3274ORDINANCE NO. 3274 AN ORDINANCE OF THE CITY OF ANAHEIM AMEND- ING TITLE 18 OF THE ANAHEIM MUNICIPAL CODE RELATING TO ZONING. THE CITY COUNCIL OF THE CITY OF ANAHEIM DOES FIND THAT: WHEREAS, the City Council did adopt its Resolution No. 62;_R-335 and 66R-634 determining that a change or changesli.n the zone or zones hereinafter mentioned and des- cribed should be made as hereinafter set forth, after duly noticed hearings and receipt of the report and recommendation of the City Planning Commission; and WHEREAS, certain conditions and requirements were made as, conditions precedent to the making of a change or changes of said zone or zones, which conditions have been com- plied with. NOW, THEREFORE, THE CITY COUNCIL OF THE CITY OF ANAHEIM DOES ORDAIN AS FOLLOWS: SECTION 1. That Title 18 of the Anaheim Municipal Code relating to Zoning be, and the same is hereby, amended by changing the boundaries of the zones set forth in said Title 18 by adopting a sectional zoning map or maps showing such change or changes as follows: That all of the area situated in the City of Anaheim, County of Orange, State of California, described as follows, to wit: Being all that certain real property in the State of California, County of Orange, City of Anaheim, des- cribed as follows: Being a portion of Lot 43 of Hazard's Subdivision as shown on a map filed in Book 1, Page 26 of Records of Surveys in the Office of the County Recorder of said Orange County and more particularly described as follows: Beginning at the southwest corner of Parcel 1 as shown on a map on file in Book 53, Page 6 of Parcel Maps in the Office of the County Recorder of said Orange County; thence, along the south line of said parcel and its easterly prolongation, North 89° 19' 19" East 1037.51 feet -to a point on a westerly line of the Atchison, Topeka and Santa Fe Railway Company right-of-way, 100 feet wide, as recorded in Book 239, Page 27 of Deeds, records of Los Angeles County, California; thence along said line South 15° 30' 42" West 876.01 feet to a point of intersection with the northeasterly right-of-way line of Tustin Avenue recorded in Book 9253, Pages 735 and 736, Official -1- 61-62-69(67) Records of Orange County, California; thence, along said right-of-way line, North 490 37' 57 West 311.74 feet; thence South 42° 56' 29" North 30.00 feet; thence North 470 03' 31" West 434.50 feet to a point on a tangent curve concave northeasterly and having a radius of 1170.00 feet; thence northwesterly along said curve through a central angle of 180 07' 34" an arc distance of 370.14 feet to a point, a radial through said point bears South 610 04' 03" West; thence along said radial line, North 610 04' 03" East 30.00 feet to a point on a curve concave north- easterly and having a radius of 1140.00 feet, a radial through said point bears South 61° 04' 03" West; thence northwesterly along said curve through a central angle of 2° 52' 59" an arc distance of 57.36 feet to the point of beginning, a radial through said point of beginning being South 630 57' 02 West. Containing: 11.4756 Acres. now is R -A, AGRICULTURAL ZONE, and that it be changed to and incorporated in M-1, LIGHT INDUSTRIAL ZONE, upon the follow- ing conditions: 1. That all engineering requirements of the City of Anaheim such as curbs and gutters, sidewalks, street grad- ing and paving, drainage facilities, or other appurtenant work shall be complied with as required by the City Engineer and in accordance with standard plans and specifications on file in the Office of the. City Engineer at the time the pro- perty is developed. 2. That the owner of the subject property shall install street lighting as required by the Utilities Director except when the Utilities Director shall permit the payment of street lighting fees in the amount of $2.00 per front foot. 3. That all plans for development of the property shall be submitted to and approved by the Architectural Con- trol Committee on the basis of compatibility of development, both structurally and architecturally. SECTION 2. The City Zoning Map shall be, and the same is hereby amended, and the property above described shall be excluded from the zone in which it is now situated, and incorporated in and made a part of the zone or zones as above set forth, and said City Zoning Map as amended is hereby adopted and the City Engineer is hereby directed to prepare a sectional zoning map to be added to the City Zoning Map showing the changes hereby approved and adopted. -2- SECTION 3. The City Clerk shall certify to the passage of this Ordinance and shall cause the same to be printed once within fifteen (15) days after its adoption, in the Anaheim Bulletin, a newspaper of general circulation, printed, published and circulated in said City, and thirty (30) days from and after its final passage it shall take effect and be in full force.
