AN ORDINANCE OF THE CITY OF ANAHEIM AMEND-
ING TITLE 18 OF THE ANAHEIM MUNICIPAL CODE
RELATING TO ZONING.
THE CITY COUNCIL OF THE CITY OF ANAHEIM DOES FIND
THAT:
WHEREAS, the City Council did adopt its Resolution
No. 71R-214 and 73R-151 determining that a change or
changes in the zone or zones hereinafter mentioned and des-
cribed should be made as hereinafter set forth, after duly
noticed hearings and receipt of the report and recommendation
of the City Planning Commission; and
WHEREAS, certain conditions and requirements were
made as conditions precedent to the making of a change or
changes of said zone or zones, which conditions have been com-
plied with.
NOW, THEREFORE, THE CITY COUNCIL OF THE CITY OF
ANAHEIM DOES ORDAIN AS FOLLOWS:
SECTION 1.
That Title 18 of the Anaheim Municipal Code relating
to Zoning be, and the same is hereby, amended by changing the
boundaries of the zones set forth in said Title 18 by adopting
a sectional zoning map or maps showing such change or changes
as follows:
That all of the area situated in the City of Anaheim,
County of Orange, State of California, described as follows,
to wit:
That portion of land included within Parcel 1 in the
County of Orange, State of California, of the land
conveyed to Louis E. and Margaret Elliott Nohl by deed
recorded October 6, 1943 in Book 1210, Page 501 of
Official Records of Orange County, California, said
land being within the land allotted to heirs of
Leandro Serrano, per map of Partition of the Rancho
Santiago De Santa Ana, recorded in Book "B" of Judg-
ments of the 17th Judicial District Court, Los Angeles
County, California, described as follows:
Commencing at the Westerly terminus of that certain
course shown as "S 80° 42' E 310.54 feet" on a map
filed in Book 11 Page 39 of Records of Surveys, Records
of said County, for the basis of this description said
certain course bears N 79° 47' 29" W; thence S 2" 59'
16" W 386.85 feet to the true point of beginning; thence
S 700 21' 46" W 246.46 feet to a point on a non -tangent
curve concave Westerly having a radius of 600.00 feet,
a radial to said point bears N 70° 21' 46" E; thence
Southerly along said curve 458.69 feet through a

central angle of 430 48' 06"; thence tangent to said
curve S 24° 09' 52 W 94.31 feet; thence S 650 50' 08"
E 28.10 feet to a tangent curve concave Southerly having
a radius of 812.00 feet; thence Easterly along said
curve 452.05 feet through a central angle of 310 58'
33"; thence tangent to said curve S 330 51' 35" E 115.00
feet; thence N 560 08' 25" E 608.32 feet; thence N 200
00' 00" W 333.40 feet; thence S 78° 26' 42" W 252.11
feet; thence N 350 00' 00" W 499.44 feet to the true
point of beginning.
now is R -A, AGRICULTURAL ZONE, that it be changed to and
incorporated in C-1, GENERAL COMMERCIAL ZONE, subject to the
following conditions:
1. That trash storage areas shall be provided in
accordance with approved plans on file with the office of the
Director of Public Works.
2. That fire hydrants shall be installed as required
and determined to be necessary by the Chief of the Fire Department.
3. That subject property shall be served by under-
ground utilities.
4. That drainage of subject property shall be dis-
posed of in a manner satisfactory to the City Engineer.
5. That in lieu of payment of the normally required
street tree planting fee, the owner(s) of subject property shall
plant at least the equivalent number of trees on his private
property at a minimum horizontal distance of 7 feet from the
abutting street right-of-way. Said trees shall also be planted
in the drainage easement area (excepting in the channel itself)
along Nohl Ranch Road along with other appropriate landscaping,
and the owner(s) of subject property shall submit to the City
Attorney an agreement to maintain all landscaping within said
drainage easement.
6. That Conditions Nos. 1, 2, 3, 4 and 5, above
mentioned, shall be complied with prior to final building and
zoning inspections.
SECTION 2.
The City Zoning Map shall be, and the same is hereby
amended, and the property above described shall be excluded from
the zone in which it is now situated, and incorporated in and
made a part of the zone or zones as above set forth, and said
City Zoning Map as amended is hereby adopted and the City Engineer
is hereby directed to prepare a sectional zoning map to be added
to the City Zoning Map showing the changes hereby approved and
adopted.
SECTION 3.
The City Clerk shall certify to the passage of this
Ordinance and shall cause the same to be printed once within
fifteen (15) days after its adoption, in the Anaheim Bulletin,
a newspaper of general circulation, printed, published and circu-
lated in said City, and thirty (30) days from and after its
final passage it shall take effect and be in full force.
