 86
30' 34" East, 129.00 feet; South 27 38' 26" East, 279.27
feet and North 71 19' 34" East, 195.00 feet to an angle
point in said Southerly Boundary line; thence leaving said
Boundary South 64 52' 36" East, 528.68 feet; thence
South 10 55' 00" West, 379.01 feet to a point in that
certain Course in Proposed Lincoln Avenue, and said
Parcel No. Two, as granted to the City of Anaheim, and
recorded in said Book 6355, page 676 of said Official
Records, said Course being described therein as having a
bearing of South 77 40' 14" East and a length of 187.32
feet, said point being distant thereon, South 77 40' 14"
East, 147.31 feet from the Westerly terminus of said
Course; thence North 77 40' 14" West, 147.31 feet to
said Westerly terminus; thence continuing along said
line as described in said Parcel No. Two as follows:
North 81 10' 14" West, 430.51 feet to the beginning
of a tangent curve, concave to the South and having a

upon the conditions hereinafter set forth:
That Parcels 1 and 2 hereinbefore described shall be
changed to and incorporated in R -1, One Family Resi-
dential Zone; and
That Parcel 3 hereinbefore described shall be changed
to and incorporated in C -1, General Commercial Zone.

EXCEPT THEREFROM any portion thereof within Proposed
Lincoln Avenue, 60 feet in width.
PARCEL 3.
That portion of the land allotted to the heirs of Leandro
Serrano, in Section 9, Township 4 South, Range 9 West,
in the City of Anaheim, County of Orange, State of Cali-
fornia, as shown on map of Partition of the Rancho
Santiago de Santa Ana, recorded in Book "B" of Judgments
of the 17th Judicial District Court of California, des-
cribed in the deed to Louis E. Nohl and Margaret Elliott
Nohl, recorded October 6, 1943 in Book 1210, page 501
of Official Records of said County, described as follows:
Beginning at a point in that certain line within Proposed
Lincoln Avenue, 60 feet in width, described in Parcel
No. Two, recorded in Book 6355, page 676 of Official
Records of said County as having a bearing of South
81 10' 14" East and a length of 430.51 feet, said
point being distant thereon South 81 10' 14" East,
107.98 feet from the Westerly terminus of said line;
thence South 3 16' 14" East, 389.82 feet, to the begin-
ning of a tangent curve, concave to the Northeast and
having a radius of 120.00 feet; thence Southeasterly and
Easterly along said curve 242.37 feet, through a central
angle of 115 43' 29 thence North 61 00' 17" East
tangent to said curve 152.29 feet to the intersection
with a curve, concave to the East, and having a radius
of 245.00 feet, said curve being the centerline of
proposed VILLAREAL DRIVE, 50 feet in width, a radial to
said point bears South 61 00' 17" West; thence Northerly
along said curve and the centerline of proposed Villareal
Drive, 110.00 feet to the Northerly terminus of said
curve; thence tangent to said curve North 3 16' 14"
West, 264.38 feet to a point on said certain line within
proposed LINCOLN AVENUE, distant thereon North 81 10'
14" West, 31.05 feet from the Easterly terminus of said
certain course; thence North 81 10' 14" West, 291.48
feet to the point of beginning.

That said change of zones shall be made upon the following
conditions:
1. That a final tract map of Parcel 2 of subject
property shall be submitted to the City Council for
approval and recorded in the Office of the Orange
County Recorder.
2. That a final tract map of Parcel 3 of subject
property shall be submitted to the City Council for
approval and recorded in the Office of the Orange
County Recorder.
3. That the owner of subject property shall deed to
the City of Anaheim a strip of land 33 feet in width
from the center line of the street, along Lincoln
Avenue, including a 15 -foot radius corner return,
for street widening purposes.
4. (a) That all engineering requirements of the City
of Anaheim along Lincoln Avenue and Villareal Drive,
including preparation of improvement plans and in-
stallation of all improvements, such as curbs and
gutters, sidewalks, street grading and paving,
drainage facilities, or other appurtenant work shall
be complied with as required by the City Engineer
and in accordance with standard plans and specifi-
cations on file in the Office of the City Engineer;
and (b) that a bond in an amount and form satisfac-
tory to the City of Anaheim shall be posted with
the City to guarantee the installation of said
engineering requirements. (This will require a
revision of Street Improvement Plan No. 6715.)
5. That the owner of subject property shall pay to the
City of Anaheim the sum of $2.00 per front foot
along Lincoln Avenue and Villareal Drive, for street
lighting purposes.
6. That the owner of subject property shall pay to
the City of Anaheim the sum of 15c per front foot
along Lincoln Avenue and Villareal Drive for tree
planting purposes.
7. That a Parcel Map to record the approved division
of subject property shall be submitted to the City
of Anaheim for approval, and then recorded in the
Office of the Orange County Recorder.
8. That trash storage areas shall be provided in ac-
cordance with approved plans on file in the Office
of the Director of Public Works and Superintendent
of Streets, prior to final building inspection.
9. That fire hydrants shall be installed as required
and determined to be necessary by the Chief of the
Fire Department, said fire hydrants to be installed
prior to final building inspection.
10. That all air conditioning facilities located on the
commercially zoned property (Parcel 3) shall be
properly shielded from view from abutting streets.
11. That Conditions Nos. 1, 2, 3, 4(b), 5, 6 and 7 above
mentioned shall be complied with within a period of
180 days from date hereof, or such further time as
the City Council may grant.
BE IT FURTHER RESOLVED that the City Attorney be, and
he is hereby authorized and directed to prepare and submit to
the City Council an ordinance amending Title 18 of the Anaheim
Municipal Code to accomplish the objects herein found and deter-
mined to be necessary and proper.
THE FOREGOING RESOLUTION is approved and signed by me
