AN ORDINANCE OF THE CITY OF ANAHEIM AMEND-
ING TITLE 18 OF THE ANAHEIM MUNICIPAL CODE
RELATING TO ZONING.
THE CITY COUNCIL OF THE CITY OF ANAHEIM DOES FIND
THAT:
WHEREAS, the City Council did adopt its Resolution
No. 73R-13,5-- determining that a change or
changes in the zone or zones hereinafter mentioned and des-
cribed should be made as hereinafter set forth, after duly
noticed hearings and receipt of the report and recommendation
of the City Planning Commission; and
WHEREAS, certain conditions and requirements were
made as conditions precedent to the making of a change or
changes of said zone or zones, which conditions have been com-
plied with.
NOW, THEREFORE, THE CITY COUNCIL OF THE CITY OF
ANAHEIM DOES ORDAIN AS FOLLOWS:
SECTION 1.
That Title 18 of the Anaheim Municipal Code relating
to Zoning be, and the same is hereby, amended by changing the
boundaries of the zones set forth in said Title 18 by adopting
a sectional zoning map or maps showing such change or changes
as follows:
That all of the area situated in the City of Anaheim,
County of Orange, State of California, described as follows,
to wit:
PORTION A.
Parcel No. 1: That portion of Section 4, Township 4
South, Range 10 West, in the Rancho San Juan Cajon de
Santa Ana, as shown on a Map recorded in Book 51, Page
10 of Miscellaneous Maps, in the office of the County
Recorder of said County, described as follows:
Beginning at a point on the centerline of that unnamed
street adjoining Lot 10 of Miles Rancho on the West,
as shown on a Map recorded in Book 4, Page 7 of Miscel-
laneous Maps, in the office of the County Recorder of
said County; North 0" 10' 00" West 574.94 feet from the
intersection of said centerline with the South line of
said Section, as shown on a Map filed in Book 1, Page
55 of Records of Surveys, in the office of the County
Recorder of said County; thence West 259.00 feet along
the South line of the land conveyed to Joseph Packer
and wife, by deed filed May 26, 1948, as Document No.
16554, in the office of the Registrar of Titles of said
Orange County, to the true point of beginning; thence
South 0° 10' 00" East 133.77 feet Darallel with said

centerline to a line North 441.17 feet from said South
line; thence West 256.40 feet to the Southwest corner
of the land conveyed to George E. Wheeler and wife, by
deed recorded July 7, 1926 in Book 662, Page 183 of
Deeds; thence North 0° 12' 15" West 125.00 feet along
the West line of said Wheeler land; thence North 66° 00'
45" East 19.39 feet to the Southwest corner of said
Packer land; thence East 238.56 feet along the South
line of said land conveyed to Packer, to the true point
of beginning.
Parcel No. 2: That portion of Section 4, Township 4
South, Range 10 West, in the Rancho San Juan Cajon de
Santa Ana, as shown on a Map recorded in Book 51, Page
10 of Miscellaneous Maps, in the office of the County
Recorder of said County, described as follows:
Beginning at the intersection of the South line of said
Section 4, with the centerline of that unnamed street
adjoining Lot 10 of the Miles Rancho on the West, as
shown on a Map recorded in Book 4, Page 7 of Miscellaneous
Maps, in the office of the County Recorder of said County;
thence North 959.00 feet along said centerline to the
right of way of the Anaheim Union Water Company; thence
Southwesterly 562.70 feet along the said right of way to
the Easterly line of Tract No. 1691, as per Map recorded in
Book 52, Pages 18 and 19 of Miscellaneous Maps, in the
office of the County Recorder of said County; thence
South 731.60 feet along said Easterly line to the South
line of said Section; thence East 515.40 feet to the
point of beginning.
EXCEPT that portion thereof described as follows:
Beginning at a point on said centerline, said point being
441.17 feet North of the South line of said Section;
thence North 517.83 feet along said centerline to the
right of way of the Anaheim Union Water Company; thence
Southwesterly 562.70 feet along said right of way to said
Easterly line of Tract No. 1691; thence South 290.43 feet
along said Easterly line; thence Easterly 515.40 feet to
the point of beginning.

Parcel No. 3: Lots 1 through 9, inclusive, and Lot 11 of
Tract No. 1691, as per Map recorded in Book 52, Pages 18
and 19 of Miscellaneous Maps, in the office of the County
Recorder of said County.
Parcel No. 4: Lots 10 and 41 of Tract No. 1691, as shown
on a Map recorded in Book 52, Pages 18 and 19 of Miscel-
laneous Maps, records of Orange County, California.
Parcel No. 5: Lot 14 of Tract No. 1691, as shown on a
Map recorded in Book 52, Pages 18 and 19 of Miscellaneous
Maps, records of said Orange County.
Parcel No. 5A: That portion of the Southeast quarter of
the Sout west quarter of Section 4, Township 4 South,

Range 10 West, in the Rancho San Juan de Santa Ana, as
shown on a Map recorded in Book 51, Page 10 of Miscellaneous
Maps, records of said Orange County, that is included
within that certain "16.5 foot ditch right of way of
Anaheim Union Water CO." as shown on a Map of Tract No.
1691, recorded in Book 52, Pages 18 and 19 of Miscellaneous
Maps, records of said Orange County, bounded Northeasterly
and Southwesterly by the Northwesterly prolongations of the
Northeasterly and Southwesterly lines of Lot 14 of said
Tract No. 1691.
Parcel No. 6: Lot 13 of Tract No. 1691, as shown on a Map
recorded in Book 52, Pages 18 and 19 of Miscellaneous Maps,
records of said Orange County.
Parcel No. 6A: That portion of the Southeast quarter of
e Southwest quarter of Section 4, Township 4 South,
Range 10 West, in the Rancho San Juan Cajon de Santa Ana,
as shown on a Map recorded in Book 51, Page 10 of Mis-
cellaneous Maps, records of said Orange County, that is
included within that certain "16.5 foot ditch right of way
of Anaheim Union Water Co."', as shown on a Map of Tract
No. 1691, recorded in Book 52, Pages 18 and 19 of Miscel-
laneous Maps, records of said Orange County, bounded
Northeasterly and Southwesterly by the Northwesterly pro-
longations of the Northeasterly and Southwesterly lines
of Lot 13 of said Tract No. 1691.
Parcel No. 7: Lots 12, 15, 16, 17, 35, 36, 37, 38, 39,
40, 42, 45, 46, 47, 48, 49, 51 and 52 of Tract No. 1691,
as per Map recorded in Book 52, Pages 18 and 19 of
Miscellaneous Maps, in the office of the County Recorder
of said County.
Parcel No. 8: That portion of the Southeast quarter of
the Southwest quarter of Section 4, Township 4 South,
Range 10 West, in the Rancho San Juan Cajon de Santa Ana,
as shown on a Map thereof recorded in Book 51, Page 10
of Miscellaneous Maps, records of said Orange County,
that is included within that certain "16.5 foot ditch
right of way of Anaheim Union Water Co.", as shown on a
Kap of Tract No. 1691, recorded in Book 52, Pages 18 and

bounded Northeasterly and Southwesterly by the Northwest-
erly prolongations of the Northeasterly and Southwesterly

Parcel No. 9: That portion of the Southeast quarter of
the Southwest quarter of Section 4, Township 4 South,
Range 10 West, in the Rancho San Juan Cajon de Santa
Ana, as shown on a Map thereof recorded in Book 51, Page
10 of Miscellaneous Maps, records of said Orange County,
that is included within that certain `16.5 foot right of
way of Anaheim Union Water Co.", as shown on a Map of
Tract No. 1691, recorded in Book 52, Pages 18 and 19 of
Miscellaneous Maps, records of said Orange County, bounded
Northeasterly and Southwesterly by the Northwesterly pro-
longations of the Northeasterly and Southwesterly lines
of Lot 15 of said Tract No. 1691.

Parcel No. 10: That portion of the Southeast quarter of

Easterly line of the land conveyed to Hugh Bell, recorded
November 10, 1911 in Book 204, Page 105 of Deeds, records
of said County, and the Northwesterly prolongation of. the
Northeasterly line of Lot 16 of said Tract No. 1691.
Parcel No. 11: Lot 34 of Tract No. 1691, as shown on a
Map recordea in Book 52, Pages 18 and 19 of Miscellaneous
Maps, records of Orange County, California.
Parcel No. 12: That portion of the Southeast quarter of
e Sout west quarter of Section 4, Township 4 South,
Range 10 West, in the Rancho San Juan Cajon de Santa Ana,
as shown on a Map thereof recorded in Book 51, Page 10 of
Miscellaneous Maps, records of said Orange County, that
is included within that certain "`16.5 foot ditch right
of way of Anaheim Union Water Co.", as shown on a Map of
Tract No. 1691, recorded in Book 52, Pages 18 and 19 of
Miscellaneous Maps, records of said Orange County, lying
between the Northerly prolongation of the Westerly line
of Lombard Drive, as shown on the Map of said Tract No.
1691, and the Northerly prolongation of the Easterly line
of Lot 11 of said Tract No. 1691.
Parcel No. 13: Lot 43 of Tract No. 1691, in the City of
Anaheim, as shown on a map recorded in Book 52, Pages 18
and 19, Miscellaneous Maps, records of said Orange County.
Parcel No. 14: Lot 44 of Tract No. 1691, in the City of
Anaheim, as shown on a map thereof recorded in Book 52,
Pages 18 and 19, Miscellaneous Maps, records of said
Orange County.
now is R -A, AGRICULTURAL ZONE, and R-1, SINGLE FAMILY RESIDENTIAL
ZONE, and that it be changed to and incorporated in C-0, COMMERCIAL
OFFICE ZONE, subject to the following conditions:
1. That a six-foot masonry wall shall be constructed
in conformance with the requirements of the C-0 Zone, except as
waived under this variance application.
2. That trash storage areas shall be provided in
accordance with approved plans on file with the office of the
Director of Public Works.
3. That all air conditioning facilities shall be
properly shielded from view and the sound buffered from adjacent
properties.
4. That any parking area lighting shall be installed
in such a manner as to be directed away from any abutting parcels.

6. That a cul-de-sac shall be provided at the terminus
of Hermosa Drive subject to the approval of the City Engineer.
7. That final parking plans shall be approved by the
Development Services Department and any landscaped areas in the
parking area shall be protected with a six-inch high concrete
curb, and concrete wheel stops shall be provided for parking
spaces.
8. That drainage of subject property shall be disposed
of in a manner that is satisfactory to the City Engineer.
9. That Conditions Nos. 1, 2, 3, 4, 51 6, 7 and 8,
above mentioned, shall be complied with prior to final building
and zoning inspections.
SECTION 2.
The City Zoning Trap shall be, and the same is hereby
amended, and the property above described shall be excluded from
the zone in which it is now situated, and incorporated in and
made a part of the zone or zones as above set forth, and said
City Zoning Map as amended is hereby adopted and the City Engineer
is hereby directed to prepare a sectional zoning map to be added
to the City Zoning Map showing the changes hereby approved and
adopted.
SECTION 3.
The City Clerk shall certify to the passage of this
Ordinance and shall cause the same to be printed once within
fifteen (15) days after its adoption, in the Anaheim Bulletin,
a newspaper of general circulation, printed, published and circu-
lated in said City, and thirty (30) days from and after its
final passage it shall take effect and be in full force.
THE FOREGOING ORDINANCE is approved and signed by me
