.- AN ORDINANCE OF THE CITY OF ANAHEIM AMEND-
ING TITLE 18 OF THE ANAHEIM MUNICIPAL CODE
RELATING TO ZONING.
THE CITY COUNCIL OF THE CITY OF ANAHEIM DOES FIND
THAT:
WHEREAS, the City Council did adopt its Resolution
No. 69R-344 and as amended by Resolution No. 70R-537 determining
that a change or changes in the zone or zones hereinafter
mentioned and described should be made as hereinafter set forth,
after duly noticed hearings and receipt of the report and
recommendation of the City Planning Commission; and
WHEREAS, certain conditions and requirements were
made as conditions precedent to the making of a change or
changes of said zone or zones, which conditions have been com-
plied with.
NOW, THEREFORE, THE CITY COUNCIL OF THE CITY OF
ANAHEIM DOES ORDAIN AS FOLLOWS:
SECTION 1.
That Title 18 of the Anaheim Municipal Code relating
to Zoning be, and the same is hereby, amended by changing the
boundaries of the zones set forth in said Title 18 by adopting
a sectional zoning map or maps showing such change or changes
as follows:
That all of the area situated in the City of Anaheim,
County of Orange, State of California, described as follows,
to wit:
The West half of the Southwest Quarter of the
Southeast quarter of Section 20, Township 4 South,
Range 10 West, in the Rancho Los Coyotes, in the
City of Anaheim, as shown on a map thereof record-
ed in book 51, page 10, Miscellaneous Maps,
records of said Orange County.
EXCEPTING THEREFROM the North 30.00 feet.
ALSO EXCEPTING THEREFROM the South 8 1/2 acres.
ALSO EXCEPTING THEREFROM that portion described
as follows;
Beginning at the Northwest corner of said South
8 1/2 acres and running thence East, along the
North line of said South 8 1/2 acres, 293.00 feet;
thence North, parallel with the West line of said
Southeast quarter, 152.00 feet; thence West,
parallel with said South line, 263.00 feet to the
West line of said Southeast quarter; thence South
along said West line, 152.00 feet to the point of
beginning.

now is R -A, AGRICULTURAL ZONE, and incorporated in R-3,
14ULTIPLE-FAMILY RESIDENTIAL ZONE, subject to the following
conditions:
1. That a Parcel Map to record the approved division
of subject property be submitted to the City
of Anaheim for approval and then recorded in
the Office of the Orange County Recorder.
2. That trash storage areas shall be provided in
accordance with approved plans on file in the
Office of the Director of Public Works.
3. That fire hydrants shall be installed as required
and determined to be necessary by the Chief of
the Fire Department.
4, That a 6 -foot masonry wall shall be constructed
along the south property line wherever carport
walls do not exist, said wall shall be finished
with slumpstone, as stipulated to by the
petitioner.
5. That the owners of subject property shall deed
to the City of Anaheim public utility easements
and install water mains as required by the
Director of Public Utilities.
6. That a modified street knuckle shall be construc-
ted at the intersection of Crestwood Lane and
Easy Way.
7. That any parking area lighting shall be lighted
with down -lighting of a maximum height of six
(6) feet, which lighting shall be directed away
from the property lines to protect the residential
integrity of the area.
81 That any air-conditioning facilities proposed
shall be properly shielded from view, and the
sound shall be buffered from adjacent residential
homes.
9. That a mutual easement agreement for common
driveways and a parking covenant for mutually
shared parking spaces, subject to the review
and approval of the City Attorney, be filed
and recorded in the event Parcel 1 is subdivided.
SECTION 2.
The City Zoning Map shall be, and the same is hereby
amended, and the property above described shall be excluded from
the zone in which it is now situated, and incorporated in and
made a part of the zone or zones as above set forth, and said
City Zoning Map as amended is hereby adopted and the City Engineer
is hereby directed to prepare a sectional zoning map to be added
to the City Zoning Map showing the changes hereby approved and
adopted.

SECTION 3.
The City Clerk shall certify to the passage of this
Ordinance and shall cause the same to be printed once within
fifteen (15) days after its adoption, in the Anaheim Bulletin,
a newspaper of general circulation, printed, published and circu-
lated in said City, and thirty (30) days from and after its final
passage it shall take effect and be in full force.
THE FOREGOING ORDINANCE is approved and signed by me
