3275ORDINANCE NO. 1971;
AN ORDINANCE OF THE CITY OF ANAHEIM AMEND-
ING TITLE 18 OF THE ANAHEIM MUNICIPAL CODE
RELATING TO ZONING.
THE CITY COUNCIL OF THE CITY OF ANAHEIM DOES FIND
THAT:
WHEREAS, the City Council did adopt its Resolution
No. 67R-310 determining that a change or
changes in the zone or zones hereinafter mentioned and des-
cribed should be made as hereinafter set forth, after duly
noticed hearings and receipt of the report and recommendation
of the City Planning Commission; and
WHEREAS, certain conditions and requirements were
made as conditions precedent to the making of a change or
changes of said zone or zones, which conditions have been com-
plied with.
NOW, THEREFORE, THE CITY COUNCIL OF THE CITY OF
ANAHEIM DOES ORDAIN AS FOLLOWS:
SECTION 1.
That Title 18 of the Anaheim Municipal Code relating
to Zoning be, and the same is hereby, amended by changing the
boundaries of the zones set forth in said Title 18 by adopting
a sectional zoning map or maps showing such change or changes
as follows:
That all of the area situated in the City of Anaheim,
County of Orange, State of California, described as follows,
to wit:
PARCEL 1: That portion of Lot 1 of Walnut Colony Tract,
in the City of Anaheim, as shown on a map filed in book
1, page 14 of Record of Surveys in the office of the
County Recorder of Orange County, California, described
as follows:
Beginning at a point on the center line of that certain
road adjoining said Lot 1, on the North, now known as
Katella Avenue, distant South 890 51' 20" East 295.00
feet from the intersection of said center line with the
Northerly prolongation of the Westerly line of said Lot
1; thence continuing South 890 51' 20" East 95.00 feet;
thence South 00 01' 59" East 280.00 feet; thence North
890 51' 20" West 95.00 feet; thence North 00 01' 59"
West 280.00 feet to the point of beginning.
RESERVING THEREFROM a non-exclusive easement for ingress
and egress and parking over the t,7esterly 19.00 feet.
" PARCEL 2: A non-exclusive easement for ingress and
egress over that portion of Lot 1 of Walnut Colony Tract,
in the City of Anaheim, as shown on a map filed in book
1, page -14 of Record of Surveys in the office of the
County Recorder of Orange County, California, described
as follows:

Beginning at a point on the center line of that certain
road adjoining Lot 1 on the North, now known as Katella
Avenue, distant South 89° 51' 20" East 295.00 feet from
the intersection of said center line with the Northerly
prolongation of the Westerly line of said Lot 1; thence
South 0° 01' 59" East 280.00 feet; thence North 89° 51'
20" West 19.00 feet; thence North 0° 01' 59" West 280.00
feet to said center line; thence South 89° 51' 20" East
19.00 feet to the point of beginning.
now is R -A, AGRICULTURAL ZONE, and that it be changed to and
incorporated in C-R, COMMERCIAL RECREATION ZONE, upon the
following conditions:
1. That all engineering requirements of the City
of Anaheim, such as curbs and gutters, sidewalks, street
grading and paving, drainage facilities, or other appurtenant
work shall be complied with as required by the City Engineer,
and in accordance with standard plans and specifications on
file in the Office of the City Engineer, at -the time the
property is developed.
2. That the owner(s) of the subject property shall
install street lighting as required by the Utilities Director
except when the Utilities Director shall permit the payment of
street lighting fees in the amount of $2.00 per front foot.
3. That the owner(s) of subject property shall pay
to the City of Anaheim the sum of 60� per front foot for tree
planting purposes, said amount to be paid at the time the pro-
perty is developed.
4. That trash storage areas shall be provided in
accordance with approved plans on file in the Office of the
Director of Public Works and Superintendent of Streets, prior
to final building inspections.
5. That all air conditioning facilities shall be
properly shielded from view and shall be in architectural con-
formance with the structure.
SECTION 2.
The City Zoning 4ap shall be, and the same is hereby
amended, and the property above described shall be excluded
from the zone in which it is now situated, and incorporated in
and made a part of the zone or zones as above set forth, and
said City Zoning Map as amended is hereby adopted and the
City Engineer is hereby directed to prepare a sectional zoning
map to be added to the City Zoning dap showing the changes
hereby approved and adopted.
SECTION 3.
The City Clerk shall certify to the passage of this
Ordinance and shall cause the same to be printed once within
fifteen (15) days after its adoption, in the Anaheim Bulletin,
a newspaper of general circulation, printed, published and
circulated in said City, and thirty (30) days from and after
its final passage it shall take effect and be in full force.
