3285 (2)ORDINANCE NO. 3284 AN ORDINANCE OF THE CITY OF ANAHEIM AMEND- ING TITLE 18 OF THE ANAHEIM MUNICIPAL CODE RELATING TO ZONING. THE CITY COUNCIL OF THE CITY OF ANAHEIM DOES FIND THAT: WHEREAS, the City Council did adopt its Resolution No. 72R-125 determining that a change or changes in the zone or zones hereinafter mentioned and des- cribed should be made as hereinafter set forth, after duly noticed hearings and receipt of the report and recommendation of the City Planning Commission; and WHEREAS, certain conditions and requirements were made as conditions precedent to the making of a change or changes of said zone or zones, which conditions have been com- plied with. NOW, THEREFORE, THE CITY COUNCIL OF THE CITY OF ANAHEIM DOES ORDAIN AS FOLLOWS: SECTION 1. That Title 18 of the Anaheim Municipal Code relating to Zoning be, and the same is hereby, amended by changing the boundaries of the zones set forth in said Title 18 by adopting a sectional zoning map or maps showing such change or changes as follows: That all of the area situated in the City of Anaheim, County of Orange, State of California, described as follows, to wit: All that certain land situated in the State of California, County of Orange, City of Anaheim, described as follows: Those portions of Lot 4 of "Dominguez Estate", as shown on a Licensed Survevor's Map filed in Book 2, page 15 of Record of Surveys in the office of the County Recorder of Orange County, California, described as follows: Parcel 1: Beginning at a point in the Northeasterly line of said Lot 4, distant Norti 65° 03' ;est 102.13 feet from the Northeasterly corner of said Lot 4, running thence South 30 061 East 464.60 feet to a point in the North- westerly right of wav line of the Santa Ana Valley Irrigation Company as described in deed recorded 24.arch 7, 1940 in Boo]: 1033, pago 30-2 of Official Records; t1i".ence South 740 27' West alo,xg said ��sorthwesterly richt of way line; 497.64 feet to a point; thence North 00 03' 50" East 775.89 feet to a point in the Northeasterly line of said Lot 4, said point being distant South 810 18' -1- 71-72-21 East 12.17 feet from an angle point in said Northeasterly line; thence South 81° Sl' East 225.10 feet to an angle - point in saidiortheastcrlt, line; thence Souter. 500 18' East 132.00 feet to a point; thence Soutia 65° 03' East 142.68 feet, more or less, to a point distant North 65° 03' West 102.18 feet from the Nlortheasterly corner of said Lot 4, said point being the point of beginning. GEINERAL COTMOIERCIAL ZONE, subject to the following conditions. 1. That trash storage areas shall be provided in accordance with approved plans on file with the office of the Director of Public Works. 2. That fire hydrants shall be installed as required and determined to be necessary by the Chief of the Fire Department. 3, That subject property shall be served by under- ground utilities. 4. That any parking area lighting proposed within 120 feet of the easterly boundary shall be down-11nhting of a maximum height of 8 feet, which lighting shall be directed away from the property_ lines to protect the residential integrity of the area. 5. That the unpaved portion of the Santa Ana Canyon Road right-of-way and the center median island for the frontage of subject property shall be landscaped, including irrigation facilities, and that plans for said landscaping shall be submitted to and approved by the Superintendent of Parkwav 113aintenance. Following installation and acceptance, the Citv shall assume the responsibility for maintenance of said land- scaping. The City Council reserves the right to amend or delete the assumption of maintenance of the required landscaping if Council policy changes. 6. That the S.A.V.I. ComDanv canal easement be landscaped and maintained by the developer; a landscape plan for this area shall be approved by the Development Services Den_art- ment. 7. That the completion of these reclassification proceedings is contingent upon the granting of Variance No. 2310. 8. That Conditions Nos. 1, 2, 3, 4, 5, 6 and 7, above mentioned, shall be complied to prior to final building and zoning inspections. SECTIOTv 2. The City Zoning Map shall be, and the same is hereby amended, and the property above described shall be excluded from the zone in which it is now situated, and incorporated in and made a part of the zone: or zones as above set forth, and said City Zoning 21ap as amended is hereby adopted and the Cita Engineer_ is herebv directed to prenare a sectional zoning map to be added to the City Zoning Ma -p showing t]ae c ranges hereh-.r a) -proved and ado;Dted . __A- SECTION 3. The City Clerk shall certify to the passage of this Ordinance and shall cause the same to be printed once within fifteen (15) days after its adoption, in the Anaheim Bulletin, a newspaper of general circulation, printed, published and cir- culated in said City, and thirty (30) days from and after its final passage it shall take effect and be in full force.
